Stunning top floor duplex apartment overlooking the sea, perfectly situated in Saint-Raphaël on the Cote D'Azur between Cannes & St Tropez, only 45 minutes from Nice airport.
The apartment is spacious, light and well equipped, on the 3rd & 4th floor offering accommodation of 65m2 and spectacular views from both the East and West terraces in a well established, gated residence with access to the beautiful, pentagonal swimming pool.

The apartment offers panoramic sea views and is 50m to shops & amenities and minutes to the nearest rocky and sandy beaches.
Pool and Beach towels can be rented for €5 each, payable upon arrival, as bath towels are not to be taken to the pool or beach.
The third floor entrance opens into a hallway with W.C, separate bathroom, hanging wardrobe space with room for suitcases and onto a bright, large bedroom with kingsize bed or two singles, (with new mattresses) as required. There is a new air con unit, an 8 drawer chest of drawers for clothes and a West facing balcony with loungers and views across the bay.
The fourth floor ( accessed by stairs only) has the kitchen and a dining area with table and four chairs. The open plan lounge has a new Smart LED TV with Livebox 5, DVD & CD players, games, toys & books, two armchairs and a large sofa. (The sofa bed opens into a comfortable double bed.) A cupboard with storage for clothes. A large West facing terrace with garden furniture leads off from the lounge with panoramic sea views of the port, the bay of Saint-Raphaël and across the sea to St Tropez.
There is a well equipped kitchen with new induction hob, microwave combi-cooker, new Nespresso machine, fridge/freezer, dishwasher & washing machine and a door leading onto a large East facing terrace, with garden furniture.

The lounge and bedroom both have electric roller shutters which can be used at night or on hot days to keep the apartment cool.

The fabulous swimming pool (open to members only) is set in an elevated southerly position in the gardens with views to the sea and Port Santa Lucia. Pool passes are available for all guests. It is open during the summer months generally from early May to October but this can vary.

The Residence is maintained to a very high standard, clean and bright with well lit communal areas. There is an allocated secure parking bay behind the property. The apartment is in a perfect location with a wide range of activities available locally including; fishing, diving, horse riding, kayaking, sailing, water skiing, hiking and swimming, or you can relax on one of the three terraces with a cool drink and enjoy the sea views and the Esterel mountains.
Max occupancy is four people, two adults and two children. Long term renters welcome.
Pool rules are clear and simple and should be read and observed for the benefit of all users.
End of stay cleaning fee is €60 and payable upon arrival, by all guests, for a deep clean between stays.
Rentals run from Saturday to Saturday with Check-in from 16h to 18h
No late check-ins.
Check-out by 10.00h to ensure time for deep clean between bookings.
No Smoking and No Pets at the property.

Great location
The apartment is great, comfortable and with everything you need. The view of the bay is fantastic. The thing we liked most is the location, across the road from the marina, with shops, takeaways and a great selection of restaurants also some great walks around the coast. Once there you really don’t need a car. Jane and Christine always responded to messages.

Fantastic base for a relaxing holiday. Great local restaurants
This place is even better than we had expected or hoped for. The apartment was amazing - really nicely decorated, clean, spacious, and with everything you could possibly need. The best bit was the terraces (all 3). One from the bedroom, so you can wake up to views of the sea; one just off the kitchen which gets all of the morning sun (perfect for a croissant from the boulangerie across the road); and the main one with views into St Raphael, Santa Lucia Harbour, and out into the distance towards St Tropez - with sun until sunset and very private (not overlooked) it is perfect for a day's relaxation. Well situated for exploring the local area. We had a car (there is a designated parking space included with the apartment) but didn't really need it as it's easy to get a train to many of the other coastal towns. Another bonus was how good the local restaurants are. Across the road in Santa Lucia Harbour, there are over a dozen restaurants with very reasonably priced and good quality 3 course menus. You need to book for weekends. We tried Le Coelacanthe which was excellent, and Les Voiles (a Michelin Bib Gourmand restaurant) which was outstanding but still around 30 euros for 3 courses! Thanks very much to Jane (owner) and Christine (housekeeper) for facilitating an excellent holiday.

Beautiful apartment with stunning views
Very comfortable, welcoming and well equipped apartment where we felt very relaxed straight away. It is well located for seafront walks, restaurants, bars and local shops, with a lively but calm atmosphere, and also for exploring the amazing Cote d'Azur. The pool was great and everyone we met on the complex was friendly. Service and information provided from Jane and Christine was excellent. Would thoroughly recommend and hope to return.

