Our private apartment we call "KASA Royal Palms" is a 6th floor, beautifully renovated, 2 bedroom, 2 Bathroom apartment w/ balcony facing the skyline.  “KASA Royal Palms” is brand new to the vacation rental market. The ocean front condominium is located on Ashford Avenue in the heart of Condado.

The apartment, on Condado Beach, is in the secure gated condominium of Condado del Mar.  This recently updated, bright 2 bedroom apartment provides sleeping for 4 in a Queen bed and private bathroom is each bedroom.  The kitchen includes refrigerator, 4 burner range with oven, microwave oven, toaster, coffee maker, dishes, utensils, pots, pans, glassware and silverware. We provide all linens, pillows, towels, bathroom amenities, iron/ironing board and hairdryer.  A washer/dryer is conveniently located in the kitchen closet.   Beach towels and beach chairs will be waiting for you!  The living room has streaming TV has all the streaming apps for those nights when you just want to stay in and watch Netflix or Prime after a beautiful day at the pool or the beach. All spaces are air conditioned and have high-speed WIFI.  Parking for one car is included. This beautiful apartment is in a SUPER location in the heart of Condado. You'll be able to walk to all the Condado restaurants, bars, CVS, Walgreens, liquor store and a full service 24/7 supermarket. Just 15 min from Luis Munoz International Airport, 10 min to Old San Juan, 40 min to El Yunque. UBER or taxi to anything around, Old San Juan, Isla Verde and Condado and beyond. 

We are nearby and and attend to our guests personally.

Condado Del Mar is beginning a much needed cosmetic renovation which should not affect your stay in any way.

Gated condominium between Ashford Avenue and the beach. 24 hour security. You'll have access to the entire apartment, as well as the heated pool and tennis court. You'll also have parking for one car in the underground garage.

Just over the bridge from Old San Juan and Puerta de Tierra, Condado is one of Puerto Rico's most fashionable places to call home. Sophisticated bistros and restaurants draw lively crowds at night, and the beach is always popular. Fine dining, eclectic fusion, international flavors... you'll find it all in Condado. Bangkok Bombay has, surprisingly, equally good Indian and Thai menus, and wicked lychee martinis. Yerba Buena is a lively place that brings Cuba to Condado. Condado's entertainment is centered on three main activities: shopping (see below), the Miami-like Condado Beach, and the casinos. Two of the area's top casino hotels in San Juan are here. Of all the casino hotels in San Juan, the Condado Plaza feels most like a Vegas property. It's the first hotel you come across as you enter Condado from Old San Juan. At over 12,000 square feet, its casino is among the largest in San Juan, featuring more than 400 slot machines, Blackjack, Craps, Roulette and Texas Hold-em (this is one of only a handful of casinos in San Juan that has Hold-em games). The neighborhood is also home to several small parks—urban oases that make for a pleasant break when you're out shopping. Additionally, there are plenty of outdoor activities, such as stand-up paddle boarding, yoga, and surfing schools in the area.

Public transportation is not regular, but you can get an Uber or taxi in minutes. You can walk to restaurants, mini markets, fast foods, supermarket, liquor store and enjoy the city.

