-EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation cover due to lockdown = It protects you and your travel companions in the event that you are forced to cancel your stay in the 30 days prior to the scheduled check-in date, due to the occurrence of Covid-19 epidemic containment measures officially imposed by the Governments/competent authorities.

Villa Sylva is a house of the 70s, stylistically linked to that period in which the Roman bourgeoisie flaunted opulent tastes in the choice of second homes: marble, parquet, boiserie, crystal, brass, carpets, collections. The villa once belonged to the famous actress Sylva Koscina whose photos and portraits are present in the various rooms; the current owner has maintained the original mood of the diva's choices: crystal Murano chandeliers, boiserie ceilings, floors in terracotta and parquet, marble stairs, brass Liberty railings, bathrooms in Tuscan Pietra Dorata and Vietri tiles, fine wood fixtures, antique furniture, showcases with collections of crystals and porcelain. A fascinating and particular setting within an exclusive park, just a stone's throw from the centre of Rome which is easily reachable in 20 minutes thanks to the bus stops and local train station (Sassone) just 1 km from the villa. From Villa Sylva, thanks to the nearby Via dei Laghi, you can easily explore the extensive area of the Castelli Romani, a vast park crowned by the peaks of the Alban Hills, rich in archaeological remains and beautiful nature trails, also renowned for its great gastronomic tradition and for the fine production of white wines. Sports enthusiasts will find nearby tennis courts, riding stables and the prestigious 18-hole Country Club Castelgandolfo, designed by the famous architect Robert Trent Jones and obtained from the basin of an old volcanic crater and cloaked by a suggestive frame of age-old olive trees and maritime pines. Shops and services can be found in Ciampino and Marino just 4 km away.

Interior:
Villa Sylva has three floors. From the courtyard, the main door opens into the dining room on the ground floor with exit to the portico used as an outdoor sitting room a few metres from the pool. Next to the dining room is the fully-equipped kitchen with independent exit to the courtyard. From the kitchen a hallway leads to a bathroom with shower and to a double bedroom. An open-plan area with dining room and a first sitting room contains an ornamental fireplace and a games table which is reached up 4 marble steps; from here we go to to the dressing room leading to a double bedroom and a bathroom with shower. Going back to the first sitting room, a series of ups and downs of 12 steps leads to the second sitting room with TV and sofas, located at a lower level than the rest of the floor. From the first sitting room, a marble staircase leads up to the study on the first floor where a portable wooden ladder allows you to go through the shuttered windows onto the balcony. The dining room, the sitting rooms and the study are all open-plan. From the ground floor, behind the portico, an external staircase leads down to the entrance to the basement consisting of a bathroom with shower and washing machine and a room with double bed. At the end of the car park, a stone ramp leads to the DEPENDANCE with a double bedroom and ensuite bathroom with shower. There is air conditioning in the three bedrooms and in the dressing room.
Park:
The park and garden for the exclusive use of guests, completely enclosed by stone walls, chain-link fencing and tall hedges to guarantee privacy, extends over 3000 sq m of rich terrain with shrubs, bushes of herbs, colourful potted plants, palms, pines, larches, cypresses, laurels and olive trees. The garden includes areas of manicured lawn shaded by large maritime pines with stone benches and a romantic well (with closed-off bottom), also in stone. The property is accessed through both a vehicle and a pedestrian gate, past which is the 3-car open-air parking area, at the end of which large stone steps lead to an uncovered terrace with large-barred railing which overlooks the vegetable gardens below (typical of the Castelli area). Between the parking area and the villa is the ANNEX with a wisteria-covered pergola, dining table, brick-built barbecue and a large, bright and fully-equipped internal kitchen with ornamental fireplace, TV and dining table: perfect for summer meals.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The exclusive swimming pool of Villa Sylva is immersed in the green park, 8 m from the portico of the villa and on the same level as it. The pool is the work of the famous engineer Pier Luigi Nervi, lined in PVC with a travertine edge and with internal lighting, chlorine purification and 6 steps for access to the water. An irregular octagon shape, with a perimeter of 50 m and a surface area of 100 sq m, the depth varies from 110 to 180 cm. The solarium area, paved with cobblestones and illuminated, is equipped with sunbeds, deck chairs and a solar shower. Large maritime pines provide natural shade for the pool and solarium. The pool is open from the last Saturday in April to the first Saturday in October.
Pets: Yes (they cannot enter the pool). € 50.00 per animal per week. Acceptance of animals to the facility must be previously authorised by the owner upon communication of the number of animals, size and breed.
