The perfect place from which to explore and visit all of Cornwall’s major tourist attractions, and just along the lane from a sandy beach and the coastal path.. All on the Ground Floor:

Bedroom 1: Kingsize (5ft) Bed Ensuite: Cubicle Shower, Toilet
Bedroom 2: Bunk (3ft) Beds Ensuite: Cubicle Shower, Toilet. Courtyard with sitting-out area, garden furniture and barbecue.. Both properties: Electric central heating, electricity, bed linen, towels and Wi-Fi included. Travel cot and highchair available on request. Welcome pack. ¾-acre lawned garden with garden furniture and barbecues (shared with other property on-site). Private parking for 2 cars. No smoking.. These two single-storey barns (refs 29635 and 29636) have been converted from an old grain mill and stores. Cosy and warm in the winter and cool and airy in the summer the grain stores provide a well equipped home from home. Alongside a variety of board games and books, there’s a large collection of DVDs to enjoy on the 50" TVs. There’s a sunny south-facing garden, with a hideaway den with day bed, in which to enjoy an afternoon snooze. With no light pollution, there’s ample opportunity for star-gazing the dark skies.
Little Polgrain Barns are in the heart of the Roseland Peninsula, a designated Area of Outstanding Natural Beauty. It’s a walker’s paradise, with flower-filled lanes giving way to stunning coastal scenery. A stroll along the lane beings you to the hamlet of Portholland, a pretty cove with a history of smuggling. The pubs at St Ewe and Tregony are local family and dog friendly pubs, within a few miles radius. Unspoilt sandy beaches, ancient fishing harbours, tiny art galleries, great seaside cafes and pubs makes this a place with something for everyone. The cafe in nearby Portscatho offers feast nights throughout the summer. Kayaking, horse riding, cycling and sailing are all close at hand.
This area of Cornwall is renowned for its sub-tropical gardens. Caerhays Castle has featured on numerous TV and feature film dramas and is surrounded by acres of magnificent camellias and magnolias. Many of the plants were originally shipped from China in the 19th century. The Lost Gardens of Heligan is a short drive away, there visitors can spend all day wandering through the walled gardens, jungle valley and enjoy watching the heritage breeds at the South West’s first Rare Breed Farm Park. The Eden Project is also nearby, it’s famous biomes nestle in a reclaimed china clay pit. This amazing complex has a huge indoor rainforest, full of exotic planting, waterfalls and treetop walkways. It’s an ecological hub, with themed seasonal events and provides a spectacular setting for their regular music festival, the Eden Sessions. Charlestown, a regular location for ’Poldark’, is a few miles away in St Austell. It has a shipwreck centre and offers trips on its famous tall ships.
Further afield but easily reached by car or train, the North Coast offers great days out for surfing and visiting the popular destinations of Padstow, Watergate Bay and St Ives. Beach ¾ mile. Shop, pub and restaurant 4 miles.

Great location
Very comfortable property although it's all on the ground floor with thin internal walls & very little sound insulation between you & upstairs. Mattresses in bunk beds both need replacing. Would benefit from more crockery, glassware and a sieve. Surprised that bedding & towels not changed half way through a 2 week stay

Simply the best.
It was a wonderful stay and Nikki provided us with a starter pack. The oven malfunctioned during our stay and Nikki got it fixed within hours after telling her. Awesome. She even surprised us with a good port wine for this "inconvenience". For us electric bound guests, this was the first time ever to have a sufficient number of power outlets. The fenced yard is perfect for dogs, it is only a short walk down to the beach. Everything about the property is perfect. If there was a possibility to give more stars, i definitely would.

An exceptional stay with everything you could possibly need. The supplies within the cottage were 5* we travel often to such places and nothing else has been comparable to what helped make the stay feel like home from home. From welcome supplies to day to day cleaning supplies, it made our stay with 2 children and 2 dogs seamless! The cottage itself was the perfect set up. The interconnecting door between bedrooms perfect for the kids and the courtyard a perfect space for relaxing and BBQs. The garden just beautiful and with so much space and so much life in such a quiet and peaceful location. The beach at the end of the road perfect for a dip and to drop onto the coast path for some fabulously breathtaking walks. An incredibly pleasurable week - we were very sad to leave!! Just beautiful in every way.

We had one of the best family holidays we've ever had here and can't thank Nicki enough for all her help and reassurance not only in the run up to our holiday but also during. The cottage was perfect for us a family with a young toddler and a dog. It's in a beautiful setting with great gardens and 5 mins drive from a the lovely Portholland beach. Having our own private, enclosed courtyard was a real plus as we could leave the doors of the cottage open knowing our toddler and dog were safe running around outside! The cottage was spacious, clean and cosy with plenty of storage in the kitchen and bedrooms. We felt totally at home and it made a perfect base for us to explore Cornwall as well as kick back and relax in the gorgeous surroundings of the barns. Thank you for reassuring us with regard to all the extra measures you went to around Covid19. It really put our mind at rest and meant we could have a much needed break. Hidden gem.
Hidden gem. Just spent a lovely week at the Grain Store 2. Home from home. Nicky so welcoming and friendly. The welcome basket was well received. Well situated to visit all the places we wanted to see other than St Michael's Mount. We didn't realise that it was only open Mon-Wed until it was too late. The only downside was the daily rain but can't control that so just donned boots and mac. Hope to return earlier in the year the next time.

A very lovely and generous welcome from the owner. She was also very understanding around my daughter's fear of dogs. The barn itself is very well equipped,a great layout and very private. Fantastic location for us to explore the Roseland coastline. No shops around but it didn't really bother us. Tesco delivery found us very well on the first day and there is a fantastic bakery up the road for a decent fry up. Was just a very lovely holiday and I am sure we will return soon.
