EASY self check in process, no hassle with key pick up! Each guest receives access to a secure Guest Experience portal and can reach us by chat, email and/or text message. 

== RENTAL POLICIES ==


- No smoking (min $250 fine)
- No pets allowed (min $250 fine)
- No events, parties or large gatherings
- Primary renter MUST be at least 21 years old to book, must be staying at the rental property with other guests, and is responsible for all guests and visitors
- Submission of Photo ID or Passport may be required (simply upload into Guest Experience portal)
- Signed Rental Agreement required for each booking (sent by email and text to be signed electronically by primary renter)


Pool Heat is not included in the reservation. The cost is $30.00 per night with a 3 night minimum required. Please let us know if you would like to add this amenity to your reservation at least 3 days before your arrival.


The Grill is INCLUDED in your reservation for this property. This is a great savings, as most properties charge a fee to use the grill.


Toiletries and Household Items: We provide a starter pack for each reservation (including toilet paper, paper towels, trash bags, dish tabs, laundry detergent pods, bar soap, shampoo, conditioner, and body lotion). Any further items needed will need to be provided by the guest.

Guest Access:
NO SHOWS, LATE ARRIVALS, EARLY DEPARTURES: We will not refund any monies should a guest decide to shorten their stay. Guest is responsible for payment of all nights confirmed, regardless of guest's late arrival or early departure date. No shows, late arrivals and early departures will be charged the full amount for the entire reserved stay.


LATE CHECK OUT/EARLY CHECK IN: Check in time is 4pm, Check out time in 10am. These times are STRICT due to our operation schedule. Guests who do not check out of the property by 10am are subject to a $150.00 fine. Also, guests who arrive to the property prior to 4pm are subject to a $150.00 fine. Any check in/check out times other than 4pm and 10am MUST be approved by De Paula Realty.


NO PETS: No Pets are allowed. A $250 per pet fee will be charged if there is any report of pet hair on bedding and sofas. The violation of any terms of this pet policy subjects the guest to additional fines or termination of the rental period.


NO SMOKING: No Smoking is allowed in any of the properties and there may be a fine imposed ($450 charged to your credit card) or immediate removal from the property.


MINIMUM AGE: We will not rent to vacationing students or singles under 21 years of age unless accompanied by an adult guardian or parent.


PROPERTY DAMAGE: If you damage the property you will be charged accordlingly. If any issues should arise, please be sure to contact us IMMEDIATELY.


CLEANING:The departure cleaning fee will also be required on all reservations and will be applied to each property booked. If a guest is staying more than one month in the same rental unit, the fee will only be charged on the final month. A thorough cleaning of the property will be carried out before and after occupancy. It is expected that you will leave the property in a reasonably clean and orderly condition. Guests will be charged for any damage, loss or breakage in the homes or on the premises during your stay, including stolen items. If you have not vacated the unit before the cleaning crew arrives, and they are unable to clean the unit, you will be assessed an additional extra night. There is no daily maid service. You can always add services during your stay for additional charge.

Great Stay, weird smells.
It was a great stay! The rooms were nice, and we loved the Disney themes! The only downside was the smell. Smelled kinda funky, but we got used to it.

The townhouse was in a great location. The property management answered all questions and concerns promptly. It was new and clean and nicely decorated. The only downside was that only one bedroom had a tv.

Need to let customer know there's no wash/body cloth to wash and no way to control the temperature in the home and it was cold. Was told that code will be e-mail to me to open the home and it wasn't. Use told the way of Communication was delay due to their system

DePaula Vacation Rental
The location was beautiful and convenient. The property itself had so much to offer. Our own little pool and a water park that we thoroughly enjoyed.. On the other side of the spectrum; the dishwasher didn’t work (I tried to contact vacation property with no response during our stay). There was very little line for showers or for doing the dishes. So we bought those. And the condo itself was nice but definitely could use better cleaning for sure. Overall good experience and we will return.

The only issue we had was that the pool was not heated after requesting the pool heater be turned on 3 days prior...the pool was uncomfortably cool for the first 2 days...the house could use some minor touch on the drywall and trim..

Family Disney Trip
The property size, location and amenities were excellent. We enjoyed the private pool and the water park. The location was excellent as it was close to Disney, shopping and many restaurants. It was clean except I would recommend a good washing of the baseboards. Beds were extremely comfortable and clean, and kitchen well supplied. My only concern was lack of information prior to our arrival, I tried to contact the management with some questions prior to our arriving and had great difficulty getting responses. In the end, a huge thanks to Erica who was able to get me assistance from Emma and get all my concerns answered. After our arrival I received lots of communication from them so not an issue. I would book this property again but not through VRBO because there were many hidden fees added on by them that were not included in the price of the property showing on their site. Overall a great property.