A very quiet, comfortable apartment in an older, but well-run and maintained complex, the perfect distance from the "biz" of the centre of town. The apartment is also exceptional in how thoughtfully and completely it's supplied. Super-convenient access to transport, shops, and many restaurants at Port Santa Lucia, across the street. The 3 terraces and the views are a real gift! All appliances worked like a charm, and the bed and shower were great. The Cote d'Azur has never disappointed in the many visits we've made over 5 decades!! What a privilege to be able to enjoy it again from such a great vantage point. Le Mexico
Le Mexico is a real gem with the wow factor. The apartment is very comfortable and well equipped. The sea views from the terraces across the marina are beautiful. It's proximity to Port Santa Lucia just across the road is a real bonus having a good supermarket, nice variety of restaurants and boulangerie. The walk into the centre of St. Raphael along the long promenade is very attractive with it's beautiful gardens on one side and the sea on the other. We have no hesitation in recommending this lovely, well maintained property.

Great Holiday Location
Together with my husband and two daughters, we had a gorgeous week in this apartment. The location is perfect with a sea view and convenient for shops and beach. It is fantastically well equipped and the swimming pool is a joy. The owner was extremely helpful and answered all queries very promptly. The onsite contact, Christine, was also really helpful and kind in providing all necessary information. We have no hesitation in recommending to other visitors.

Lovely Apartment in Perfect location
We stayed 2 weeks at Le Mexico and found it to be everything we needed for a comfortable and relaxing holiday. The lication is great - restaurants, bars, a supermarket selling everything we needed and a fresh fish shop just across the road. Good train and bus links to all areas along the coast and a 1.5km walk into St Raphael centre for more shops and restaurants. Lovely sandy beach nearby and a pebble beach just along from the harbour. We'd definitely recommend staying at Le Mexico as it's quiet, has a great pool and is close to all amenities.

nicely appointed apartment with beautiful views (& sun) all day long
we stayed in Le Mexico September 2017, this lovely duplex apartment has 3 terraces and you really feel the sun all day long. The apartment is very well appointed with all the comforts of home and the Santa Lucia port area with shops, bars and restaurants are just a few minutes walk away which was very handy. The view from the terrace over the port area is stunning and memorable. We enjoyed the walk along the waters edge to the main centre of town which was a lovely stroll - Thank you Jane

Appartement conforme à l'annonce. Il était même bien au-delà de nos attentes par la qualité de la relation avec Jane, la propriétaire, et par celle de l'accueil bienveillant de Christine sur place. Les nombreuses marques d'attention de la propriétaire, tant dans le petit cadeau de bienvenue que par la fonctionnalité du logement dans lequel tout à été pensé pour que l'on se sente chez soi (ou chez des amis proches, car on ne manque de rien) ont contribué à rendre notre séjour d'une semaine très agréable. Une adresse à recommander sans aucun doute.

Ein schöner Urlaub in einer schönen und sauberen Wohnung

So ein schöner Meerblick, wir möchten bleiben!
Wir fanden die Terrassen mit Blick aufs Meer und die Bucht unwiederstehlich schön. Den Ostbalkon haben wir zum Frühstück genossen, vom Bett aus war Blick auf die Bucht. Schöne Maisonettewohnung, freundlich eingerichtet, alles da, was man braucht. Bahnhof 20 Minuten zu gehen, Bus entlang der Küste hielt dort, aber nicht so oft am Tag. Läden, Boulangerie, Restaurants alles vor der Wohnanlage.

Mooi appartement gelegen op een ideale plaats
Het appartement was tip top in orde !! Rustig gelegen aan de haven van Santa Lucia. Het voordeel van de terrassen was dat je altijd in de zon of schaduw kan zitten. Heel vriendelijk onthaal van Christine. Zij legde alles zeer goed uit. Wij komen zeker nog eens terug !!

Un bel endroit, bien équipé et idéalement placé
L'appartement est lumineux, au 2 derniers étages dans une aile calme de l'immeuble. Il est très bien équipé, idéalement placé devant le palais des congrès et la marina et suffisamment près du centre avec un peu de marche, sans en subir les nuisances. Commerces accessibles à pied, en face de l'immeuble. La route menant à la Corniche d'Or et à l'Estérel est au pied de l'immeuble. Cet appartement est conforme à sa présentation sur le site web, sans mauvaise surprise. Jane, sa propriétaire, fait le maximum pour ses locataires. Merci à elle et à la personne qui nous a accueillis avec efficacité.

under the October sun
We have spent two weeks in this very nice flat with a great view on the Saint-Raphael bay. It is perfectly located close to the Santa Lucia harbor with its restaurants and a convenient food store. Several beaches and beautiful creeks can be found within walking distance. All this make it an ideal hub for plenty of activities.
