Bedroom 3:

These Terms and Conditions shall serve as a legally binding Agreement between you, your occupants and guests herein referred to as “tenant/guest” and the Property Owner, Parsons Villas LLC and their respective agents, representatives and/or employees herein referred to as “Parsons Villas”. By agreeing to these Terms and Conditions tenant is acknowledging they understand and accept all the provisions contained herein. All payments made by tenant, either online or through a representative, are being collected on behalf of Parsons Villas and or Parsons Villas authorized agent.

Damage Waiver, Capacity Restrictions, and Home Compliance Inspections: Our properties are inspected before and after each reservation. Your reservation was charged $95.00 for a Damage waiver to cover up to $1,500.00 in damage. If any damages are above $1,500 then the Renter authorizes any said damage or missing items charged to their credit card identified above. This is not insurance, and the Damage Waiver does not apply to any intentional/ flagrant damage to the units, missing item or damage to the units’ contents, or any other accidental damage to anything beyond reasonable wear and tear within the rental unit during the rental period.


The sleeping capacity for this property is limited to the number of beds provided, so twin beds sleep 1 guest; double, queen and king beds sleep 2 guests each.{reservations.unit_name} can sleep up to {reservations.unit_max_occupants} guests. Extra guests beyond the maximum sleeping capacity are not allowed without the expressed written permission in advance by Parsons Villas LLC. Often, extra sleeping capacity is not possible at this property. Each additional guest exceeding the maximum sleeping capacity for this property will incur a charge of 10% of the nightly rental rate, per guest, and will be charged to the credit card provided above. No pets, smoking, or parties of any kind are allowed at this property. Parsons Villas LLC has weekly home inspections performed by a third-party inspector for this property, so we can keep system operating correctly, discover mechanical failures, and help keep the property in great condition for guests and owners. Sometimes, these inspections fall on dates the property is occupied. If this inspection falls on a date of your rental, the renter agrees to allow the home compliance inspectors to perform the inspection, which generally takes 30 minutes, between 9AM to 5PM. 24-hour notice will be given if an inspector is coming out. It's also helpful if the renter can inform the inspector of any issues or things not working correctly so they can be addressed or fixed immediately.

RULES, REGULATIONS, & OTHER: ALL PAYMENTS ARE NONREFUNDABLE. If Reservation is canceled, all payments will be forfeited. A cancelation wavier is available for purchase on your Reservation. The Trip Cancelation waiver cost 10% of the gross rental fee and allows you to cancel within 48 hours prior to the check-in date. You may cancel for any reason up to 48 hours before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation minus the cost of the wavier. This can only be purchased at the time of the reservation. If this waiver was purchased it will show on the reservation breakdown below.

Terms include a No Tolerance policy regarding excessive noise, parties, or disturbing neighbors. Please make sure you are comfortable with our Terms as they are strictly enforced.

MINIMUM AGE REQUIREMENT: The registered guest must be at least 30 years of age and provide proper identification to check-in to the unit. The individual making the reservation must be 30 years of age or older and must occupy the rental property the entire term of the reservation. If the individual on the reservation is under the age of 30 the individual and guests will not be allowed to check in and no refund will be issued.

RESERVATIONS: All Reservations are subject to Management and Property Owner approval. Online rates are subject to change without notice. ALL ONLINE BOOKINGS ARE NOT CONFIRMED UNTIL WE CALL YOU AND CONFIRM WITHIN 48 HOURS. Should there be ANY issues with the reservation, you will be contacted within 48 hours.

ARRIVAL & DEPARTURE: Check-in time is no earlier than 4:00 PM on arrival date. This time may be delayed should unforeseen circumstances arise. Check-out time is NO LATER than 11:00 AM on the departure date. Early Check-in and Late Check Out options are available for an additional fee if available (Not an option during Peak Times). If Early Check-in and/or Late Check-out is approved, you will get an email confirmation from the reservation team.

