The Tack Room at High Forest Cottages is a stunning three bedroom, two bathroom cottage in the peaceful North of the New Forest. It can accommodate up to eight people. You will love staying here with your friends or family, enjoying long walks in the Forest or visiting one of the quaint Forest villages. Returning after a day exploring, you can enjoy cooking together in the spacious kitchen and having long leisurely meals around the large dining table, before relaxing in front of the fire.
Nestled in the ancient North Ridge of The New Forest National Park, The Tack Room at High Forest Cottages provides a peaceful hideway to relax and enjoy the unique beauty of the forest.
Situated within the forest boundary, inside the cattle grid areas, our regular visitors include the famous ponies and cattle that make the forest such a stunning wildlife environment. Whilst deer are a rare sight, we often welcome a small herd into the paddocks outside The Tack Room, to enjoy some free grazing!
The Tack Room is a beautifully decorated and furnished three bedroom cottage, with its own private garden and gorgeous views across our paddocks and the forest beyond.
The open plan living space has comfortable sofas, a wood burning stove, TV and BD/DVD player. There are books, games and toys for your use.
The kitchen and dining area are open plan to the living space and the kitchen has everything you need to cook lovely dinners, if you don't want to head to one of the many lovely pubs in the area. It has an electric hob, oven and microwave, dishwasher and fridge freezer. Dishwasher tablets, washing up liquid, cleaning products, dish cloths and tea towels are provided. Milk, coffee, tea and sugar are provided on arrival. The spacious dining table seats eight comfortably.
Two bedrooms have a superking size bed, which if you prefer can be set up as two single beds, the third bedroom has a comfortable king sized bed. We provide high quality towels and bedlinen for each of our guests. There is plenty of hanging and shelf space for clothes and other belongings in each bedroom.
The spacious family bathroom, has a lovely showerbath, toilet and basin, with plenty of storage space for your own toiletries. Additionally there is a stylish shower room, with walk in shower, basin and toilet.
For our young guests we can provide travel cots, high chairs, an electric steriliser and playmats. The kitchen is supplied with bowls, plates, cups and cutlery suitable for toddlers. Being parents of twins ourselves we fully appreciate what travelling with little ones involves and would like to do anything to make going away easier! If you have any special requests, please do ask!
The Tack Room is self-contained and all on one level. It has a private garden with seating area and parking for at least three cars. Guests will have access to a shared guest laundry with washing machine and dryer. There is a log store to stock your log basket just in case you run out!
Due to the current pandemic we provide a contact free check in through key lock boxes. On the day of arrival we will send the code and location of the key lock box to you. We live on site so will be available if you have any questions.
We would love to welcome you to our piece of paradise. We have both given up successful careers in London since our twin boys were born in 2013. We moved to the New Forest at the end of 2014 and just love welcoming guests to our beautiful holiday cottages. We have five cottages in total and welcome larger family or friend groups wishing to use multiple cottages for a special event or annual holiday together.
We are pretty much in the middle of nowhere, with only a small holding as neighbours. Cross the road and you will find open heathland, forested areas, small rivers and plenty of wildlife. There are lovely of paths to explore for an early evening stroll or a proper hike. You can bring your bikes or hire them locally and explore the extensive off road cycle network in the Forest. Road cycling is very popular too and there are regular races held.
There are plenty of pubs nearby which serve good food and serve good beer. There is a little village shop 2 miles away, and bigger supermarkets a little further away. You are more than welcome to get online shopping delivered after your arrival.
You are most likely driving to the accommodation, although a taxi from Salisbury, Brockenhurst or Southampton stations is an option. A popular option is to cycle from the property, so feel free to bring your bikes. Alternatively, you can hire bikes from a number of locations in and around the forest, and many will deliver to your property. And, of course, there is walking directly from your doorstep, with miles of forest and heath to explore.
