Stay away from this place! I booked it as it looked like a beautiful place. We arrived at check in and had two large suitcases. The staff behind the counter says do you have a lot of luggage and we reply yes. She goes ahead and puts us in the other building where we had to walk up four flights of stairs with all of our luggage and no elevator! So rude. The room was very plain and not even a tv or phone. We had to go all the way down and to the other building with all of our luggage and they didn’t even help. One good amenity was the beautiful gym.

Not a luxury hotel. Dirty, stained sofa in the room. Seen much better in Holiday Inn, Hilton & Hampton Inn. Disappointed to find beach right outside was nothing but rocks. I feel deceived by the term "Luxury". But the staff was nice. They just need to upgrade the rooms.

Advertised as having a restaurant but it was closed.
Nice room but on 4th floor so a bit of a trek.
Reception staff not particularly helpful.
Would’ve been happy to find out, but there was no one there to check us in waited for over two hours trying to get a hold of somebody using the main number called Expedia. They tried as well. Very sad experience had to leave and go find another hotel at 9 o’clock at night.
Off season so very quiet. Dining options very limited unless you drive.
Staff was very nice at check in and made sure we were settled. In our room

Such a quaint and pretty facility within walking distance to downtown and historic sites. There was no elevator in the section of the hotel we stayed in so it was two narrow flights of stairs each time we came and went. Some halls, walls and carpets were quite soiled, but our room was good. Staff was always helpful and kind.
The staff were very friendly especially the young lady working in the bar. The in is about a mile out of town so dining options were limited unless one is happy to drive out. The walk into town is no problem ( for us) through the day but a bit far on an unlit road. The room was very small however that was only an issue as we took all of our cases up ) 2 large one hand luggage).
Dirty, rude staff, outdated hotels. We were in the building away from the office and there was no staff present the entire time we were there. A dead roach was by the staircase leading to the rooms for the 3 days we stayed. Not worth the price, definitely not how they advertise themselves.

The beauty of visiting this site off season is getting to book an amazing room with a deck view allowing you to enjoy the spectacular view of the river and beach cove. This was our first visit to Breakwater Inn and spa. There are many positives to our stay.
1. Simple and easy desk check in. (Old school keys for your door)
2. Great restaurant across the street Mabel’s
3. Clean surroundings with easy access to parking.
3. Room was clean and elegantly decorated in nautical colors/ decor.
However , a few things which were mentioned in previous review posts should be considered before booking. Definitely do some research on room cost. I definitely paid too much money per night for a hotel which can do with updating to modern hotel cost. Updates to start with, please remove the dirty stain carpet with hard wood floors leading to the rooms near the restaurant. Dirty carpet cost you an excellent 5 star review. Update the doors lock and bathrooms. Give the deck some new paint and power wash or new deck. And do something about the paper thin walls or fix the beds. If traveling to Breakwaters Inn and Spa off season and off days, you may miss the opportunity to enjoy the restaurant attached to the Inn and the Spa service days are selective.
Overall, Breakwater Inn and Spa, was definitely a good place to getaway from the busy city life. If you looking for a place close to water with a great view quiet, safe and approximate location to other fun destinations.

Property was quite old. Check in was a block from the accommodations. No valet or help with luggage. Restaurant was closed so had to drive. Our room was 2 flights up a steep stairwell….2 68 year olds dragging 50 lb suitcases up nasty, stained carpeted stairs. Room was nice but hot…couldn’t get air to a comfortable temp. End of day, I wouldn’t pay what we did for that facility.
The view from the inn was gorgeous! The staff were fantastic with any support we needed. The carpet in the hall and stairs could use updating, but the location was terrific.
It was a pleasant stay although the rooms are extremely outdated and in desperate need of a renovation. However the area around it is beautiful with lots of things to do.
Common areas were clean and up to date. Rooms were dirty (carpet, trim, chipped paint, tile). Bar was closed but no mention of being closed M & T. Check in gal had no idea of bar hours telling us it was open (not).
Beautiful location and very clean. Bed was super comfy and had great sheets. Our room was very spaciuos, and I appreciated the white robes. The coffee downstairs was amazing. Minor complaints…barely worth mentioning…no place to plug in a ISB charging cord. Typically lamps or outlets will also have USB charging ports, but there were none. Also, it would be nice to have a small Continental breakfast. There are places to go in town or outside the hotel, but having options available inside would be a great addition.