PAYMENTS: ALL PAYMENTS ARE NONREFUNDABLE. Outside 90 days of arrival, Deposit Payment is due to reserve property. Balance Payment is due 90 Days before Arrival and will be charged automatically to same credit card used, unless communicated otherwise. Within 90 Days of Arrival, Total Cost is due to reserve property. ALL Payments are NONREFUNDABLE. Parsons Villas LLC offers a Trip Cancellation Waiver. *If you booked the home on VRBO/HomeAway/Vacation Rentals we will honor the cancellation terms from the OTA's

CANCELATIONS & REFUNDS: ALL PAYMENTS ARE NONREFUNDABLE. Guest can purchase a Trip Cancelation Waiver which cost 10% of the gross rental fee and allows you to cancel up to 7 days prior to the check-in date and time. You may cancel for any reason up to 7 days before check-in if you purchase this option waiver at the time of booking and we will refund funds held for reservation less the cost of the wavier.

Great location. We wished we could have stayed longer. Only complaint is no pool, especially in that Arizona heat. Otherwise fantastic location for a group of 15 men. Most comfortable beds in any vrbo we have stayed at.

Could it speak highly enough of the property, location, check-in process, price point, host communication, and comfort ability of the stay. A group of 12 friends were visiting from out of town trying to enjoy downtown Scottsdale and we could not have picked a better location. Parsons Villa gave clear instructions for check-in / check-out and parking. The interior is very big and has plenty of beds to accommodate a large group. For our purposes there were bars within walking distance which was great for food and nightlife. Couldn’t say anything better about our stay. Kudos to Parsons Villa! If we can ever get a group back there we will definitely be contacting them again!

This is our second stay at the Penthouse. It sleeps 12-16 without ever having to even share a bed. An incredible experience being just off old Scottsdale road and walking distance from restaurants and night life.

Great location/place in rough shape
Cant beat the location. Place is big and roomy. Obviously rented pretty hard and its starting to show. We had shower issues that they fixed. Hot tub never worked right. Plus its moldy and gross. Picture must be from years ago. Owner down below is a jerk but the people he has working for him are fantastic and responsive. Its worth staying here if you wanna be downtown but just stay away from the cool guy down below.

Fun place for the fun at heart.
Amazing location and really fun property, thing really great bachelor pad, a little wonky but that's the charm. We watched movies in the movie room, played pool and sipped bubbly in the Hot Tub. It's also in the center of Old Town Scottsdale which is fun in itself. All in all it was a blast and a great place for my family, however that being said there are a few oddities. The property management has a list of requirements that make it a little inconvenient. They charge $35 per bag of garbage left behind and they ask you to take the bedding apart when you leave. I don't really go on vacation with my family to deal with garbage and bedding. That's why its a vacation. If this stuff doesn't bother you then you're going to have fun here. Like I said, it's little bit bachelor pad, and that's pretty cool. It's a fun property with a lot going for it.

How was this palace even available??
I can not say enough good things about this property or the team who manages it. It's a PALACE right in the middle of oldtown, and quite frankly i think it's actually the only residential place there. We were blown away by the size of the place and the little details they focused on. The art was gorgeous, the accessories everywhere were great. The sound system was soooo good, with TVs everywhere -- including a giant theatre room with 9 loft beds that we didn't even know about!!! The beds were absurdly comfortable, the couch fit 10 people who all fell asleep on it... the list goes on and on. Their concierge team is not kidding about being a concierge team, these guys do it all. We even got to meet the owner himself who was so damn cool and welcoming. Honestly, if you're looking at rentals in old town and see this as penthouse as available, just book it now. If you come back, it's probably gonna be gone already. Thanks for everything Sean and Co., can't wait to come visit again soon!

Parsons penthouse
Overall we were pleased but here were the issues. 1) no silverware available for use. 2) the 7th bedroom had a couch and elevated bunk beds which was not disclosed. 3) parking was impossible because of tourists. 4) since this is a non-residential neighborhood there was a “leaf blower” every night at 2 or 3 am. Along with jack hammering starting at 6 am. In summary, we would not rent this location again for a group of golfers.
