Coachman`s View | 4 Bed, 3 Bath

Let me tell you a little about our cabin (it could be called a chalet). Coachman’s View is located in the heart of Pigeon Forge within one mile from the Parkway and all of the Pigeon Forge attractions. If you are looking for the combination of a great view and a great location, you will not be disappointed. The views from the decks at Coachman’s View are awesome and the location couldn’t be better. Coachman’s View has all the comforts of home and more! Have coffee in the morning on the private deck overlooking the Great Smoky Mountains or watch the ever-changing sunset in the evening. There are a total of three decks and the lower one is great for a quiet place to read or for teenagers to have a place of their own!  There are 4 nice sized bedrooms and 3 full baths, plenty of room for the whole family. A fully stocked kitchen and a fireplace makes this a great place for a family vacation.
If you decide to venture out of the resort, the cabin is just a short drive from the parkway in Pigeon Forge and Dollywood. It is also a short drive in the other direction to Gatlinburg and Great Smoky Mountains National Park. There is so much to do in the area, there is something for everyone. The area is full of history, beauty and fun! Add all this to a beautiful relaxing cabin and you are sure to have one of your best vacations ever.

Lower Level hall bathroom renovated in 2022, 4th bedroom has a foosball table and a Packman arcade game. Walk to the Parkway and take the trolley anywhere you wish.  The owner has a very strict no pet policy due of allergies.

Coachman’s View Rules and Regulations

1. CHECK-IN TIME IS AFTER 4 P.M. EST AND CHECK-OUT IS 10 A.M. EST.
2. This is a NON-SMOKING cabin. Smoking is permitted on the deck, please discard cigarette butts in the proper place. If this rule is broken and we have a problem and need to remediate there may be a 250.00 fine to pay for such remediation.
3. Minimum Age requirement - We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian or parent.
4. **PAYMENT – We require a 50% deposit to reserve your dates and the remaining 50% due 14 days prior to arrival. Otherwise, half will be due upon signing the contract and half 14 days prior to arrival.  The advance payment will be applied toward the cabin rent. A 3-payment plan may be available but some sites have their own rules so we need to follow their rules in this regard. Ask for details.
5. **CANCELLATIONS - A Thirty (30) day notice is required for cancellation. Cancellations that are made more than Thirty (30} days prior to the arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, that are made within 30 days of the arrival date, forfeit the full advance payment. Cancellation or early departure does not warrant any refund of rent or deposit.
6. QUIET TIME – Quiet time is between 10PM and 8AM. If this quiet time is abused you may be asked to leave the cabin. Please respect your neighbors.
7. MAXIMUM OCCUPANCY- The maximum number of guests is limited to eight (8) persons with eight (8) adults’ maximum.
8. THIS PROPERTY REQUIRES A TWO (2) NIGHT MINIMUM STAY. Longer minimum stays may be required during holiday periods. If a rental is taken for less than two days, the guest will be charged the two-night rate.
9. INCLUSIVE FEES - Rates include a one-time linen-towel setup. Amenity fees are included in the rental rate.
10. NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however maid services are available at an additional rate. We suggest you bring pool/hot tub towels. We do not permit towels or linens to be taken from the units.  Please put dishes in dishwasher before you leave and take all trash to the bear proof container out front.  An additional charge will be assessed if these check out procedures are not followed.
11. RATE CHANGES - Rates subject to change without notice.
12. PETS – This is a NON-PET FRIENDLY CABIN. There will be a 250.00 fine for anyone bringing a pet into the cabin without permission.
13. FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
14. WRITTEN EXCEPTIONS - Any exceptions to the above-mentioned policies must be approved in writing in advance.
15. State of emergency- No refunds will be given unless the National Weather Service orders mandatory state of emergency in area of residence of a vacationing guest. The days that the National Weather Service orders a state of emergency area, we will refund:
a. Any unused portion of rent from a guest currently registered,
b. Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the state of emergency is lifted; and
c. Any advance rents collected or deposited for a reservation that is scheduled to arrive during the state of emergency period.
