VILLA FRACASSINI is a beautiful centuries' old building that will enchant you with its local traditional style that you can see in the stone walls, the red bricks, the landlords coat of arms in the garden, or the hidden well behind the elevator... you will be captured by the fusion of antique and modern style and mostly you will fall in love with the atmosphere of this small Tuscan village. Non touristic route, Pergine Valdarno, will show you the normal everyday life of the locals going to get an espresso in the morning or buying their fresh bread. everyone will make you feel welcome and if you're lucky enough to spend some days here, you will finally feel part of it.

We recommend having a car to travel around Tuscany. Would you need any support or help to find a local driver, make sure you let us know during the booking process.
Taxis are not so common, no Uber in this areas.

Private pool and garden.
Necessities such as a grocery, bakery, butcher, restaurant, bank, post office, pharmacy and police are all within short walking distance.

Pergine Valdarno is a very typical small village in Tuscany, surrounded by olive trees.
In the middle of Tuscany between Florence, Arezzo and Siena.

There’s a FREE Guide book that can give our guests some information about the "what to do" in the area. The main golf courses are about 29 km away. No skiing in this area. Tennis court is located at 6 km.

===== ACCOMMODATION DESCRIPTION =====
Villa Fracassini, is one of the oldest medieval buildings in in the small hilltop village of Pergine Valdarno. It used to be a part of the landlords' villa back in the time, and is today named after our grandmother Andreina Fracassini, who was the owner before our father.
The main entrance is from a small alley of this small cute Tuscan village. From the door a big open plan room in stones and red bricks welcomes you to the daytime part of the villa, with a dining, kitchen and living area.
There is an LCD flat screen on the wall (Netflix, Amazon Video), two twins sofas, a fully-equipped modern kitchen, and dining table for 6 people.
A glass door, on the left side of the room, takes you to the private garden with a bathroom with shower and washing machine to the left, a large table where you can dine outside, a comfortable sitting area under a marquee and the loan with deckchairs and the (half) out ground pool (size: W/L: 200 x 499 cm H: 133 cm). This garden is very special being one of the few gardens in the centre of the village. Completely walled it grants privacy to you and your group.
An elevator, that can fit wheelchairs, takes you to the second floor. A small terrace on the right of the elevator, will make you stop every evening to take a picture of a romantic sunsets on the Tuscan hills!
At the end of the corridor a small sitting area with a fashionable sofa and a painting in Da Vinci's style is the passageway to the bedrooms. A total of three bedrooms (two doubles and one twin room) with each one an en suite bathroom and A/C.

COOKING NIGHT, TOURS OF THE REGION, WINE TOURS, GUIDED TOURS

The sitting room is spacious. Very characteristic with stone walls and bricks arches.
A niche next to the table has several shelves for all dishware, wine glasses and cups. A large wooden table and a wooden cupboard that belongs to our family since generation make this room more authentic.

The kitchen is well equipped and modern with stoves, dishwasher, toaster, teapot, coffee machine, ... We provide basics such as coffee powder, sugar, salt, locally made olive oil, vinegar and little snacks. Also dish soap and dishwasher tabs are part of the kitchen equipment.

Two of the three showers are "walk- in" showers, or so called Italian showers.
Toilet with shower outside for the pool.
You will find a courtesy set with shampoo, bath shower gel and hand soap made in Tuscany with Extra virgin Olive Oil in each bathroom. Towels, carpet and hairdryer also available.

Its a fantastic place, with everything you need in the village itself and access is easy by car to anywhere you wish to travel in Tuscany / Chianti region and beyond. The house itself is really special and an amazingly unique and quirky tuscan experience in itself. It's very comfortable, and had everything you could wish for including a great lounging area outside as well as garden, pool, bbq, outside dining, sunbeds etc. Highly recommend!

We had a wonderful stay at the Villa Fracassini. The villa is very well appointed and set within a wonderful central village location. The pool is also a great feature and welcomed under the hot Tuscan sun. The villas location gives easy access to all the major sites in Tuscany with wonderful views across the village. Irene was an excellent host, nothing was to much trouble and she was always on hand to help out. We would highly recommend a stay at the Villa, we had an amazing time and made some wonderful memories.

The house is nice, we loved the big table in the court, where we regulary have breakfast. We were nicely surprised with the neigborhood. There was everything we needed, only in a few steps around. Everything is home made in a small farms near by: cheese, meat, vegetables, fresh backen bread every day. We had great time there. There was also freshly ground coffee in a cafe-bar nearby and of course a Piza-restaurant.

We had a wonderful time staying in Peregine Valdara. It is a very pretty, authentic Tuscan town. There is not a lot happening there, but there is a good restaurant and the town is located within easy reach of fun towns, restaurants, wineries, etc. Irene, our hostess, had excellent suggestions for things to do. I would not recommend this place if you are hoping for a pool. The "pool" is above ground and quite small.

