Waterside Cottage - sleeps 8 guests in 3 bedrooms

Waterside is one of 6 cottages within a large converted 1700s stable building set among beautiful scenery with ample farmland & woodland walks. Take advantage of the peace & quiet relaxing in our gardens, taking in the scenery. Or go exploring around our grounds, enjoy the duck pond & see the wonderful wildlife. Children will enjoy the games barn (open all year, wrap up in the winter) with a pool table, Air hockey. table tennis & toys to enjoy. There are swings & climbing frames around the grounds.
Located across the farm (a 2 minute drive or 10 minute walk) at the north end is our outdoor heated swimming pool & Grass tennis court (open from May to the end of September). We operate a booking system for those that would like a private swim and there is also a free swim session where all guests can use the pool at the same time. On the opposite side of the farm there is our hard tennis court which is open all year round.

Lovely Stay
My family and I chose to stay here to celebrate my birthday, having previously enjoyed a wonderful experience in Gaffers Cottage for my uncle’s 50th. This time, we opted for a slightly smaller cottage, as our group was a bit more intimate. I wholeheartedly recommend this retreat to anyone; the owners, who have known my family for years, are truly kind and genuine people. The setting is breathtaking, and each cottage is beautifully appointed. We look forward to returning for future stays.

Lovely stay
The accommodation was very clean and comfortable and Jack and Sheila were fantastic hosts, catering for all our needs and requests. The whole site, with the games room barn was great. We used the barn for line dancing which was ideal.

Peaceful seclusion
A fabulous location down a gated farm track to a beautifully appointed converted coach house. A perfect setting for relaxing amid the countryside and within easy distance of Oxnead Hall where we attended a wedding. Friendly hosts. Would highly recommend.

Review spixworth cottages
This is our third stay in spixworth cottages. They are allways clean , and comfortable. The play barn and swings are amazing, especially if it is raining ! Location is perfect for bewilderwood, norfolk alpacas, canoeing, tubing and many more activities. The owners are are very pleasant and allways available to help.

Outstanding - a gem
Part of me doesn’t want to post a review because if everyone knew how lovely this place is we would never be able to book again! Idyllic, peaceful, comfortable cottage with everything we could need. The games room was a particular hit with the children! A warm, personal welcome was a nice touch and we enjoyed being able to wander around such lovely grounds/fields. Thank you for a wonderful stay!

Excellent stay
Brilliant place to stay. Well off any roads on its own private drive so nice and quiet. Cottage was spacious and very comfortable with views of surrounding fields and the pond. Deer were in the fields in the evenings and lots of birds. Cottage has everything you need for your stay. We particularly like the walks on site through fields and woods. There is an excellent hard tennis court set in beautiful gardens and a small outdoor swimming pool also set in gardens in a peaceful location which we enjoyed on one of the last warm summer days. On a wet day there are indoor table tennis and snooker tables too. This was our third stay all in different cottages and won't be our last.

Two one-night stays
I stayed at Spixworth Hall cottages last year with my family. We had some a great time - it's in a very idyllic spot, the owners are super friendly and there are good facilities on site for families with kids. I needed somewhere to stay at short notice when I had a couple of weekends away in Norfolk so I contacted Kim to ask if they had any rooms, and she very kindly accommodated us. The cottage was spotless and comfortable. Don't hesitate to book this place.

A wonderful place for all ages
We had a wonderful time here. We actually rented both the granary and waterside as we had a big family gathering and needed to fit us all in, which they did with great comfort! the beds and sofas and everything was comfortable. Each kitchen had everything you would need for whipping up a culinary delight or even a BBQ! There were lovely touches like milk in the fridge and some yummy biscuits. Both Jack and Kim helped us when we needed something and checked in with us over the weekend as they where around about. The new games room is brilliant fun and as we had both young and old in our group the games rooms served as all well. All the facility’s are perfect for all those ages too, from dart boards to playgrounds and not too mention the epic swimming pool we would come here again and again!

Fabulous Family Weekend!
We booked both Waterside and Granary Cottages to celebrate a family birthday. It worked incredibly well for both adults and children (ages 17 - 7). The games barn and outdoor pool were a real bonus keeping everyone entertained. Enjoyable walks around the grounds too. Check in was straight forward. Comfortable beds and good quality bed linen. Well stocked kitchen utensils and pots/pans.

Excellent stay with wonderful facilities for young children
We had a fantastic family stay in waterside cottage. The hosts were very accommodating and provided all we needed. The facilities were fantastic for our your children (3 and 5)- including the games room and swimming facilities- as well merely wandering and exploring the grounds!

Fantastic activities all on site at no extra cost
We loved our second visit and brought family this time. Good comfortable well equipped cottage with its own outdoor space. Made good use of the swimming pool, games barn & tennis court. Plenty to do in the area with coast less than half hour drive. We all loved our week & wanted to stay on.

Comfortable and relaxing week away.
We enjoyed a lovely week staying in waterside cottage. Spacious and full of character. Sheelah and Jack are very helpful and try hard to meet their guests needs. We swam daily in the heated pool in pre-bookable slots so we had the pool to ourselves which was a joy. We visited Wroxham, Gt Yarmouth, Norwich and the coast as nothing is far away-superb location. The local pubs are good, especially The Black Swam. Brilliant outdoor timber play area but the games room could do with some newer equipment and signs to encourage families to respect equipment and leave the space tidy! We had a super week and would book again in the future. Thanks Sheelah and Jack.

Local lad returning from Australia
I lived in the local area for over 30 years before moving to Australia and never knew this hidden gem existed. What a beautiful, secluded, peaceful and safe place to be based at. Waterside cottage had loads of character in keeping with the entire building but is very comfortable, clean and had everything we needed for a home from home. The kitchen is modern and well equipped, the bedrooms are spacious with comfortable beds and having a bathroom on each floor certainly made things easy for our family to get organised each morning. The gardens and surrounding area is full of wildlife and our 2 year old granddaughter could not get enough of the freedom to run around exploring. Sheila and Jack are very warm and welcoming and are happy to help wherever possible. I wish I could write a bad review so it’s not booked next time we visit lol. 10/10 the website does not do the cottages justice and we definitely won’t have to go searching where to stay next visit back home.

Gorgous countryside cottage
We have absolutely loved staying at Waterside cottage for a long weekend with family and friends. This cottage was perfect with little kids and dog. There was a games room and playground to entertain the little kids and lovely countryside for dog walking. The location was perfect, accessible to Norwich and to other places, definitely need a car to stay there.

A late September break
What a wonderful setup and area. On arrival Sheelah checked with us that all was as expected. The Cottage was perfect for our stay. The swimming pool booking system was excellent and complied with Covid distancing rules well. We think that this system should be continued as it allowed us to play with our Grandchildren without worrying that you would be disturbing more serious swimmers. Talking with Sheelah we were told that the kitchen was going to be upgraded although it was suitable for our needs. Could do with a breadknife and a larger chopping board. We would particularly commend Sheelah on her response to our early morning call (07:15) when the electrics tripped. Her response was swift and with good humour. Fault was found and fixed.
