Megan Manor is our spacious 3,000 square foot home with private pool and spa. It has 5 bedrooms, including 2 King Master Suites, 4 full bathrooms and 1 half bathroom and and has more than enough room to accommodate families up to 10 people.
All bedrooms have flat screen tvs/cable including 40' in both the King Suites. All beds, 2 King, 1 Queen and 4 twins come with the highest of quality and comfort Euro-top mattresses. Free Wi-Fi, long distance calls in U.S. and Canada, big screen tvs, cable with HD. Relax on the large covered lanais and enjoy our private pool with cascading spa overlooking one of Aviana's ponds.
It is located in the private gated community of Aviana Resort which is 5 minutes away from golf courses including Providence Club, Champions Gate Golf Course and within 18 minutes to gates of Disney Theme Parks. So many options for dining close by or eat at home using our fully equipped kitchen.
Megan Manor is a beautiful private corner lot backing onto a conservation pond with all furnishings and decor, bedding, etc.. Enjoy the large covered lanais and pool deck with tables, chairs, 2 loungers and child safety fence. take a swim in the private pool with optional heating (extra cost) under Florida sun or at night with underwater lighting. relax in the bubbling spa to rejuvenate after a day of golfing or theme park hopping.
With all the options of dining close by we wouldn't expect you to need to cook but your kitchen is fully equipped with everything you may need to cook a snack or a feast. Refrigerator, microwave, toaster,coffee maker, gas stove (with instructions), ample cookware, dishes, utensils as well as a dishwasher and garbage disposal to help with clean-up. Enjoy your meal in the formal dining room or use the large breakfast nook and or large kitchen island with 4 bar stools.
There are two sitting areas, one adjacent to the dining room and the other off the kitchen with view of the pool and patio. Relax and watch our 50 ' HD tv or walk through the laundry room to the garage area to play foosball.
There are 2 huge Master Suites, one on the upper floor and one on the upper floor. Each comes with a 40 ' tv to enjoy from the King size bed with 'Euro' pillowtop mattress. Each also have large ensuite bathrooms with separate tub and shower as well as oversized walk-in closets. There is a large Junior Suite with Queen bed and flatscreen tv across from a separate full bathroom as well as two large twin rooms with flatscreen tvs and shared full bathroom, all with the same 'Euro' top comfort.
For your convenience there is a pack and play crib and highchair, free Wi-Fi, cable with HD, free long distance for U.S. and Canada, hair dryers and ceiling fans.
The resort includes access to it's clubhouse with fitness center, zero entry pool, hot tub, kids playground, sand volleyball court, putting green, business center with computers, printers and fax.

We had a great trip, the house was large and had everything we needed. The pool and hot tub were so relaxing! Dave was great with communication, we never needed to contact the property manger, but we were provided with her contact info if needed. Communication was great start to finish. This house is a good vacation home in a good neighborhood. It is in a great location if visiting WDW. 25-30 minutes from all parks. Our two adult and one teen children loved the pool and hot tub. All communication from Dave was very good.

Beautiful 5 bedroom pool home in gated community
The house was even prettier than the pictures. Two luxxurious master bedrooms with ensuite, plus more than enough bedrooms and bathrooms for our group of 7. Pool was clean and had nice sunning area. Aviana resort also had a nice swimming pool and gym. Area is a short drive to Disney attractions. Definitely would like to stay there again.

Great location for disney
The location is great for Disney, about a 30 minute drive. Close to other stores for grocery runs. The property manager was fantastic and responsive, a pleasure to work with. We had issues with the pool/hot tub being heated during our stay, but the property manager was easy to communicate and ultimately discovered the issue. The community the home was located in was lovely as well. The house was spacious and just what we needed for our family to relax between park days.

We loved our stay at Megan Manor!
My sister and her family stayed with us. The 5 bedrooms and 4 1/2 baths were perfect for the 9 of us. Since we were there in Nov/Dec we asked for the pool to be heated, which was fabulous after a long day at Disney. Especially loved the hot tub for tired and aching feet! We would definitely stay here again! The only negatives were that some of the blinds were missing slats, the carpet was worn in some areas, also issues with the air conditioner. There was at least a 20 min drive to Disney.

Fun in the Sun
The property was in a good area on Hwy 17 as other roads are very busy. It is a gated community and well kept. There were 7 of us and we had lots of room. Pool was awesome as we had it heated and person very friendly and helped us out when needed. Property management people very good to work with. Any problems were solved quickly. It could benefit with the carpets cleaned on stairs as well as upstairs.

