A lovely little place tucked away in the Monti area of Rome. Conveniently located in walking distance of everything you need. The are was quiet this allows for a very restful stay. A great place to stay in Rome that doesn’t break the bank!

I love this property. Although I booked the IZen room and was placed in the iSpa, I didn’t complain because she let me check in early. My hand piece in the shower did not work; that’s probably the only con to my stay. Otherwise, very quiet and I felt safe as a solo female traveler.

Look for another place
I do not recommend this place. We did not receive any check-in information and were lucky to get in, thanks to the help of a local. We were then assigned the wrong room, with a lower standard than what we had booked. We received a refund for this afterward. The room’s standard was much worse than the pictures suggested, the air conditioning was so noisy that it was impossible to stay in the room while it was running, and there was a leak from the toilet. The hosts were aware of this but still placed guests in the room. The breakfast was okay.

Very bad, not like described on app not even 1 out of 10, all fake pictures, l left 5 minutes after arrival. No parking available as posted at all, I parked 2km away. Room smells very bad, not safe for families, I requested a refund from Expedia, but nothing yet. I booked another hotel through Expedia which cost me more money and time. These are my experience with this place

This place is in urgent need of a remodeling. A lot is broken or damaged, specially in the bathroom and shower. AC is so noisy is hard to sleep.

Friendly staff, they helped me with a small problem I had during my stay in a brilliant way. My room had some minor wear and tear but was very comfortable. I advise you to pay attention to the communications they send you before arrival, the reception does not have continuous opening hours but all the instructions for accessing the room are sent via email or WhatsApp. Recommended guesthouse.

Small property within a communal garden. The staff was kind and helpful throughout my stay, I received a lot of information via email. On the day of my arrival I was contacted via WhatsApp for instructions on how to access as the reception has limited opening hours. I was satisfied and recommend it. A special thanks to Giulio, manager of the facility.

This properly is in a great location there are some really nice restaurants just across the road and it’s a 5 minute walk to the Colosseum. The area felt safe. The shower in our room (iTube) had weak water pressure and was difficult to wash my hair in. The safe didn’t seem to work I tried to ask the lady who worked there but she didn’t understand English. The flooring could do with replacing.We checked in at around 9pm and the instructions sent were easy to follow. Overall I was happy with the accommodation, it was quiet, we slept well and the location made it a great stay.

The room wasn’t what we expected, the sofa bed was unstable when you lay on it. The main bedroom had no power sockets where you could charge your phone. The only sockets were found in the tiny living room, on the underside of a shelf, which was hard to get to.

In general, people won't give bad opinions easily, but I want to strongly convey my opinion to the owner. At least in order to run a hotel, I had to worry about whether there was soap, water flowing well, or what was missing from breakfast. It was a very unfortunate lodging facility for me. I expected the bare minimum of service, but it was a hotel that wasn't worth even giving one star. This accommodation completely ruined my vacation.

The accomodation in general was a horrible experience I do NOT recommend this. - You get a 'free minibar which contains 1 soda for the whole stay - Every morning 7 am the tv in the mid room where the hotel workers are start playing louf music so good sleep is no option. - The bed was really bad, dirty(coffee stain, red stains,...) and annoying bedsheets. They kept seperating every night for the blanket. - There is no hotel personel present after the evening, so if you have issues or you can´t come in you have to contact them and pray that they come within the hour. - For what we had it´s overpriced as hell. - 0 privacy if you´re sharing the room with your friend/family, the bath/toilet is in the room and no walls covering them. - The only only good I can say is the location but all the rest was not good. If you see this review, you´re better of booking somewhere else if you want a comfortable/nice stay.

Discusting and dirty place. Strong smell of humidity in the room and a lot of mold in the bathroom. Avoid this place, does not look like the picture at all. Included breakfast, ok but not good and not a lot of choice. The person from the hotel on place does not offer help and they cannot call a taxi for you!! Never get at any hotel like this one!! Do not recomand at all. Very expensive for nothing. The only good side, is the emplacement of the hotel close to everything.

What was advertised online was ABSOLUTELY not what i got. The place was dirty, there was no wash rags, no iron or iron board, mold and mildew in the bathroom, the VERY Unpleasant chef lady, and there was a sign that we shouldnt go into the kitchen, yet they made coffee, what should i have drank it from? My hand? There wasnt even a garbage bin to throw away food, i couldnt eat ag the table, had to eat in my room. So many things wrong for the amount of money i paid. This was indeed a scam!

Property was far from what was expected. No signage at entrance and it was hard to know where to go or what to do for check in. Was of the impression that it was a hotel but it was a bunch of rooms in a building. Rooms not as pictured. Bathroom door unable to close, fixtures broken and not very clean. Lady at reception not very friendly. No coffee or tea as stated. Coffee pot left in main arena but without cups or anything. No temperature control in room and it was terribly cold. Bed linen had hair and dust on it so not sure if it was clean. Room just felt very dated and unclean. Would not return or recommend. Not worth the price.

This property is a scam, Expedia should remove it immediately. Upon arriving, we were given the wrong room, we were disappointed as the whole premise of irooms are the various themes it offers. We booked ITube and were instead given IZen. We contacted the manager and explained we were given the wrong room- he replied saying “We made the change believing that a larger room would be to your liking. We are sorry if this was not the case.” My husband called to explain we wanted the room we originally booked as we liked the features. Plus the IZen was extremely outdated, had dirty walls, some bugs, a bent toilet seat, and the main door was very hard to close as it got stuck on the wall. The manager told us we could move rooms the following morning. The next morning we received a text stating that the iroom customers would be leaving the NEXT day and then we could switch. Not only did he lie about the day we could switch, he also lied about the reason for not giving us the room we booked- he had said he thought we would like the bigger (albeit worse) room- when in reality he had double booked. We were only staying 4 nights, so half the time wasn’t in the room on our booking, we asked for a refund only to be met with arguments, lies and false accusations. Finally after days of requests, the manager agreed to give a refund, even sent a fake receipt of the refund. It has been a month and we still haven’t received it. Upon contacting him, we were left on read and ignored.
