THE LOCATION

This is a standalone house located in the leafy, central locale of West Leederville known for its many cafes, eateries and family friendly parks. The house is also in very close proximity to St John of God Subiaco, making it an ideal base for family and friends of hospital patients or visiting medical professionals.

Having a car is optional with frequent buses to the city a 1 minute walk away, and trains to the city, Fremantle and the airport a 5 minute walk away.

The house is located at the end of a laneway bordered by green shrubbery providing a tranquil approach to the home.

DOWNSTAIRS

After entering through the front door, you will access a large open plan kitchen, dining and living area with French doors leading out to the leafy, sun-drenched courtyard. The area is fully air-conditioned with a reverse cycle air-conditioner providing cooling in summer and heating in winter.

The kitchen is fully equipped with plenty of benchtop space for making family meals. Crockery, cookware and basic herbs, spices and condiments are supplied. The kitchen features an oven, gas stove top, refrigerator, dishwasher, coffee machine, kettle, toaster and full pantry perfect for longer stays.

The dining room is warm and inviting with French doors leading to the patio and grassed courtyard. Enjoy long, leisurely meals on comfortable, vintage style dining chairs.

The lounge room is a cosy spot to unwind after a day of sight seeing or work, with a comfortable three seater sofa with chaise longue. Again, the lounge room looks out through French doors into the grassy, lush courtyard.

The courtyard is the perfect spot to enjoy a morning coffee or evening BBQ surrounded by the fragrant smell of jasmine and lemon. The outdoor dining table provides comfortable seating for 8 people and a gas BBQ is provided for easy, delicious outdoor feasts. Add further atmosphere by turning on the fairy lights in the surrounding trees and patio.

You will also find a study/designated work area on the ground floor. Being in a completely separate room, you will always be able to work remotely in peace and quiet.

Adjoining the kitchen is a powder room with toilet and sink, and a full size laundry with plenty of room for air drying clothes on rainy days. The laundry also provides direct access to the double garage.

UPSTAIRS

All bedrooms and full bathrooms are located upstairs. All areas are cooled by ducted evaporative air-conditioning in the warmer months. New carpet has been laid upstairs which is perfect for those with allergies.

The master bedroom includes a queen size bed, bedside tables and reading lamps. The room includes a full walk-in closet which is perfect for longer stays. The ensuite bathroom includes a shower, toilet and double vanity so there will be no competition for benchtop space in the morning.

The second bedroom includes a double size bed, bedside tables and reading lamps each side, with a full built in closet. The second bedroom has a great, sunny aspect outside and is not overlooked by any neighbouring properties.

The third bedroom is located further down the corridor and includes a queen sized bed, bedside tables and reading lamps each side, as well as a full built in closet.

The second and third bedrooms are in close proximity to the second bathroom which includes a shower, bath, and vanity. The toilet is located in a separate adjoining room so there are no lines for the bathroom.

GARAGE

The garage has direct access to the main house via the laundry, and is accessible via remote control which is accessible from the lock box. The garage is larger than usual, providing ample parking for 2 four wheel drives or other larger vehicles. Finding a residence with secure parking for large cars in this area is highly unusual.

CHILDRENS ITEMS

Please let us know if you are staying with small children, and we can provide various childrens' items including toys, a booster seat for meals, cutlery and a port-a-cot.

Stay for hospital visits
We had a great stay at this property. Communication with the manager was excellent and a good support for what we needed. The proximity to the hospital was important to us and the neighbourhood was lovely. Thanks Jo 😁