Disappointing
Layout of house was great but incredibly dirty with mold, mildew, dust and dirt everywhere. Would totally fire the cleaning company! Kitchen not well stocked at al, one dishwashing tablet for the 3 days just to find out on the last day that dishwasher didn’t actually work. Management company not very communicative and did nothing to improve situation. Checkin took more than 30 mins in a car line waiting to get in. Lazy river and rides were great, took 40mins to order drinks though, but staff were great.

Disappointed
The positives- space, location, decor and some amenities. The negatives- the pool was full of algae and wasn’t fixed until our last day so we couldn’t enjoy it. House was t very clean. There are minimal amenities and lacked many things I’ve had in other VRBO’s, including kitchen stuff- most places encourage you to leave behind leftover things like trash bags, paper towel etc, so other guests can use them if want to. There was one roll (not even new) of toilet paper per bath and one (1/2 roll) of paper towels and one trash bag, There are only a handful of bath towels, no wash cloths or dish cloths. So, if you rent this place, certainly stock up on necessities before you get there. The most disappointing part is the lack of response and willingness to make the pool situation right for 5+ days. Still waiting…. We have a 10 year old who couldn’t use the pool except for our last day.

Choose a different property for your vacation!!!!
The unit looks exactly like the photos. But the cleanliness of the unit was extremely poor. The master bedroom had trash in the bathroom trashcan from I assume the previous tenants. The shower curtain and liner has pink and brown stains on it like it has not been changed in a year. Absolutely gross! We had 8 guests and 8 towels and wash clothes were not provided so we had to purchase our own since we arrived to the unit too late for anyone to respond to us. I assume some of their property dishwashers do not work because ours and another renters that we met outside said theirs also did not work. Even after flipping the breaker there was no luck. To top it all off the Air Conditioner failed in 100 degree weather that we had to sleep in. They couldn’t send their AC technician until the next day who did not knock!! The technician put in the code to the front door and just walked in!!! No announcement whatsoever! To have a stranger walk in the unit while my family and friends are in the unit is completely unprofessional and unacceptable!! The entrance gates to the property also did not work properly. I asked to be compensated for the inconvenience and instead I received no response regarding that. The only good thing about this property is the water park !!

Very disappointing
Upon arrival mass chaos at intersection into the guard gate entrance, and the gate closest to our location was broken our entire stay for entering the property. People were constantly going in through the out side of the gate to avoid the long tie-ups over at the main gate. Absolutely no supplies--Toilet paper half a roll in 2 bathrooms for 6 people. Not even a small soap for handwashing at any sink. Zero paper towels, napkins, or tissues, and two trash bags for entire stay. One dishwasher tablet for entire stay. Absolutely nothing such as even salt or pepper in kitchen. Busted in cabinet front in lower kitchen cabinet, dishes in the cabinets were very dirty (not washed well if at all). Conflicting instructions on use of grill which was too nasty to use anyway. The small personal pool at your apartment was nice, but the advertised community lazy river and big pool was too far from our housing site to walk to it. The decor in the apartment was lovely, but not all the electric outlets worked in several rooms and the TV was not set up for good viewing and there were no clear instructions on use of the TV options. Loveseat blocked a sliding door to the outside pool but another in dining area was operational. Very poor communication from the de Paula Resort contact # when we contacted them about questions we had. Listing stated that all beds were queen size beds but they were only full size beds. Very unhappy with the experience overall. Wouldn't recommend at all.

My vacation started with arriving after a 4 hour drive with a 3 year old sleeping in the car to opening the front door of the property to come in and a alarm going off at 10:30 at night. I began calling the management company so they could provide me the alarm code and received no answer. I emailed called text nothing. So now I'm sitting outside waiting for the cops to arrive with my daughter in the car I finally get a call from the management company a hour later and they tell me that it impossible for a alarm to go off because the house has no alarm. I let her hear the alarm ringing and then she tells me she doesn't have the code or even know the alarm company and she will need to send out a maintenance worker who should be here in about 30 to 45 mins. 45 mins later he arrives its now 11:45 and the maintenance guy arrives cut the wire and remove the alarm panel from the wall. At this point the resort security had arrived and told me it would be even worst with the Osceola county police department if he cuts the line. That he would contact them to make sure they are aware so they don't come into the house while we are inside. At least he was really nice. This is Day 1. The rest of the trip was not any better. The outside of the house was full of garbage every where. The wifi did not work I asked for them to repair it and they came out and still did not repair it. The bathtub water sits in the tub after you shower. The last day while we are in the living room watching tv first thing in the morning in our pj and undies a strange man comes into the back of the home. I went outside to tell him he was not allowed into the property and he told me he was there for clean the pool to call the property manager cause he need it to do it now. I contact them and the response I received was let them do there job. I think these are things that should have been taken care of before and after I arrive to a property. Not while I'm in the living room with my daughter in her underwear. The fact that they didn't even know they had a alarm in the property was mind blowing. Made me feel like I was being scammed that maybe they were not the property owners. Need less to say I will never be staying here again and will not recommend it to anyone.
