There is so much to do both in town and nearby here in Pagosa Springs! Wolf Creek ski area gets the most snow in Colorado, is a favorite during winter months, and is 30 min away. Fishing, camping, canoeing, and climbing in the summer months. Hot Springs are open year-round. Hot Air Balloons will take you up for an amazing adventure year-round and they touch down on a lake. Speaking of lakes - there are 7 in the area! We also have tons of biking trails. The downtown area is full of fun to be had, and it’s about a 45 minute drive to Durango.

-The home is 100% yours just like a hotel with a professional cleaning crew that comes in right before your visit. The whole check-in/check-out process is keyless so you can drive up at any hour, press a combination on the door lock and you're in :)
-IMPORTANT: Parties and events are strictly prohibited.
-For your safety and security reasons many (but not all) of our homes have motion detectors and a security system, as well as exterior cameras.
-Lastly, please note the check-in and check-out times. We can typically accommodate requests for early check-ins / late check-outs, but we can only confirm such requests 48 hours before the date requested. The reason is we potentially have other guests coming in or leaving the same day, and cleaners typically need around 5 hours.
-Your booking automatically includes a damage protection policy. Should any minor accidental damages occur during your stay, we will cover you up to $1,750. We understand accidents happen, so we've got your back! However, if we determine damage was willful or negligent, we will charge an additional cost based on the damage itself.

- Please note our permit is for 10 people max, so we absolutely cannot host more than 10 guests at a time. If there are more than 10 people in our home, there could be significant fines from the city that you will be responsible for. We appreciate your understanding and cooperation.
Townhome Complex Rules
- Quiet hours 9pm to 7am Colorado time.
- Lodging only. May not be used to entertain or host guests not staying in the unit.
- No loud noise or music that can be heard outside the rental unit
- Parking shall occur in the unit’s garage or fit within the unit’s driveway.
o No overnight parking in guest spots.
- Trash bins to be set out and removed ONLY on the day of trash pick-up.
o If left out overnight, must have lid closed and latched to avoid access by wildlife.
o Fines may be assessed if improper trash disposal leads to wildlife disturbances.
- All Town and Association traffic signs must be followed.
o Yamaguchi Lane is a ONE-WAY / LEFT TURN street
- Respect each unit’s privacy. Patios and porches are for the exclusive use that unit’s
owner/guests. All occupants have a right to quiet enjoyment of such areas.
- All personal property or rental items of owner/guests must be stored inside the unit.
- No nuisances, hazardous activities or chemicals, fires, offensive activities, unsightliness,
or annoying sounds and odors.
-We have a no-tolerance rule about parties and loud noise, so please be aware that complaints from neighbors, notifications from authorities, notifications from our noise monitoring software, or any other proof of disruptive behavior or loud noise could result in fines of up to $1000.00, possible eviction and / or possible legal action if authorities are involved.
