Laminate floors, carpet in bedrooms, spacious living room and dining room, newly remodeled bathroom, large backyard with raised garden beds, wifi, laundry on-site, and central forced-air gas heating. Back bedroom has a television with streaming apps and living room has an Apple TV with video projector and large screen.
The home is Located in Burbank Gardens neighborhood near downtown Santa Rosa, with entrances to Highways 12 and 101 a few blocks away. Ten minute walk to downtown, including Russian River Brewery, movie theaters, shopping mall, etc.. Juilliard Park five minute walk, and bike path three blocks away.
Juilliard Park and Luther Burbank Home and Gardens are four blocks away, and the bike path along Santa Rosa Creek is five blocks away – this bike path goes to Sebastopol and beyond.

You will have the house, including two or three bedrooms, one closet, dining room, living room, and kitchen. One room in the house is not included for your access, as it is used to store my personal things.
You will also have access to the front and backyard. There is a studio in the back which may be occupied other guests or myself, in which case we will all share the backyard.
Me or a caretaker may also occasionally water plants in the front and backyard.

The Burbank Gardens neighborhood is one of the oldest neighborhoods in Santa Rosa. It is a lovely place to stroll around, with small one and two story craftsman homes with beautiful gardens, and many trees.
Juilliard Park and Luther Burbank Home and Gardens (this is definitely worth a visit, or a picnic on a sunny afternoon) are four blocks away, and the bike path along Santa Rosa Creek is five blocks away – this bike path goes to Sebastopol and beyond.

House Rules:
- Guest is responsible for ensuring that the accommodation is left in the same condition as it was received upon check in.
- Guest shall be liable for any damages caused by his or her own acts and omissions (including and without limitation, failure to timely vacate the accommodation) and also for the acts and omissions of any individuals that Guest invites or otherwise allows into the accommodation.
- This is a tobacco free property. No smoking of cigarettes, cigars or any other tobacco products inside or outside of any of the buildings or anywhere on the property.
NUISANCE, DISTURBANCE AND COMPLAINTS FEE:
If an incident occurs requiring the designated contact to visit the house due to any complaints related to the condition of the rental or nuisance behavior of the short-term renters or their daytime guests or any other cause related to actions of the short-term renters or their daytime guests necessitating a visit by the designated contact, a fee will be charged to the guest in the amount of $300 for incidents during daytime hours between 9am and 5pm or $400 for incidents during non-daytime hours between 5pm and 9am, in addition to any penalties or fees from the City of Santa Rosa or other governmental entities and any costs related to repair of damages or cleaning. A list of fees from the City of Santa Rosa are listed below.
The following applies to rental periods of less than 31 days.
- Daytime guests are limited to no more than half the number of guests staying overnight (short-term renters) at any one time during the hours of 8 a.m. to 9 p.m. (i.e. 4 short-term renters limits the rental property to 6 people maximum during the daytime hours), per Santa Rosa City regulations.
- Maximum number of short term overnight renters is limited to eight.
- Quiet hours must be maintained from 9 p.m. to 8 a.m.
- Use of the property as an event space (wedding, corporate events, etc.) is prohibited, per Santa Rosa City regulations.
- Use of amplified sound outside is prohibited, per Santa Rosa City regulations.
- Recreational fires, firepits, outdoor fireplaces, barbeques/grills, and other similar items are prohibited.
- This property includes two dedicated parking spots in the driveway, and unrestricted street parking is available on the north side of Mill St and on other nearby streets.
Guests shall comply with the following requests and/or instructions:
- No smoking.
- Check in time is 3PM. Checkout time is 11AM.
- No shoes in the house.
- Occupancy is limited to eight people.
- Pets are not allowed.
- The hot tub is not for guest use.
- Do not use the wood fireplace. You can use the central HVAC system if you need to warm or cool the house.
- No burning of candles or open flames.
- Please turn off any unused lights, fans, heaters, air-conditioning, etc., when not in use, such as when you leave the house, sleep or checkout.
- Do not change the temperature limit settings on the thermostat. Contact the host if there are any issues regarding this.
- Replace any consumed items in the home.
- Replace or compensate for any broken or damaged items and notify the host immediately.
- You agree to turn off heating, cooling, fans, lights, projector and TV before you checkout or leave the house.
- You agree to lock all doors and windows before you checkout.
- You agree to keep all doors and windows locked when you are not in the home.
- No electrical vehicle charging without prior consent from host.
- Put recycling, food waste / compost and garbage into the appropriate receptacles. Separate receptacles are provided for recycling, compost and garbage, respectively.
- If you leave any items in the house, it is possible for me to ship them to you. - There is a minimum fee of $20 to cover my time handling this, plus the cost of packing and shipping.
- If phone chargers are provided, please be sure not to take them home with you. They are marked with the letter “N” to indicate they are mine. Thank you for being conscientious about this.
- A penalty will be assessed if these rules are not followed.
- Failure to follow all the checkout guidelines and house rules, including washing and putting away dishes, will result in a minimum charge of $100.
- By booking, you agree to indemnify and hold us harmless for death, injuries or failure of any amenities we may offer.