Irene is the best host I have ever come across! She and her brother Edoardo gave us a wonderful warm welcome showing us around the village and explaining all the amenities. The house is stunning and it was such fun to stay in the heart of a charming community. We loved the cookery lesson and shared family meal, we had huge fun at the wine tasting and nothing was too much trouble for them. Such a personal touch with hosting a rental property was hugely appreciated by us all. We can't recommend Irene's place highly enough and will return as soon as we can!

Our stay at Villa Fracassini surpassed all expectations. Nestled in a 12th century village in the heart of Tuscany, all the amenities we needed were just steps from our door (coffee, groceries, wine, incredible local restaurant...) and we were a comfortable travel distance from so many sites. It was wonderful and Irene was absolutely amazing. She seemed to have direct access to all the information or contacts we needed in real time. She is just lovely. I would have no reservations recommending Villa Fracassini to any of our family and friends.

This quaint little village will take you back in time. It is by far the most beautiful relaxing place we visited on this trip. While every place was fantastic with so much to see, we felt truly enchanted when we arrived. It was everything we could have asked for and more. Irene is the quintessential hostess, such a great person. It was hard to say goodbye to her! She went way above the call of duty for us in so many ways. Don't look ANY FURTHER, this is IT!!!!! Small 'Village' but it does have what you need. Travel to the nearby Wineries/Arrezo/Firenze/Sienna or any other place is from a scenic point of view absolutely great! Irene takes the best care ever, house is in TOP shape, with all the things you want for a Family to stay. WIFI works perfect everywere (seems normal, but believe me the kind of trouble you get when the kids DON'T have a satisfactory internet connection!) Every rooms has its own bathroom, VERY clean, a wel equiped kitchen. The lift sounded odd when we looked for this place, but the view... Makes you smile every time you go up/down. Again, do not look A-N-Y F-U-R-T-H-E-R!!!!!

Pergine Valdarno was quite an amazing discovery for us. A beautiful place and beautiful kind people, where we felt at ease and at home right from the start. It seems that people there not only know each other, not surprisingly in a place this size, but also like each other. Irene is a host that makes things happen, and she does it all with charm, warmth and energy that you do not see often. On arrival she took time to walk us around the tiny town, introduce us to its shops, bars and restaurant, all was bathed in the soft golden early evening light and felt like we stepped into a dream. The house was big enough for our two small families, the bedrooms, each with its own harmonious view, clean, comfortable and well equipped, the kitchen was also well equipped, and the garden had a small pool at the bottom - not at all of olympic size, 'doing lengths' in it was not really an option, but it was certainly big enough to play with the kids and to cool down. I have to say that the combination of the pool and the location right in the middle of a tiny hill-top Tuscan town was not only unusual, but wonderful in its functionality and showing much creativity and lateral thinking, as were many other details of the house, all designed perfectly and tastefully. A good example is the lift to the first floor bedrooms adjacent to the ancient well discovered during the house refurbishment - the lift has huge windows - one into the garden, one overlooking the old well. Everything was near - well supplied shops, friendly bars and an amazing restaurant with a huge terrace overlooking the valley of the river Arno, past the olive groves covering the foot of the hill where the town is located. Food? Well, where shall I start? With the charming cookery school evening run by Irene and her brother Edoardo, where together we cooked the delicious pesce di maiale or 'pork-fish' (go figure!) and gnocchi with home made pesto, drunk wine and chatted till late. Or perhaps with the town's restaurant with its absolutely amazing food. Or, maybe, with the well stocked shops, where, given some more time, we would have bought our own materials and cooked our own meals eating them in the garden under the vine covered roof and an old olive tree. Do I need to add that our whole trip was a food festival? Oh, and then there were the cats. A young slim black beauty visiting the garden, a 20 years old fluffy cat who outlived his owners and now is a communal cat of the town, welcoming the visitors in ...

If you're looking for a magical place to truly unwind, this house in Pergine Valdarno is the perfect choice. The house itself is absolutely stunning, exuding authentic charm, and it has been decorated with great love and care, something you can feel as soon as you step inside. Every detail seems carefully chosen to provide guests with a warm and comfortable stay. Unfortunately, we didn't have the chance to meet the owner, but perhaps we will on a future visit. The garden is a tranquil oasis, and the pool offers a delightful spot to cool down and enjoy the beautiful surroundings. The village of Pergine Valdarno is small, but incredibly charming. Just a two-minute walk away, you'll find an excellent restaurant where the staff serve you with a smile. What's lovely is that you'll see these friendly people the next day working in the quaint little shop in the village. It really enhances the feeling of being welcomed into a close-knit community. If you want to unwind in a special place, I highly recommend this stay. Additionally, Arezzo, just a half-hour drive away, is definitely worth a visit. This is the perfect base to enjoy both the tranquility and the culture of Tuscany. Highly recommended!
