Great location and perfect fit for our family. Very minor issues that were discussed with the owner prior to check out. I'd recommend this house for anyone looking to enjoy the beach ad be very comfortable.

Thank you Frank!!! We are so thankful for the awesome house to have our Mom's/Nanna's birthday celebration. There was plenty of space to hang out, catch up, and cook with the family. Nothing but smiles from all 17 of us, until it was time to leave. Can't wait for another excuse to visit again.

The property was very nice and the host was very helpful. Guests should be aware that there are a lot of steps required at the location. Good location (right on the beach) and nice home. The layout could be challenging for elderly or young children.

Great for large families
Beautiful beach, great location! This house has plenty of space and the kitchen is great for large families, washers and dryers on both floors is very convenient. We had a wonderful time! We were looking for to the additional space on rooftop, and wished the property had updated description noting is was not available. Our only suggestions is more towel racks for wet beach towels on first floor., and finish changing the linens, some beds did not have pillow cases. Overall we would definitely stay there again!

Beautiful and spacious oceanfront property
Our group had an amazing weekend at this property! I reached out several months prior and Francis was prompt to reply and worked with our group to book the dates we needed. We were in town to celebrate a birthday, and this unit had more than enough space for our group. The beach is just steps away!! And we loved being able to see the waves crash from both the living area and the upstairs kitchen. Thank you again for a fantastic weekend!

This is a great property for a large group. We had a family of 5 siblings and the families for a reunion of sorts and this property worked great for us. The location was ideal as we were close to many attraction and activities and being in a residential area the beach was not crowded. The house was very well equipped and the owner was quick to respond to any questions we had. Overall, great property and would highly recommend

Home Away From Home
As a nonprofit organization that provides therapeutic services for Domestic Violence Survivors I searched for almost a year to find a location that would allow the women that I counsel a setting where they can exhale and release and I stumbled upon this secret pearl. I couldn't have asked for a better location to house 12 beautiful women who felt as though life wasn't worth living due to traumatic experiences. The owner Francis was beyond AMAZING in the response time. I HIGHLY recommend this beachfront property if you have a large group. We will definitely visit again.

Beautiful home and location
Great house and location. It's wonderful for everyone to have thier own bathroom. The liivng areas are large enough for everyone to gather and the seating is comfortable. Views are incredible. Woke up to watch the sunrise right from our bed every morning. Only drawback was some damage from the hurricane. The owner did contact us when we were on the way to the house to let us know he was having sand brought in to fill in what was washed out from aroundg the steps but wanted to see if it would interfere with our plans. He said he would hold off and have repairs done after we left. The floors in the back bunk room over where the sand was washed away are soft enough that you could feel every joist in the floor. I'm sure he will have that repaired along with the floor under the house. We had an amazing time there and our host was very easy to work with. My only suggestion would be to add mattress pads or protectors under the sheets. When we went to leave and sripped the beds, we realized there weren't any. Overall a great home, great host, great location, just needs hurricane repairs and matress pads and it's would be perfect.

Weekend of Golf with a KILLER view and owner communication like none other!
A dozen of us went down to Ponte Vedra for a weekend of golf. The location of the house could not have been better. It was somewhat secluded and away from town, which is exactly what we wanted. The house was perfect for our needs. The kitchen was very well suited for a group of 12 guys. Plenty of room in the fridge for food and beverages. The kitchen was very well stocked with utensils that was more than enough. Laundry on both floors for those of us that needed them and plenty of bathrooms that no one felt like they had to wait. The beach is definitely still reeling from the storms that rolled through last fall. There was some washout but the steps in between this house and the one next door made it very easy to get to and from the beach. The communication with the property owner was, hands-down the best I've ever had. I got a call the night before from the owner giving me a quick rundown of the property and a few requests (what to do with linens and trash on check out day) along with an open invitation to call him should I have any questions or needs. I've rented 2-3 VRBO's every year for the last decade and never got a call from the person that owned the home. It was a great touch. We were even given access to the house a couple hours before 4pm. We made it there around 2:30 so it was nice to not have to kill time for an hour and a half. 10/10, if our group decides to golf at Ponte Vedra again, we will absolutely look to see if this property is available first.

The house is right on the beach. Clean, everything you need was in the house for a great time (kitchen utensils, beach chairs, toiletries). Lot's of room! The host Frank really cares about his properties and he cares about his guests.
