Good chain of hotel
We booked this hotel but when we arrived there, we were told that they had a problem with the accommodation so they transferred us to the Frangipani Royal Palace. The 60's Villa seemed to be an old, rundown guesthouse from what I could tell from the garden area. We were glad for the upgrade because the Royal Palace had superb staff, clean bathroom, good location, buffet breakfast and a roof deck bar. We only had a problem with the water temperature (too hot) that took a little while to fix. Overall, I would recommend the Frangipani Royal Palace if your travel budget will allow for it.
I was placed in a double room which was dingy and needed a good clean. There were water stains to the ceiling in several places and cracks and paint peeling. You can get a lot better for a couple of extra $. I discovered in the following morning that my booking was for a deluxe twin with a balcony not the dingy room I'd been placed in and when I mentioned this I did not get any remark at all. 90% of staff just looked miserable and made no attempt to make you feel welcome. Stay at the Teahouse 50m away!!

Nice hotel in poor location
While I was staying at the Frangipani Villa 60's extensive, noisy renovations were being made to one of the neighbouring rooms. In addition, the noise made by local cats and dogs at night didn't result in a good night's rest! The hotel is located in a shabby street where lots of construction is going on, and smells from the outside drains wafted into the hotel's courtyard. Were the hotel to be located on a better street I would have given it a much higher rating, as the rooms themselves were decent and the staff helpful and friendly. I should point out that having worked and lived in Phnom Penh for more than a year (2013-14) I am well aware of what can be expected in terms of value for money in both the capital and the provinces. Hopefully hotel Frangipani will improve over the next 6 months or so.
A bit removed from town center or river front, but walkable for a walke (i"m 82 and did it, as did my wife). Moto transport waiting at gate when you don't want to spend the time walking.
We had a big room with a patio porch, wicker couch and lounge chair, queen bed. Full breakfast on patio each morning. Great.
Great!! Very near downtown area. You can walk to palace and national museum in 10 min. After that you can visit market or walk along the river to Wat Phnom and night market. No need to rent tuk tuk. And s-21 is very very near our hotel. For breakfast is delicious you can try ,except noodle yellow is too sweet for me.

Nice little hideaway
The staff were very friendly and helpful. The room was very spacious and had a mini kitchen with a cooker, which is good if you want to avail of it but it's cheaper to eat out.
The attendants are excellent. Hotel locate near the center of the city which you can walk to several attractions. Although the decoration of room is a little bit old.
I stayed three nights in this little place, the staff are so helpful, friendly and go out of their way to assist in any way they can.

Ok - will do if on a budget
Small hotel. Only about 10 rooms.
Room is lovely big, hot shower and cold Aircon. Wifi is also good.
But staff don't speak English and arnt helpful with visas or tours.
Went to the hotel next door to get visa for Vietnam.
City is a bit boring I think. And this hotel is far away from the main centre. 20mins from the river.
Would advise to stay closer to the river. Not in town.

Look for a different option
The location wasn't great. Hard to walk to any attractions. The WiFi was spotty and cut out, even in the lobby. The hot water was not regulated; leading to being hit with freezing cold water and a few seconds later getting burned while taking a shower. My biggest complaint was the staffs unwillingness to protect me and allowed me to be harassed by a tuk-tuk driver. The driver abandoned me after I had hired him for the day (the staff at the hotel hooked me up with the driver). I gave the guy at the hotel a portion of the agreed upon rate to give to the driver. The driver eventually showed up. Instead of turning him away, the guy at the hotel wait with him and both badgered me and expected me to the pay the full rate. When I went into the hotel, the driver was allowed to follow me well into the hotel with the hotel staff trying to convince me I needed to pay him. At 5:30am the next morning as I was trying to leave for the airport, the driver confronted me again outside the hotel. The security guard was there but did nothing to trying to get the guy to back off or convince my driver to leave. I was afraid for my safety and the staff at the hotel contributed to my concerns. I would highly recommend against staying here. You can find some place closer to the river front with better amenities and better staff.
The hotel is small, and cosy. It is located in a central area, easy to get to most of Phnom Penh. Close to supermarket and within walking distance to some very nice resturants and cafes. Only negative was a weak wifi but as so many places have free wifi these days in Phnom Penh, this wasn't too much of an issue. When I return to Cambodia, I will stay here again.
I booked this hotel at the last minute, on the day itself i checked it. Chose this hotel because I wanted the garden.. However, upon check-in, was informed that the rooms are fully booked (they only have 7 rooms), and was upgraded to the nearby frangipani fine arts hotel instead. Turned out the fine arts is an even better hotel (rooms and location). Really enjoyed the stay in frangipani and will book it again and again if i do go back to cambodia.

Decent mid-range room, best for 2-3 night stays
I arrived from the airport past midnight, and the guard and desk clerk woke up to let me in. There were a little unprepared for my late arrival, but better than most and I was fairly quickly in my room.
The next morning the breakfast was great and I checked out quickly with no hassle.
While I don't have any specific complaints, this is really a better hotel for a business or vacation trip that lasts a bit longer where you want a house-type feel. For just a one night quick stay, there are similar quality hotels for about half the price.

this little hotel was great for my friend and i , it was very safe ,welcoming, the food was what i aspected, air con good, out of the busy parts but easy to walk everywhere.
Tuk Tuk just out side if needed. good for a couple . NOT good for family with small or teenage kids.
I stayed in three different rooms (four bookings all for Deluxe Double) at this hotel; all of the rooms were great. On my first stay, my room was upgraded to Super Studio which contained a sitting area and balcony. It looks just like in the photos: spacious, lots of sunlight, comfortable bed, posh bathroom, and charming 60s style decor. My other stays were in the Deluxe and Standard rooms. All of the rooms were really clean. The hotel staff were friendly and the dining area/entrance has a lovely garden. The wifi was good, similar speed to upscale coffee shops in Phnom Penh. Security is a priority among the staff so make sure your guests are accompanied when entering or leaving. Overall, a lovely hotel for solo travelers, couples, or families/groups.

Clean, comfortable, but nothing special
We stayed here for one night while preparing for follow-on travel in Cambodia. The staff was very nice and did a very good job of making us feel welcome. The breakfast was also complimentary and was very good. Overall, it is a nice place, but there is really not much to the hotel. There is a small outdoor area near the main entrance and then maybe 10 or so rooms. We also looked into tours offered and were shocked to find that day tours in a tuk-tuk were being offered for $60 per person. That was also not including lunch or entrance fees. Considering you can rent an entire tuk-tuk for up to four people all day from $12-20 depending on where you are going, we felt the markup was just plain unreasonable. Overall, a clean place to stay but nothing special for the price ($30) for a queen bed.

We didn't actually stay here!
On arrival at the hotel we were told that actually it had been overbooked by Hotels.com as their system didn't shut down. We were therefore transferred to the Frangipani Palace which was really nice!

Friendly Hotel
The advertising of balconies for this hotel is not correct. I booked a room with balcony and we were given a room on the bottom level which had a door with a small terrace that faced the bar and had no privacy. The room was huge and lovely though. We did manage to upgrade to the room above which was smaller and had a huge balcony. It appears that this is the only room in the hotel with a balcony eventhough different rooms were advertised on Expedia with balconies. The manager and other staff were very courteous and helpful. A good budget hotel to stay at and in a good central location for outings, plenty of tuktuks at the door waiting to take you places.