STORMS and HURRICANE POLICY - No refunds will be given unless the National Weather Service orders mandatory evacuation; the day of the order we will refund any unused portion from the booking/ any reservation scheduled to arrive during said mandatory evacuation. No refunds are issued for rain or tropical storms as we have no control of weather and you are traveling to a tropical Island, after all. Cancelled vacation can be rescheduled according to availability.
KASA HOUSE RULES AND POLICIES:
A valid photo ID for every guest staying at a property must be submitted to KASA prior to check in.
The party making the reservation must be the registered guest and must be at least 25 years of age.
Third party reservations are not permitted. All properties are for the sole use of the registered
guest and the parties listed in the reservation. No parties or events without prior pre-approval
Check-in is any time after 3PM, Check-out is by 11AM
No smoking or smoking products, including vaping products, will be allowed at any property and
will result in a $500 penalty.
LOST ITEMS: $150 charge for lost keys, $75 charge for lost or damaged TV Remote and /or AC
remote, $150 charge for lost or damaged parking remote and/or lost or damaged parking tag if
applicable.
KASA is the host for your short-term stay. We reserve the right to cancel a reservation due to a
circumstance beyond our control. We will make every effort to provide a like accommodation or
provide a full refund or credit for a future stay.
Cancellation Policy: varies by booking platform (Airbnb, VRBO, Expedia, Booking.com etc.). Please
see the terms listed on your reservation.
Refund Policy: all refunds will be provided as a credit to the credit card on file within ten (10)
business days.
Reservation Charges: for reservations booked through Booking.com and its affiliates, 25% of the
reservation will be charged to the card on file at the time of reservation. The balance, 75%, will
charged to the card on file 30 days prior to check in. A damage deposit will be charged 14 days prior
to check in. Reservations through Expedia and its affiliates, VRBO and Trip Advisor will be charged
100% of the reservation to the card on file at the time of reservation. Reservations through Airbnb
will be charged by Airbnb, not KASA Vacation Rentals.
Room Tax: 7%
Property Fee: 12.5%
Cleaning Fee: $75 - $200 dependent on the property
Pet Fee - $150 if approved
Reservation Minimums: all reservations require a minimum 3-night stay. Holidays and long
weekends (such as Christmas, Thanksgiving, Semana Santa, Spring break, 4th of July, Labor Day
Weekend, Memorial Day Weekend, etc.) may require a minimum of 4 nights or more, please contact
the host prior to do your booking request
No Shows will be charged the entire stay and no refund will be provided.
Guest agrees to use the property as a vacation rental and shall obey all applicable laws. Only the
confirmed number of guests shall be allowed in any unit. Admittance of more guests than the
number listed in the reservation, shall be grounds for immediate termination of this agreement,
immediate eviction from the premises and no refund will be provided.
Quiet hours are 9 PM to 8AM. The guest shall not create noises or disturbances likely to disturb or
annoy the surrounding property owners. Creating a disturbance in the unit or the common area
shall be grounds for immediate termination of this agreement, immediate eviction from the
premises and no refund shall be provided. Any fines due to inappropriate behavior at the property
will be paid by the guest.
Outages: in the case of utility outages that are beyond the control of the host, no refunds or
compensation will be given for said outages, unless any outage extends beyond 24 hours. Any
refunds and compensation will be at the discretion of the Host. In the case of Wifi and/or cable TV,
no refund shall be provided for outages, speed of Wifi, cable content or personal preferences with
regard to Wifi and cable TV service.
Personal Items: any items left behind by the guest will be held for the guest, and every reasonable
effort will be made to contact the guest to return the items. If items are not claimed after 30 days,
they shall become the property of the host. The host shall not be held liable for condition of said
items.
No refund will be provided for shortened stays due to poor weather conditions, work and/or family
emergencies or other commitments. In the event of a natural disaster, a credit will be provided for
a future stay.
Vehicles: KASA is not responsible for damages made to your vehicle in the parking facilities of any
property.
Failure to follow these rules and regulations, as well as any and all property and government
regulations, in particular public health regulations, will lead to early termination of the
reservation without refund. The Guest agrees to pay all reasonable costs, attorney's fees and
expenses that shall be made or incurred by the owner enforcing this agreement.
LIABILITY WAIVER: KASA Vacation Rentals assumes no responsibility for lost, stolen, or damaged
items that belong to guests. This includes loses related directly or indirectly from natural events
such as floods, storms, hurricanes, or other "Acts of Nature". An incident such as fire, water, loss of
power (beyond our control), breakdown of cable or satellite company, internet company or with
equipment of machinery, acts of war, strikers, theft, pilferage, epidemics, quarantines, or
cancellation of airline travel, or any similar incident; KASA shall not be held liable or responsible for
any additional expense or losses sustained by the guest as a result of such incidents or occurrences.

Property is just as pictured. Clean and lovely condo within walking distance of many restaurants and activities. Property manager was very responsive to our only concern during our weeks stay.

Apartment is great. Very clean and spacious. The building is not in the best shape. Just kind of old. Pool is nice but limited seating. Beach access is perfect. You can walk really far and the beach is beautiful! The area felt safe but decent restaurants weren’t close by. Walk to grocery and some food. Area is busy with lots of cars and noise. Air conditioning blocks some noise. I would stay again because of the price and beach access.

Great location
The location is perfect right on the beach with the number of good restaurants within a 5-minute walk. The swimming pool is extremely large with the deep end of 9 and 1/2 ft. There is direct access from the pool to the beach with lots of white sand. The beds were extremely nice to the point where I was trying to see who the manufacturer was. The bed sheet tour of a good quality as well. Two things I like to see is host provided coffee and ice in the refrigerator and both were provided. The convenience store in the building provided from basic necessities including milk juice eggs and bread as well as a good cappuccino. It is a quick 12-minute Uber ride to Old San Juan.
