The Price includes:

- Zer0Dep Guarantee = You do not pay the security deposit on balance or on arrival and you have EuropAssistance coverage in case of accidental damage to the property during your stay (up to the maximum of € 1,500.00 and with the limitations provided).
- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

Podere Campotorno is located near the small village of Palazzone just a few kilometres from San Casciano dei Bagni, an historical borgo classified among the most beautiful of Italy and renowned for the extraordinary beauty of its thermal springs, which lies south of Siena and Monte Cetona. It stands in a silent secluded position on a hill 500 m above sea level with an amazing view over the immense green tableland that stretches to the horizon. The property lies within a recently renovated agricultural construction, composed of a main building and three annexes, all finely furnished and air conditioned, permitting large groups and families to have their own private space while, at the same time, sharing a common area consisting of a cosy, rustic living room with fully-equipped kitchen. The property is surrounded by a well-kept park with fruit trees, green lawns, living areas and a panoramic pool. Its position guarantees authentic moments in the beautiful countryside surrounding it and is, at the same time, perfect as a departure point for adventuring out as it is just 8 km from the A1 motorway exit of Fabro and so within easy reach of the most beautiful localities of Tuscany and neighbouring Umbria.

Interior:
The property is composed of a main building divided into various units, each with separate entrance and separate from each other, and three adjacent annexes. MAIN BUILDING. At the front is a French window leading into the common area composed of living room with wet bar, sofa, satellite TV, fireplace and dining area; from here three steps lead up to the kitchen. This area is served by a guest bathroom. Continuing along the outside, to the right, you come first to the entrance to a double bedroom with ensuite bathroom with shower and then, at the back, to the entrances to two, first-floor apartments. The first, reached up four steps, consists of a living area with kitchenette and two double bedrooms (one with divisible bed) with private bathroom with shower. The second apartment (up eleven steps) consists of a living room with kitchenette and a sleeping area on the second floor with a double bedroom (with divisible bed) and a twin bedroom (with joinable beds) served by a bathroom with shower. ANNEX 1: in front of the main building, it has two double bedrooms with ensuite bathroom with shower and a living room/kitchenette. On one side of the annex is the laundry room (with a bathroom with shower). ANNEX 2: next to the first annex, it is composed of a double bedroom with divisible bed and a bathroom with shower. ANNEX 3: near the pool, it consists of a double bedroom served by a bathroom with shower. Please note that Wi-Fi is only available in the main hall.
Air conditioning in all bedrooms (except in a bedroom in apartment 1) - in the common living space and in the kitchen
Park:
Podere Campotorno lies in the centre of an enclosed park of about 2 hectares which, in turn, lies within a green estate that extends for about 13 hectares, largely made up of woodland, arable land and an olive grove. At the end of the internal driveway that leads to the large parking area is a well-kept garden dotted with cypresses, olive and fruit trees and brightened by bushes of roses and lavender and tidy hedges. In this silent setting are various outdoor living areas, such as the pergola next to the entrance to the common area and the large stone barbecue, as well as various seating areas around the park which is completed by a large, attractive pinewood which is illuminated in the evening.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
Set in a stupendous panoramic position behind the main building which is about 30 m away, and reached across the lawn, the rectangular pool measures 5 x 10 m with a constant depth of 1.50 m. With a metal ladder for access to the water, it is illuminated, lined in PVC and has chlorine purification. Along the terracotta-paved border and in the surrounding lawn is the sunbathing area with sunbeds, little tables, umbrellas and a gazebo with sofa and armchairs. The area is illuminated and there is a cold-water shower. It is open from the last Saturday in April until the first Saturday of October.