Terms & Conditions
1 THE CONTRACT
1.1 The Contract for a short-term holiday rental will be between the Owners of High Forest Cottages (referred to as “us” or “we”) and the person making the booking and all members of the holiday party (referred to as “responsible person”, “you”, “your”, “guests”) under the following booking conditions. English law will govern the Contract. The Contract will be subject to the booking conditions in this document, and must be complied with.
1.2 The online booking and payment of the booking deposit or full payment forms the contract between us.
1.3 The person whose name is on the booking (referred to as the “Responsible Person”) agrees to take full responsibility for ensuring that all the following Terms and Conditions are adhered to by all members of the party. The Responsible Person must personally stay at the accommodation throughout the holiday and be at least 18 years of age at the time of booking. (see also para 4.3)
1.4 The names, addresses and ages of all members of the party must be shared with the Owners on request.
2 BOOKINGS & PAYMENT
2.1 Bookings made through Online Travel Agents (e.g.Airbnb, trip advisor) will be subject to the booking and payment conditions as outlined at the time of booking.
3 CANCELLATION
3.1 Cancellations must be immediately notified to through the online booking portal used to book your stay.
3.2 The cancellation terms are as outlined at the time of booking through your Online Travel Agent.
4 TERMS OF USE
4.1 The property is let to you to occupy as short-term self catering accommodation, and the booking agreement confers the right to occupy the house for the agreed period only, and cannot be defined as a private residential tenancy or assured tenancy (as described in Housing Act 1988).
4.2 You undertake to use the property solely for its purpose as self-catering accommodation and to accept the Owner’s right to refuse access to the accommodation to any person, whether the Responsible Person or guest of the Responsible Person, deemed unsuitable.
4.3 The Responsible Person who makes the booking must personally stay in the accommodation throughout the holiday and is solely responsible for the whole party. Assignees and sub-tenants are prohibited. Any agent or third party wishing to make a booking on behalf of a guests MUST seek the express agreement of the owner BEFORE making the booking, otherwise the booking may be cancelled at the owner’s sole discretion.
4.4 Causing a nuisance or disturbance to neighbours or any unreasonable behaviour may result in the Owner requiring the Responsible Person or their guests to leave.
5 COVID-19
5.1 You and the members of your party are required to adhere to the government Covid-19 guidelines in force at the time of your stay. If you or someone in your party develops symptoms during your stay, you are required to contact the owner immediately. If you decide to self-isolate in one of our cottage you will be charged the normal nightly rate advertised at the time plus an additional £500 to cover the additional costs incurred for cleaning etc.
5.2 Visitors are not allowed on site or in your cottage during the pandemic.
6 PETS
6.1 We welcome guests with dogs in Stable Cottage, The Hayloft and The Barn only. The additional fee for dogs is £20 per booking for up to two dogs, please contact us if you would like to bring more than two.
6.2 The following rules apply:
• dogs are allowed anywhere in The Barn and Stable Cottage and downstairs in The Hayloft, but not on the beds
• please clean muddy paws after forest walks (please bring your own dog towels);
• please bring your own dog bowls, dog beds etc
• dogs must be toileted outside our gates, dog waste must be bagged and deposited in our black bins;
• dogs under one year must be crated or be kept in the vestibule area at night;
• dogs must be kept on leads outside of the enclosed garden;
• any damaged caused by your dog will be charged.
7 CARE OF THE PROPERTY/DAMAGES & BREAKAGES
7.1 Smoking is not allowed in our cottages for reasons of fire safety and the comfort of other guests staying at the cottages.
7.2 You are responsible for the property and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. You must leave them in the same state of repair and in the same tidy condition at the end of the rental period as at the beginning. You are legally bound to reimburse us for replacement, repair, or extra cleaning costs on demand. (We appreciate accidents will happen and won’t charge you for breaking the odd glass or plate.) Please let us know immediately of any damages, mishaps, loss or breakages as soon as possible, so we can rectify this for you and future guests.
7.3 You undertake the leave the property secure if left unoccupied during the period of let.
7.4 You must not use the properties for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner, other neighbouring properties, livestock or farming activities.
