Absolutely loved my stay here. I had a top floor room with windows on each end, which made for a gorgeous view. Watching the sunset from this room will be a memory I will never forget . The room had beautiful bedding and a bath tub which is always a plus. The bed wasnt the most comfortable but it wasnt too much of a problem. I would definitely stay here again if I am lucky enough to come back to Rye!

Alex was a great front man. The breakfast is a little muddled when busy. Could be warmer in communal areas. Room had rather a lot of black mould inside the windows, hard when single glazed. Otherwise room was charming.

You are playing a lottery here with room allocation. Will you get one which has already been refurbished or are you going to get something which was last redecorated in the 1980’s? We had 2 so called deluxe doubles, rooms, 1 and 4 and both were in need of full redecoration with, for example, the curtains falling apart from long use in room 1 and the decor in both tired and dated. On the plus side they were large and the beds comfortable. In the public facing area, the space has already been renovated and it is smart and stylish. The hotel is very well located.

The hotel standard was well maintained, cheerful and helpful staff, breakfast was plentiful, our room was clean and well serviced, our only negative was the car parking, having to use an app, not everyone has a smart phone! Eight pounds a day is too expensive. We would come again.

This was in a very convenient place, had very well equipped and comfortable rooms, and the staff were friendly, kind and helpful. We had an excellent breakfast - there was a good range of food on offer, and we had the best kipper we had ever tasted! We also appreciated the advice to eat at The Lookout's sister hotel, and had a splendid meal there too. Altogether a very good stay, and we would heartily recommend this hotel. S and S, Bromley

A fantastic location with very friendly staff. However the hotel could do with some refurbishment as generally looked a bit tired (stained carpets, dirty walls, cracked mirror).

Friendly staff and great location next to Rye high street. Private parking in the small hotel carpark, though £8.30 only covers to 1pm the next day (regardless of what time you arrive). There’s not much parking in Rye so this was a great bonus. Room was nice and so was breakfast. All sorts of self-serve coffee options, including decaf and oat milk options (though those with dairy allergy would not be able to use the machine, as the oat milk pours from the same spout as dairy milk). Overall, a great place to spend a few days relaxing and exploring Rye and surrounding areas.

Great hotel and location for centre of Rye and its surrounding attractions via the bus station - 313 bus to Rye Harbour, 10 minutes and Stop B for Camber Sands, 15 minutes. Hotel was lovely and staff friendly and helpful. Room No1 was very spacious for 2. Great tea/coffee facilities, hairdryer and ironing board/iron if you so wished. The room itself needed updating and redecorating and the curtain was torn. The furniture was damaged and dated. The dressing gowns and cushions needed a dry clean as they had a musty smell and the carpet a deep clean. However, the bed was comfortable and clean. A good size SmartTV which was welcoming. The cooked breakfast was good along with the continental breakfast.

Very tired regarding decor. We had a king room which was large but in need of an update. Carpet had seen it's day, grubby and worn. Room had a large balcony overlooking car park but exterior window and balcony woodwork was rotten and it real need of repairing and painting and decking boards needed a lot of TLC. Walls in room had areas that needed attention. Bathroom was clean but wooden bath panelling should be replaced as looked bad along with missing and broken beading around the edge. Wooden room furniture was old fashioned and tired. Top of wardrobe hadn't been dusted. It is nowhere near as good as pictures show. On a positvie note, breakfast was very good. Lovely clean bedding and plush towels were provided and the added touch of dressing gowns. Overall disappointed.

Central location.
Very central location. Comfortable and clean room but decor and furniture a bit tired. Pipes from plumbing rather noisy throughout day and night. Staff were very nice. A problem with a broken hot drinks machine at breakfast so no teas or coffees. (No suggestion of a kettle being boiled to rectify the problem but when I asked they did let us take milk, teabags etc to our room to make our own hot drinks to have after breakfast)

Great, but no air conditioning or fan
The hotel was great but I came on the hottest day of the year and the hotel has no air conditioning or fan system so it was quite stuffy. Otherwise, an excellent experience.
