The penthouse is distributed in 2 bedrooms, one with a double bed and a bathroom, the other is a living room with a kitchenette and a sofa bed. All around there is a panoramic terrace overlooking Rome. It is possible to eat outside with the barbecue. On the terrace there are play equipment for children and adults, such as table football. Outside there is a sink and a shower. Hammocks and sun beds are offered for sunbathing.


Ideal for those who want to spend an unforgettable stay one step away from all the beauties of Rome.

The apartment is distributed over two bedrooms, one with a bathroom and a living room with kitchenette, the sofa bed, is comfortable and spacious. In the center a large entrance allows you to have breakfast. All around, it is surrounded by a revolving terrace and offers a view from the Castelli Romani to Montemario, passing through views of the beauty of Roman roofs.

An impeccable panorama of the eternal city will leave you breathless.

The penthouse is located and just a few minutes walk from the Basilica of San Giovanni and the Scala Santa. Colosseum, Roman Forum, Piazza Venezia, are very close.

The neighborhood is very central, offering a very commercial street like the new Via Appia, and excellent connections to the historic center. There are many restaurants of various ethnic groups, pubs, pharmacies, cinemas and anything else you need. A grocery is just below the ground floor of the building.
San Giovanni is one of the most populated districts of Rome, characterized by the Lateran Palace and the famous Basilica of San Giovanni in Laterano.
Area known throughout Italy because in the main square in front of the basilica, every first May, the famous concert is held, which sees on the stage a large number of Italian and foreign musical groups.
Next to the basilica is the Scala Santa, which according to tradition is composed of the 28 steps that would be those traveled by Jesus to go to Pontius Pilate. On the top of the staircase is the chapel called Sancta Sanctorum which houses some of the most important Christian relics.


Connections with stations and airports are excellent, as well as subways and buses.

Great place with an incredible view
Great location, we thoroughly enjoyed the local restaurants and being out of the crazy tourist area. Host was incredible. Although we really werent there long enough to enjoy the roof top terrace view, that 360 degree view of Rome is amazing. Great place and if we are ever in Rome again, we will stay here.

A Special Place
Loved delicious bottle of wine there to greet us. 360 degree terrace views high above the streets. Close to train station. Nicely decorated and furnished for a long stay. Wish we could have stayed longer. Would love to come again.

Amazing place

Easy communication and check in. Local transportation, markets and restaurants in the immediate area. Quite and comfortable. Kitchen is not very large and there is only a toaster oven, no full size oven or dishwasher.

Site was great, property manager was available and quite pleasant. Had great recommendations on restaurants. It was a little far from Rome sightseeing within the walls. But it was very close to train station and once we figured it out it was very easy getting around. We enjoyed the rooftop for New Years day celebration and fireworks.

Loved the Terrace
The apartment is very clean, quiet, and in a secure location (gated complex and keyed building door). Although we were very happy with the location, it is pretty far from the typical tourist locales, making it necessary to use the often crowded metro system. Importantly, the bed was very comfortable. I will recommend this rental to others who plan to travel to Rome.

Wonderful experience
My wife and I spent her 70th birthday in Rome. Our place was everything described. Clean, well equipped for cooking breakfast (or other meals had we chosen). Elizabetta met us and gave an overview of the place (even a bottle of wine awaited us). She had great suggestions as where to eat and explained the metro. Entire place was renovated and nicer than most vrbos weve stayed at. Metro and trains only couple blocks away. Elisabetta was open to us staying a bit longer since our train wasnt until noon. We both recommend her place and should we ever return to Rome we would consider staying there again.

Charming Penthouse in Rome
The Penthouse is charming, quiet, nice and tidy. Everything you need is there. The neighbourhood is nice and you have shops, Restaurants and Bars around. You can reach the ancient town by foot in half an hour. A Metro Station is just around. The roofgarden is not new but it‘s wonderful. We loved our stay in Rome. Perfect for two people.

We arrived early and with luggage it was going to be tough trying do anything. Contacted the host and they let us come drop the bags at the place. Took time to explain everything about the property and gave great instructions on getting to the property. Short stay but was as advertised.

A nice clean penthouse apartment
A nice clean penthouse apartment with a personal roof and great views of Rome. All appliances including A/C worked fine. The only drawback is location: a bit far from city center but that's not a big deal. Still worth 5 stars, a good value.

