This is a neat, updated, modern home in an established, family friendly neighborhood. The community park and basketball courts are just a short walk down the street. Outside the neighborhood, it's less than 5 miles to a plethora of dine-in and fast food restaurants, shops, grocery stores, and entertainment choices! The home is equipped with free Wi-Fi and Roku TV for at-home entertainment as well.
This home is 10-15 minutes drive from Seaworld, and 20-30 minutes away from Lackland Airfoce Base, UTSA, The Rim, The Shops at La Cantera, and Downtown San Antonio (Riverwalk, The Pearl, and The Alamo). You could also visit the San Antonio Zoo, Japanese Tea Garden, and Botanical Gardens, and make it back home in time for dinner!

The following Rental Agreement is required to be electronically signed via an electronic Form by all persons booking a reservation at this property. Home access and wifi information will not be provided if electronic form is not properly submitted and received.

【 HOUSE RULES AND POLICIES 】
• A $300 refundable damage deposit will be charged for your booking. This deposit will be automatically returned to your original payment method (see https://help.vrbo.com/articles/About-refundable-damage-deposits) only if no there are no damages, missing items, or broken policies as described further. Please allow a minimum of 14 days for the deposit to be returned by VRBO.
• The reservation holder must electronically sign the Rental Agreement via Google forms. Home access information will not be provided until the Rental Agreement has been signed and agreed to.
• Minimum age to book a reservation: 27 years of age+ ; person booking the home must be one of the main guests staying in the home.
• Government Issued Photo ID may be required for check-in. The Property Manager will inform you if an ID is required; common reasons for requiring an ID includes but not limited to: if your profile has 3-star rating or less, or if this form has not been submitted before check-in. ID must be valid; ID name must match name on the reservation.
• No smoking is allowed on the property. Traces or evidence of smoking on the property will result in forfeit of your deposit.
• Please do not park your car(s) in such a way that blocks the sidewalk, any driveway openings, or mailboxes.
• Any complaints, violations, fines, incurred by you and/or your party during your stay will result in forfeit of your deposit, and you will be responsible for any fines/violations incurred during your stays- owners/property managers will not be held liable.
• 7 guests maximum allowed to stay on the property. If more people are staying at the home than the maximum allowed, this will result in forfeit of your deposit and extra fees will be added to your booking.
• No events, parties or large gatherings are allowed on this property. Hosting an unauthorized event, party, or gathering at the property will result in forfeit of your deposit, and penalty fees will be added to your booking, and you may also be subject to eviction.
• If the property is left in excessively unclean/poor condition per property manager's discretion, your deposit will be forfeited.
• Any property damage or missing items will result in forfeit of your deposit. If the cost to repair or replace the item(s) damaged is more than the deposit amount, additional fees may be charged.
• Removing, covering, or repositioning any of the outdoor surveillance devices or smoke detectors will result in forfeit of your deposit. May also result in property manager going to the home during your stay to return the devices back to their original state.
• Bringing unapproved dogs will result in forfeit of your deposit. See Pet owner rules & policies below for details.
• Please refrain from rearranging any furniture to avoid risk of damages.
• Please do not remove mail from the mailbox, and please do not have mail delivered to the property. An attempt will be made to Return to Sender if any packages are received at this address after your stay, but will otherwise not be mailed/forwarded to you; it is not the responsibility of the owner/property manager to compensate you for packages delivered to this property that you did not receive. For long-term stays, consider renting a PO box to receive mail, and look into other pick-up/delivery methods for online shopping orders.
• The owners and property managers are not responsible and will not compensate for any physical damages or loss of your items, and will not be held liable for bodily injury, illness, or expiration incurred during your stay due to reasons including but not limited to: one’s own negligence and mistakes, horseplay, weather, other natural and/or unnatural causes unrelated to the physical condition of the house/appliances/furniture as it were prior to you arriving at the property.