Lovely house
The house was beautiful and had everything that we needed. Dave was really responsive throughout the whole booking process and any queries were quickly dealt with once we were in the property but the on site contact. We paid for the pool heat and struggled to get my daughter out of the pool! The only minor negative was that some of the furnature could do with a revamp but nothing major. With traffic the parks were around 40 minutes away. Would definitely recommend this place for anyone wanting a bit of peace whilst not being too far from the parks.

A perfect home for our perfect first trip
Upon arrival at the house we were wowed! The house was clean, and all set up for our arrival. We chose this house due to the lack of knickknacks and other items that could break easily but despite those it was still decorated tastefully. The pool was wonderful and while the hot tub wasn't "hot" it was perfect after a long day at the parks. The bedrooms were gigantic, I could have probably fit my entire family in one room, and the bathrooms were wonderful. All in all it was exactly what we were looking for to help our family of 10 enjoy the parks and Florida. Our only issue was the codes we had did not work and getting in and out of the community gates could be hit or miss depending on the time of day or night.

I picked this place because of the bedrooms and was not disappointed. 2 master suites were perfect along with queen room and 2 kids rooms that were decorated so cute. It was a hit with our 3 year old grandson. Another positive was the pool heat. Warmest pool ever and hot tub and we used almost every day. Melissa hit on a lot of the same issues we had with a lot of wear and tear. House needs some modern touches and definitely new carpet upstairs. A smart TV would be great. Privacy screen on bottom portion of pool area as sidewalk is very close would also be an improvement. We did not stay for Disney purposes but rather golf, so the location wasn’t the best for traveling north as it’s very heavy traffic. We traveled South (Haines city and Davenport) for shopping, golf and dining. We went to the resort playground often. Resort pool was nice but not heated. Overall we enjoyed our stay. Dave was one of the most responsive hosts we’ve had.

Senior Trip for our daughter and friends
This location was great. Size of property was perfect for our group of 9 adults and teenagers. Unfortunately the house is showing a lot of wear and tear and I think the listing stating it is newly furnished needs to be amended. There are many things broken or in disrepair. Downstairs master bath towel ring falls off the wall and shower door doesn’t stay closed. Light bulbs need to be replaced. The carpet leading upstairs and in the upstairs needs to be replaced badly. Its almost a tripping hazard because its so loose and definitely needs to be cleaned. The walls in every room need repainted, but specifically the downstairs master bathroom. Chips and stains everywhere on the walls. One of our beds had a baby pacifier in amongst the sheets...doesn't make you feel too good about the cleanliness. Our stay was great, but this house needs some TLC!! We paid extra for pool heat and enjoyed the pool and hot tub a time or two.

Great Stay!
We had a great stay at this house! It was spacious, clean, and very comfortable. The pool and hot tub were wonderful, and finding a functional grill (with a full propane tank!) on the back porch was a bonus! The kitchen had the tools we needed to make basic meals. It was a pleasant surprise to see a welcome packet with dish detergent and dishwasher pods. There were even some basic spices, which really came in handy! It was also great to find some basic supplies for the bath. This house had everything we needed and we were not disappointed in any way. The neighborhood was quiet and felt very safe. The clubhouse was great, and the gym had a good amount of equipment. The only thing that wasn't absolutely perfect was the interior of the house was just the tiniest bit shabby. We didn't care about that at all, but I wanted to mention it in case it matters to someone who is considering booking the house. The communication from the host was excellent. We had all the information we needed and it was communicated clearly. We had a wonderful time, and I highly recommend this house as a great place to stay for a group of up to 10 people. We may come back here sometime and bring our extended family to fill up all the extra space!

Very nice, comfortable stay
Our group of two families (four adults and six kids from age 9 to age 17) visited for a week. The house was very clean and I was told by the owner that some new paint and decor had recently been put up. We enjoyed the thoughtful touches like pool towels, throw blankets on all the couches, and plenty of comfortable bedding. The pillows were great and the mattresses good quality. We only had one minor issue of the pool heater not working our first day and that was fixed by the management company pretty quickly. The dishwasher is the only other thing that I had any negative feedback about. It just didn’t do the best job of getting dishes clean, even with us using a premium dishwasher detergent. We hand washed when we needed to, so not a huge deal. Overall, we loved all the space and how comfortable we all felt coming “home” each day after being out and about in the theme parks and such. I’d definitely recommend this home!

There is a strict no smoking policy, however upon arrival the house reeked of Marijuana. The manager suggested febreeze spray to get rid of the smell but sent over and air freshner. The master bathroom leaked everytime it rained. The carpets were visibly dirty. The owner was nice and apologized when i reported the issues to him. I just expected more.
