Welcome to Sugar + Salt 30A Beach House, nestled in a private gated community between the prestigious Rosemary Beach and Alys Beach. This stunning vacation property is minutes away from Florida’s picturesque Emerald Coast, known for its sugar white sand beaches and clear turquoise salt water.
The Space:
The 4-bedroom new construction home is filled with natural light and surrounded by a canopy of tall pine trees, allowing full privacy and stunning nature views to the south and to the east of the property. Watching a sunset from the dining room while enjoying a glass of wine or a lovely meal is an activity you do NOT want to miss.
The inverse floor plan evokes a magical feeling of being in a treehouse and allows coveted separation of sleeping spaces which are located on the garden level and 3rd floor. The main level boasts a spacious living area, a beautiful kitchen and a separate dining room with seating for 8. Each of the 4 bedrooms has its own smart TV, a custom closet, and an en suite bathroom. There are two bathtubs, as well as 4 showers.
The brand-new chef’s kitchen is fully stocked and provides the perfect opportunity to prepare delicious meals if you so desire. If you’d rather dine out, there are several upscale and casual restaurants within walking distance (10 mins). Our favorites include La Crema and Cowgirl Kitchen in Rosemary Beach, The Citizen in Alys Beach and Amici in Inlet Beach.
Our quiet gated community has a private pool for your enjoyment that is steps away from the house. We also provide 8 beach cruisers and a toddler trailer for your family to enjoy at no additional charge. Almost everything on 30A is within biking distance, so this amenity allows you to experience the charm of each beach community (Rosemary, Alys, Watercolor, Seaside, etc.) without ever stepping foot in your car.
Deeded beach access is an additional perk of booking Sugar + Salt 30A Beach House. The beach is a short walk away or you can ride the neighborhood tram for more convenience when carrying your belongings.
Lastly, because we are located between 30A and Highway 98, you have the option of taking either passageway to get around town. This comes in handy when 30A is congested during peak vacation times. The access is invaluable and is one of the main reasons we chose this fantastic location.

Garden Level (floor 1) – bunk room that sleeps 8 (6 twin beds; 2 trundles) + 1 full bathroom
Main Level (floor 2) – living room, dining room and kitchen + 1 half bathroom
Sky Level (floor 3) – 3 bedrooms that sleep 6 (King, King, Queen) + 3 full bathrooms
*Sugar + Salt 30A Beach House is equipped with an elevator to help transport luggage to the Sky Level upon arrival.
PARKING: Enjoy the convenience of 4 designated parking spots at our property. Additionally, we've secured overflow parking just under a mile away for your convenience.

Guest Access:
Guest will have access to the entire home. Guidebook will be sent 14 days before check-in with all info about home and local area.
Getting Around:
Just a short walk from your front door and hop on the beach tram that will take you right to the private beach access!
