Be aware that as a bed and breakfast it is just that-- a bed with breakfast off-site.
--There were reviews of friendly staff helping with luggage, however there was no staff while we were there, just the host working in the office across our room.
--When I booked the place I had counted three adults and a child. I provided the ages including the baby (fifth person), however when we arrived the host said the child was a fourth adult and she "made an exception" and waived the extra person fee.
--The bathroom is not private, it is in the hall outside of the room. We were the only guests staying so we had no other people around which was nice, but we didn't feel too comfortable leaving our things in the bathroom, etc.
--The breakfast was included, however it was not in the "living room" area that you see in the pictures, we had to walk to a coffee bar at the end of the street to cash in our coffee and croissant coupon.
--There is no swimming pool in the building as it is advertised in the VRBO website (or swimming pool near-by). We had been travelling for a few weeks before arriving in Rome and with a young family we were excited to dip in the pool for a little bit to cool off from the 35+ degree weather.
The layout is just like the pictures, the building is really old so it smells as such.
--The vatican is about a ten-fifteen minute walk, but if you're thinking about being close to the attractions it is not worth it or family friendly-- and on a sidetone review for Rome, if you are travelling with more than four people (even if the fifth is a baby) taxi's will refuse to take you anywhere.
If you curve your expectations, or do not have a young family this might be the place for you.