【 DISCLOSURES 】
• Refund policies: 100% refund if cancelled 14+ days before check-in, 50% refund if cancelled 7-14 days before check-in, No refunds if canceled within a week of your check-in.
• This rental provides only lodging, wi-fi, and basic living necessities. There are no other extra services provided during your stay (no housekeeping, landscaping, food, shuttle/taxi, delivery, streaming sercices, etc).
• San Antonio has a city ordinance for quiet hours: 10 p.m. to 6 a.m. Sunday through Thursday, and 11 p.m. to 6 a.m. Friday and Saturday.
• For our neighborhood/community’s safety and peace of mind, the immediate neighbor(s) of the property may be notified when there are guests staying at the property.
• 2 Security cameras are installed on the outside of the house: 1 smart video doorbell monitoring the front door facing the front yard, and 1 camera above the garage facing the driveway and front yard. Cameras are motion activated and record video and sound.
• These cameras are for security surveillance, for your safety and to protect the property. Any recordings will be stored for up to 14 days after your check-out date, then deleted.
• There are no cameras/devices monitoring nor recording the interior of the home.
• The Smart Video Door Bell may be used as part of check-in method to validate identity of the reservation holder.
• Refrigerator icemaker has been disabled due to leaking, but cooling, freezing and water dispenser functions still operate as normal.
• The home uses a keyless entry smart lock; your front door access code is unique to your stay and will be active at exactly 4PM on your check-in date, and deactivated at 11AM on your check-out date.
• The smart lock installed on front door notifies property manager when it is locked/unlocked. It is linked to an app that keeps a text-only activity log for all lock/unlock events.
• The home’s guest wi-fi password is unique to your stay and will be deactivated at 11AM on your check-out date.
【 PET RULES AND POLICIES 】
• Please message us before booking your stay, or if you have already booked we will ask you to confirm your pet's breed (or weight), age, and possibly provide a picture of your pet.
• Owner/Property manager must approve your pet's stay.
• If we do not receive a message or a response from you regarding your pet(s), your pet(s) would then be considered unapproved and if brought to the property would result in forfeit of your deposit, or your booking may be canceled, per Owner/property managers' discretion.
• Your message/response will not guarantee your pets’ approved stay in the house. Approval is per property manager’s/owner’s discretion.
• We allow small dog breeds (under 20-25lbs), at least 2 years old, and are kennel/potty trained
• Maximum 2 pets per stay
• If your dog(s) do(es) not fit the above description, please plan ahead and possibly make other reservations for your dog(s) at a pet lodging/boarding location.
• Please do not allow your dog(s) on any furniture.
• Please keep your dog(s) in their kennel while you are away.
• Please pick up your dog(s) feces after they relieve themselves outside.
• Any damages or trace of feces/urine in the home will result in forfeit of your deposit.
【 CHECK-IN AND CHECK-OUT PROCEDURES 】
Check-in procedures: Check-in is at 4PM. Property manager will inform if an ID is required for check-in.
• If no ID is required, the access code will be sent to you the day before your check-in date and you may check-in any time after 4PM.
• If an ID is required, you will be asked to present your ID to the property manager via the smart video doorbell camera, after which you will receive the access code in your Vrbo messages.
Check-out procedures: Check-out is at 11AM. We kindly ask to:
• Send us a message that you have checked-out and left the property by 11AM. (If no check-out message is received by 11AM, we will assume you have vacated the property.)
• Trash items are in any of the various trash bins
• Remotes are placed back on their respective cards
• Used dishes/utensils/kitchenware are rinsed – can be left in sink or in open dishwasher
• Used towels are gathered in one spot
• Lights, electronics/appliances, and TV are turned-off
• Thermostat is set back to 78°F (Cool) or 65°F (Heat)
• Garage door is closed
• Back/front doors are locked
By electronically signing and submitting the Rental Agreement form via Google Forms, you confirm that you have read, understood and agreed to all rules, policies and disclosures as outlined in the form.
