A quiet place located in an old building about 10 min walking distance from Roma Termini station.Though the building looks old, the room as such is quite spacious and maintained nicely by the host Andrea.Overall a nice stay and value for money

Not for you if you want concierge service
It's an interesting hotel concept that I have not experienced before, it's a cluster of units located on the first floor of a resistancial building. My room was very nice, comfortable and clean. There is a front desk but it's not manned all the time and that is why they insist that you tell them when you will arrive. The building is a five minutes walk from a metro and one metro stop from the train station.

AVOID this hotel at any cost. The toilet flush wasn't working on the day we arrived and there was no one to help us out. You can hardly see any staff in the hotel. Wi-fi doesn't work as well. The beds were not comfortable - they were really cheap!! The street is very shady and not safe! Do yourself a favor and avoid this place!

The bedding had dirty marks on it, two tea bags were provided for a three night stay for two adults, we were hounded for the city tax even tho were told three different amounts and to leave it on the counter before we left which we did.

The location was great! The service at the hotel could be improved we ran out of toliet paper one night and when I asked the owners if there was more I could grab from the lobby they responded with there is a grocery store down the street where I can get more. I wasn't aware I would have to provide my own toliet paper during my stay. Also they knew we had 4 guests but when we arrived there was only 2 coffee cups and 2 plastic cups (that they never replinished) there was also an empty coffee container that was never filled up either. The amenities were a disappointment.

Very positive experience
Very clean, and comfortable en-suite room, which met all of our expectations. Big, comfortable bed with fresh linen, clean, spacious bathroom, with plenty of fresh towels provided on daily basis. Daily cleaning service - brilliant. Toileteries provided and added on daily basis. Tea, coffee, and kettle included. The only thing which could be beneficial - extra cups (I am a tea lover!) and more variety of tea (again, that's me being a tea lover, more choice of herbal tea would be great). Very clean place, which was the main thing for me personally. Walls quite thin, sometimes could hear when people arrive in the evenings (could be helpful to educate people to be more mindful). Staff very friendly and helpful, available every morning by the desk. We were happy with everything being set up before - good e-mail contact prior to departure. Location was good, short distance to Termini Station and walking distance to all main attractions. We did not mind that it was nearby cinema for adults (we are adults ourselves). Plenty of shops/restaurants/bars in area. Good price. We were very happy overall.

Good value stay
Good value guest house. The hotel has a manned reception 9-1pm every day and outside of these times contactable by phone. The room is very clean and pretty comfortable. It is located just 5-10 mins from Termini train station/metro station and also all buses from/to Ciampino and Fiumcino airport. I would stay at here again as convenient and clean and good price.

One night in Rome
Had to stay one night in Rome before flying out after a 2 week vacation. Room was modern, clean and comfortable. It was close to the Termini train station so was able to walk to the Hotel. Make sure to have the address as it is on the 5th floor of a the building and not necessarily visible from the street.

the sign on the street for the hotel is tiny, so we walked right by it. Keep a look out! The man at the checking counter knew very little English, but that was ok. Our room was super spacious and felt clean except from seeing a couple hairs in the bathroom which was not ours. The walls are thin, so you can hear people walking in the hallway. But you'll be so exhausted from exploring and roaming around the streets of Rome that you won't have a problem of getting some sleep!

Decent hotel close to the major metro stations
I enjoyed my stay at this guest house. This is not a hotel, so you don't have the regular hotel amenities (no 24 hour service and the staffs leave after 11am) but the rooms are cleaned daily and the wifi is pretty decent. Good value for money. The only downfall is not the guest house's fault but rather the location, it is situation right next to a very shady theatre.

La chambre est très bien... Un porte serviette et une petite tablette vers le lavabo serait parfais... Par contre dans l'entrée une mauvaise odeur. Laisser l'argent liquide et ne pas fermer à clé est dangereux...

Il B&B è posto in posizione strategica per chi ha necessità di pernottare nei pressi della stazione Termini e, al tempo stesso, di muoversi a piedi per motivi di lavoro nelle immediate vicinanze. Il personale è molto cortese e da la possibilità di effettuare il check in via multimediale, con il vantaggio di poter fare il primo accesso alla stanza in qualsiasi orario tramite invio di codici. La camera è semplice, arredata dignitosamente, unica pecca il lavandino esterno al locale bagno(doccia, water e bidet), ed i sanitari di scomoda accessibilità. Il letto è comodo, forse troppo basso e morbido per le mie necessità, ma offre un comfort adeguato. Nel comolesso sono soddisfatto della scelta fatta, consiglierò la struttura ai miei conoscenti.

attraverso una veloce comunicazione su wh si ottiene il codice etico entrare in camera anche senza il servizio di portineria limitato alla sola mattina, la stanza rimodernata recentemente è semplice ma pulita. La colazione è disponibile in un locale attiguo ma fuori dall'edificio al prezzo di 3 euro
