PARKING
Per local ordinance, we are required to collect license plate numbers for all vehicles and do so via a google form we send at the time of reservation.
- All parking must be on pavemented areas.
- We have provided an EV charger near the garage for your convenience.
- Garage is off limits to guests.
- There is plenty of parking for all of your vehicles, boats, toys and more!
OCCUPANCY
- Maximum occupancy for this house is 12 guests overnight.
- Any guests over 8 persons will incur a $50/person per night fee.
- There is no max for children.
- All guests, including children, must be accounted for in your reservation.
PET POLICY
We absolutely LOVE animals, and while our pet-friendly properties are designed with pets in mind, this particular home is carefully maintained to serve the diverse needs of all guests. To honor our guests with allergies, neighbors and cleaning staff, we strictly enforce this no-pet policy.
While the ADA does not require disclosure of service animals, we GREATLY appreciate advance notice to help us prepare the property and plan accordingly for our cleaners.
For guests booking one of our pet-friendly properties or traveling with service animals, please note:
- Pet Approval: All dogs must be approved through management via booking site messages. (Does not apply to ADA service animals.)
- Pet Fee: Fee applies. (Does not apply to ADA service animals.)
- No Unattended Pets: Pets may never be left unattended on the property. Unattended pets reported by neighbors, cameras, or staff will result in reservation cancellation without refund.
- Furniture Restrictions: Pets are not allowed on furniture (couches, chairs, beds). If pet hair, stains, scratches are found, additional cleaning/repair fees of at least $100 will apply.
- Damage & Messes: Pet owners must clean up all pet-related messes (food, hair, waste). Lint rollers and waste bags are provided at pet-friendly properties.
- Damage Reporting: Any damages must be reported immediately so we can address them together.
- Unapproved Pets: Unapproved pets incur a $75/night fee, added upon checkout or when reported by our cleaners.
Pets are never to be allowed inside of the pool or hot tub.

SMOKING/VAPING
Our properties are *smoke-free* homes, first and foremost. Smoking is NOT allowed inside any of our properties under any circumstances.
- Outdoor Smoking Rule: Smoking is prohibited within 25 feet of any door to the property.
- Outdoor Evidence of Smoking: Any evidence of smoking outside (including cigarette butts, leftover joints, marijuana scraps, pipes, vapes, etc.) will be promptly disposed of and will result in a $75 fine. This includes any remnants left in fire pits or other un-designated smoking areas.
- Indoor Smoking Penalty: If smoking is detected inside the property, a minimum fine of $250 will be applied, along with reimbursement for any revenue lost from blocked nights required for smoke removal.
- Smoke/Vape Detection: Please note that some of our properties are equipped with smoke and vape detection sensors integrated into the noise monitoring system. These devices alert us to potential violations, ensuring our smoke-free policy is upheld.
- Enforcement Process: Our cleaners report any signs of smoking immediately upon arrival, followed by a secondary inspection to confirm and document the issue. The incident is then reported to the booking platform without delay.

QUIET HOURS
- Quiet hours are from 10:00 PM to 8:00 AM.
- All outdoor activities must move indoors at 10:00 PM.
- Please turn off any outdoor string lights accessible to you during quiet hours.
EVENTS/PARTIES
Events and parties are strictly prohibited at ALL of our properties. This is our company policy, part of our local ordinance AND part of your booking sites policy.
Violations will result in a minimum $50 service charge and possible removal from the property.
SAFETY/SECURITY
Cameras, noise sensors, and security systems are in place and must not be tampered with, unplugged, or covered.

USE OF AMENITIES
Children must be supervised at all times.
All amenities (pools, hot tubs, saunas, gyms; when applicable) are to be used at your own risk.
All guests must sign a release of liability via their check in message before accessing amenities.
NEIGHBORHOOD ETTIQUITE
- Please be kind and respectful to the neighbors.
- No loud music, shouting, or disruptive behavior.
- Smoking rules also apply to neighborhood areas.
TRASH
Please make sure to separate your recyclables from your trash and place them in the appropriate bins:
Separate recyclables (blue bin), trash (gray bin), and yard waste (green or brown bin). Any questions on what can go where, please message us!
ADD ONS AVAILABLE
- Early Check-In: $50/hour (first hour complimentary when possible)
- Late Check-Out: $50/hour (first hour complimentary when possible)
- Airport Pickup (RDD only): $50 per trip
- Grocery Pick-Up and Delivery: $50 for up to 10 items + cost of groceries; $75 for 11-20 items + cost of groceries; $100 for 21+ items + cost of groceries. We will put groceries in appropriate places inside of the property before your arrival.
- Mid-Stay Cleaning: $50/hour (up to 4 hours | between 8 AM - 5PM)
- Linen Refresh (bed linens and towels): $50
- Firewood Delivery: $35 per bundle
- Romance Package: $150 (includes rose petals, sparkling cider or wine, chocolates, and candles) Must provide photo of ID for alcohol.
- Birthday Package: $100 (includes balloons, a small cake, and birthday banner)
- Custom Event Setup: Starting at $150
- Winter Gear (sleds & s'more kit): $50 per stay

OTHER POLICIES
- Adhere to any fire bans or wildlife safety precautions as instructed during your stay.
- Sofas/couches are for sitting and lounging. Any horseplay that results in damage will be charged $750 per piece.
- Moving furniture is not allowed. Any moved furniture will incur a minimum $100 fee for repositioning by our handyman.
- You must have a government issued ID, a profile picture and at least one previous outstanding review to book. We do not accept first time bookings for this home. Must be 25 or older to book.
DAMAGE WAIVER PROGRAM
*We charge a $25 “management” fee with every reservation as part of our Private Damage Waiver program. This covers all guests for up to $1000 worth of accidental damage.
