"It was a beautiful space. Plenty of room for our family of 5. We have 2 adult children and a preteen. Family loved the apartment. It was convenient to go shopping and sightsee. Our luggage was lost and when the airlines delivered it, the staff was able not to put it in our apartment while we were out. I would highly recommend for a family visiting Venice. "

"Really enjoyed this hotel. Great location, 10 min walk to station and bus station. Lots of shops and food places around two great pizza places within 2 min walk. A very cheap supermarket in the alley next door. Room spacious and clean, hot water, great view to canal. Fridge and safe and bottle of bubbly in room. "My wife and I enjoyed two nights at 312 Piazza San Marco. Our hotel room was very clean and comfortable. The location is fantastic and very close to all main attractions. Asela was very hospitable and welcoming. He arranged quick transportation on several occasions and a tour of a Murano glass factory. We would highly recommend this hotel!"

"Hotel bien situé à 5mn a pieds de la gare. Chambre spacieuses avec machine à café. Petit déjeuner correct et varié. Nous avions pris deux chambres, une donnait sur la rue, spacieuse et lumineuse. L'autre donnait sur un mur , obligé d'allumer les lumières en plein jour. Le point vraiment négatif est le bruit, les chambres étant très très mal isolées, on entendait le voisin ronflé ! "We enjoyed the property and the areas around it, it was an easy walk to the beach and had grocery stores and restaurants in the surrounding areas. However, we found the customer service and amenities disappointing. We were not provided with a change in towels or bed sheets throughout our 11 day stay. As well, after one roll of toilet paper we had to go buy our own. One of the staff was reluctant in calling us a taxi. "

"Hotel is average three star very similar to other along the beach. The reception staff are friendly. Breakfast good - lovely bread and fruit but eggs and bacon greasy. Our room was small and dark with no room for cases or bags and only a small space round the bed. It was difficult to open the doors to the balcony as these opened onto the bed and likewise the wardrobe. This was okay for one night but any longer was claustrophobic. Overall everything looked a bit tired."
