While the property encourages guests to explore the lively surroundings, it's also a haven for those who prefer to unwind within its walls. The villa's size and amenities make it ideal for large groups, with the capacity to accommodate up to 22 guests.

Please note that due to the central location, noise from nearby bars and restaurants may be present at night.

Three Floors, No Elevator: The villa features three floors, and please note that there is no elevator on the property. We want our guests to be aware of this aspect for accessibility reasons.

This Short-Term Rental Agreement (the “Agreement”) is entered by and between Downtown Villa located at N 1st Avenue, MZ 8, lot 3, Playa del Carmen, Mexico. (“DTV”) and the guests (the “Guests”).
The Rent: All monetary obligations Guests have with DTV, including the villa’s short-term rental, taxes, security deposit, and extra fees (the “Rent”).
The security deposit guarantees the Guests compliance to the obligations set forth in this Agreement (the “Deposit”). The Deposit must be paid at least 10 days prior to arrival. Guests grant DTV full authorization and consent to retain, use or apply any and/or all the Deposit to compensate DTV for any damages or losses caused to DTV or its contents by Guests. Should the damages be higher than the Deposit, Guests must pay DTV any additional amount. DTV will refund the Deposit, less any applicable deductions, within 10 (ten) business days after the Guests departure.
Rules of Use:

Principal Guest must sign this Agreement, send a copy of his/her valid ID and of all guests staying at the villa. Principal must stay at DTV.
Preserve and take care of DTV and its contents and return in the same condition in which they were received.
Enter DTV at 4:00 PM on check-in day and vacate DTV at 10:00 AM on check out day. If guests do not vacate the property by check-out time a US$600 late check out fee will be charged. If guests do no vacate the property by 3:00 pm, the applicable night rate fee plus taxes, will be charged as a penalty.
Any kind of illegal activity is forbidden including consuming drugs, soliciting prostitution and trespassing. In the event an illegal activity is detected, DTV will immediately terminated this Agreement and will keep the Rent.
DTV is not responsible for lost or damaged items of Guests. All suites come with a safe deposit box. The cost for a lost safe deposit box key is US$100.
No parties or gatherings are allowed inside DTV. Noise or music at a volume higher than the one permitted by law is not allowed. If DTV is fined, Guests must cover the fine cost it in its totality.
Extra guests can be added or removed before check-in. Once Check in is completed, no refunds for extra guests apply.
A maximum of 6 (six) external guests are allowed inside DTV. At no time and under no circumstances can there be more than 30 (thirty) guests at DTV.
Overnight external guests are only allowed if the Principal Guest obtains previous written consent from DTV and pays the US$40 overnight external guest fee. Any external guest that remains in DTV for 4 (four) or more hours between 12:00 am and 12:00 pm will be considered overnight external guest.
Smoking is prohibited inside the suites. In case of breach, a smoking cleaning fee of US$200 per suite will be applied.
Animals are not permitted inside DTV. In case of breach, a pet cleaning fee of $200 will be applied and pet will be asked to leave DTV.
In case of urine, vomit or similar accidents or situations inside DTV a cleaning fee of US$200 per event will be charged to the Guests, in addition to any damages, if any.
When hiring a chef or any external service a written approval by DTV is required. If approved, please make sure the service provider leaves the areas of DTV he used clean. If the areas are not left clean, a cleaning fee of US$200 will be charged to the Guests.
The use of the BBQ grill is permitted and must be left as clean as it was received, or else a cleaning fee of US$75 will apply.
Special events such as weddings and gatherings are subject to a fee and prior DTV approval when reserving.
Utility services such as internet, electricity, water and gas are external to DTV. Any failure in them do not cause refunds or compensations from DTV.
We provide constant maintenance to the villa and all its contents. In case of failure of any of its items, including electronic equipment and A/Cs, no refunds will apply. However, we will try to solve the issue and do our best accommodate guests for their maximum comfort within the villa.
DTV’s staff may conduct inspections at any time.
Security services are not part of our services, and may or may not be provided by DTV.
The villa does not have a parking space for cars. There is a public parking lot 5-10 minute walk from the villa.
Early Termination. In case the Guests breach any of the terms set forth in this Agreement, DTV may, at its sole discretion, terminate this Agreement effective immediately. In such case, Guests must vacate DTV in no more than one hour without any right to request, demand or collect the Rent or Security Deposit.

Cancellation Policy. First payment is not refundable or transferable. Second payment is due 60 days prior to arrival and is not refundable or transferable. All cancellation requests must be confirmed by DTV in writing to be valid. Failure to make any payment on the due date will result on the reservation cancellation and no refunds by DTV will apply.
