The Space:
Newly renovated & refurnished with brand new, super comfortable Simmons Beautyrest pillowtop mattresses in each bedroom, you can wake up to water views and the sound of the waves each morning.
The first floor includes a queen bed with adjacent full bathroom and a slider out to the deck. The first floor also has a den/study room with a pull out sleeper sofa. The second floor has three bedrooms, one featuring a queen bed, one King suite with private bathroom, and a twin bedroom that can easily be set up as a king bedroom if desired.
The first floor living, kitchen and dining area is cozy with room to relax and socialize. Enjoy lounging on your own private beach, dining on the south facing waterfront deck, or unwinding around a gas fire pit in your private yard. With kayaks, paddle boards, and a ping pong table, there is plenty to do at home, or you can easily take the shuttle into town! A heated outdoor shower allows for easy cleanup after enjoying the beach, and a washer/dryer stands ready, as well! Please reach out with any questions or to check on any special pricing. The 2 bedroom home across the street is also available for rent, if you're bringing a larger group and need room to spread out.
The Neighborhood:
3-10 minute drive to a varierty of Truro and Cape Cod National Seashore beaches, 3 miles east of Provincetown center. Hike the dunes, take in a whale-watch, visit the galleries of PTown, 18 holes at Truro's Highland Links Golf Course or stroll the village of Wellfleet searching for the perfect spot to slurp a dozen oysters.
Getting Around:
Easily drivable, bikeable, and conveniently located on the Provincetown shuttle route, which can take you to town every 30 minutes.
Other Things to Note:
• Pets: Pets are permitted with prior approval and payment of the pet fee(s). Please inform us promptly upon booking about the type, age, and name(s) of pet(s).
• Smoking: all Lexvest properties are smoke-free. To respect the homeowner and other guests, smoking is strictly prohibited inside all buildings and within 50 yards of buildings and/or outdoor amenities. If you smoke, we reserve the right to charge a $1,000 smoke remediation fee.
• Parties + Gatherings: due to local community rules and guidelines set by the owner, parties and gatherings with guests in excess of the maximum guest count are prohibited at this property. We cannot accommodate weddings, or any events with outdoor music, catering, excessive alcohol, etc. Any party or gathering is grounds for immediate termination of your stay and removal from the property with no refund.
• Drones and fireworks are prohibited on property.
• Cleaning: the property is professionally cleaned prior to your arrival. For longer stays, we require professional cleaning by our housekeepers every 2 weeks; guests can arrange and pay for this cleaning with the manager. Regardless of the length of stay, we reserve the right to assess fines for excessive cleaning, trash removal, and property damage.
• Rental Agreement: to ensure a safe and comfortable stay, the owners of this property require that all guests sign a Rental Agreement that clearly sets forth the terms and conditions of your stay. We send the Rental Agreement with your booking confirmation and we require your signature within 24 hours; we reserve the right to cancel your booking with a 15% cancellation fee if we do not receive a signed agreement.
• Guest Count: please reserve the property for the actual number of guests in your party; no additional guests are permitted without host approval. Guests may not sublet the property.
• No refunds: while we make every effort to ensure that the property and all amenities are available to guests during their stay, we make no guarantees and we do not refund guests for unavailable amenities; utility outages; weather, etc. We advise guests to exercise caution in inclement weather. Guests bear all responsibility for their safety and ability to access the property.
• Damage Waiver: to protect the property and its contents, we require guests to purchase an accidental damage waiver with $2500 of coverage. Please report any damage immediately to us to avoid charges or responsibility for damage. Guests are responsible for any intentional damage, removal of items from the property, and any damage not covered by the Damage Waiver.
• Early Check-in / Late Check-out: during the busy summer season, it can be difficult to accommodate early check-in or late check-out. If you are interested in arriving early or departing late, please contact us in advice. If we are able to assist, we reserve the right to charge a small fee, which helps us recoup the cost of rescheduling cleaners.
We urge guests to pay close attention when enjoying nature, weather can change quickly and wild animals can be surprising. Because temperatures in the mountains can fluctuate widely, even in the height of summer, we recommend packing sweaters and light, cold-weather gear just in case. Depending on the activities you plan, we recommend packing hiking, running, swimming, horseback riding, and/or running gear. We also recommend that guests consider spraying clothes with Permethrin when walking outside, to help avoid ticks. In winter we recommend guests pack several layers of warm clothing and ensure that their vehicles are ready for potential snowfall. For other clothing, most all venues around are very casual.