The hidden gem of rome!
The host, Riccardo, was very friendly, and showet us around in The apartment ☀️ we Got a complementary wine as a gift, Which was great after a long flight! The view was out of this World! We did Not use the terrasse in daytime because we lived in the apartment on one of the hottest days of july. But we would definetly Come back for our next trip to rome! Nice but, Deceptive and Incomplete Description
The listing stated a hot tub was included on the roof deck when in fact, there was not. The owner looked puzzled when I asked after a long trip and a day of high summer temperatures. She then said, “the picine? and went to a closet and pulled out two 6’0” diameter kiddie pools and decided to fill one with a hose. She left and asked me to shut the hose off when it was full. I really couldn’t believe it. The pool leaked and in 5 hours was empty. It also should be noted that after ascending 9 floors by elevator, you have to travel up another flight of stairs to get to the penthouse on the 10th floor. An additional city room tax of $20.00 was requested by the owner that I paid via PayPal. These issues, in my view, constituted deceptive or incomplete advertising.

a PERFECT place to stay when in Rome!
I'm very glad we found this very unique penthouse for our stay in Rome. A big apartment well located in Rome close to the Tuscolana station and major bus lines are easy to reach as well. The big rooms in the apartment are all very clean and nicely decorated. It has a new bathroom with - if you need it - even a washing machine. The place offers nearly everything you could need on your vacation. The roof top outside terrace at first looks like it could use a bit of renovation, but on second thoughts that would ruin it's quite unique charme! THE VIEW over Rome (and since the terrace goes around the entire appartment you can look from so many points in all directions) IS AMAZING. You can't see the main attractions, but you can have a very good look on Basilica di San Giovanni in Laterano from up there, which is easy to reach taking a nice walk through the neighbourhood. Lovely flowers and plants make the terrace very cozy and you can see that the host really invests a lot of love to keep the entire place in it's perfect shape. Supermarkets are close by and they sell eatable bread rolls and nice tasting Cornetti. Communication with the host was very pleasant from the beginning to the end. Starting right after booking the host puts a lot of effort in making the guest feel comfortable. The host put together a ton of useful information and very good tipps how to get to the apartment and where to find the best locations in Rome. Thanks a lot. Everything was just perfect!

Zentral gelegende Unterkunft. Sitzgelegenheiten innen sollten mal gereinigt werden. Liegestühlekönnten ausgetauscht werden und Terrassenwände sollten verputzt werden. Hat uns nicht wurklich gestört. Ausblick war fantastisch. Einruchtung bis zum selbst versorgen war alles vorhanden. Vermieterin war toll. Gab viele zusätzliche informationen, die hilfreich waren. Kommunikaton mit ihr einfach toll.haben uns rundum wohlgefühlt.

A fantastic place to stay
This is a gem of a VRBO! On the top of the building private courtyard and space has 360 degrees view of Rome. With easy access to all the sights and places to visit this makes for an ideal location. Elizabetta makes it easy with recommendations to eat, and there are some amazing restaurants, and is the perfect host. We would have given 10 stars is we could have!

Stunning views of the city!
The location of this home is absolutely breathtaking! It is located on the 10th floor and is the penthouse suite. You have an enormous wrap around patio that gives you full views of every part of Rome. Elisabetta was very thorough in explaining the home, and great with quick communication. The home was exactly as advertised, very functional and clean. We 100% would rent this home again and would recommend to all our friends and family! Thank you!

Tutto Bene en Roma
Great little Flat in a non-touristy part of town. We stayed here for three day in July, the location was perfect for us, a quick train ride from all the madness of Rome yet close enough to be in the middle of it all. Host is a great communicator.

Had a great experience staying here. The host was so sweet and even got us laundry detergent. The location is outside of the center but still close enough to easily get to various locations. If taking a cab, roughly 20 min from all major tourist stops.

Very nice apartment and view from roof
This apartment is very spacious, well furnished, comfortable, and clean. Our host, Elisabetta, had great communication with us. It is located about a 7 or 8 minute walk to the metro and 4 or 5 minutes from the train station. The view from the rooftop is incredible, but it is not in very nice condition. It wasn't very clean and there was no umbrella. The vegatation from the rooftop planters did not match the pictures (we visited in early June). For us, it didn't create the atmosphere where you wanted to sit and have a drink as we anticipated based upon the photos. We also didn't have water pressure until the afternoon prior to our departure, so we had to take a very cold "camp style shower" for the first three days at the property (the small dribble of water was cold and I assume it was because it didn't accumlate enough water pressure for the water heater to heat the water). It was explained to us this impacted all of the local neighborhood. Elisabetta was in constant communicaition with us trying to resolve the issue and ultimately hired a local plumber to create a temporary solution for us, so we didn't allow this to have a significant impact on our rating. From the beginning, Elisabetta was up front when we checked in and left us 6 large bottles of water and a very lovely bottle of wine. Despite the challenges from the water pressure we enjoyed our stay and the surrounding area.

Rome Getaway
This was a great property away from the busy tourist area. It was close to the train station for traveling into the heart of Rome for sight seeing. The property was clean, and a great place to relax after a long day of walking the city. The neighborhood was safe with excellent restaurants in walking distance and a grocery store around the corner. Thank you for a great stay. Highly recommend!
