Clean/ comfortable apartment
Enjoyable stay, clean and comfortable apartment with fully equipped kitchen. Large balcony with great sea views but very noisy. Grocery stores/ bakery nearby. Took us 40 minutes walk to the old town from the apartment but it is right on the tram stop and takes only 10 minutes by tram.

Perfect Location on the Promenade
I have procrastinated in writing this review due to mixed feelings. This apartment is absolutely beautiful, private, and wonderfully located. Everything in Nice is walkable from here. The view from the balcony is spectacular. The apartment is spacious with a very well equipped kitchen for any type of cooking. The master bedroom is quiet and comfortable. Air conditioning works well. Some minor repairs are in need such as.. lights on bathroom vanity mirrors, bedside table and lamp adjustments, and absolute lack of any operational manual for stove, washing machine. Check in and out are mostly "hands off" as property manager is off site and clearly does not wish to attend. He was available by phone for any inquiry. The reason for the average rating is an important one. The second bedroom ( which fortunately we did not use or need) has a terrible visible mold issue in the closet. It is obvious (by odor) when you enter the bedroom and quite shocking to see on the interior wall of the closet when the door is slid open. We personally would not sleep in this bedroom, and if we were traveling with another couple....would have not stayed in the apartment. The owner is aware of the issue and its cause and is awaiting repair by the building. The owner does not see it as an issue of health or one deterring rental of the apartment. Garbage disposal is in the basement where it is more than obvious mold is also an issue. If and when the mold issue is addressed, WE WILL RETURN!!!!

Received info day before on how to get the key to the apartment and that was straight forward. Apartment was great and as described. Everything worked fine no issues at all really, amazing view and although the road is busy outside the apartment, once all the doors were closed it was pretty quite and was able to sleep fine, the only thing that would put me off returning is the daytime traffic it’s very busy all day long and when sitting on the balcony the noise from the traffic starts to get on your nerves, but if you don’t mind that then it’s great. Thanks also David for sorting out any minor issues we had immediately.

SUBLIME apartment, Incredible View, Odd Decor, Loud traffic
No complaints at all, except that we could not watch TV, because the apparent instructions were in German. No problem. Who watches TV on holiday anyway? Last day treat was a 7,000-runner Marathon for the May Day weekend, right along the Promenade des Anglais, so we had a front row seat on our balcony. It was a nice break from unrelenting, noisy traffic, but the interior is quiet if one keeps the sliding doors closed. I cannot exaggerate the comfort of this apartment. It was immaculately clean and tidy, with lovely bed linens and towels. It has everything: dishwasher, laundry washer, convection cooktop, WiFi, big fridge, and beautiful floors. The decor was a bit "specific" with everything white, all tables of glass, and amusing artwork. It's got a perfect view of the bay, but is only a pleasant 25-minute walk to downtown and Vieux Nice. Highest recommendation!

Property was great and as advertised. Amenities were nice although the bathrooms were a little unusual. The en-suite had a shower and sinks but no toilet. Building was secure and felt comfortable. Getting information as to the access to the property, (coming in on a Sunday when apparently no one is available was problematic). I dealt with 3 people and had to make repeated phone calls to find out how I was to get the keys. We were able however to get the keys early and this was accommodating. It is just a major frustration when, after paying for the entire stay days in advance, we were given the details for access (a drop box key pick up) only 24 hours in advance of our stay. We were not given any instructions as to garbage disposal, recycling etc The codes for the internet that were left on the table were incorrect and the details for using the TV were not there. Additionally the air conditioning failed the day we moved in, which meant an uncomfortable night in the 30 degree heat. This was resolved the next day when David sent his wife and the A/C company to assist us and bring us the keys to the garage. She was a wonderful lady. There were no instructions re the operation of the stove (It is not intuitive!) but we were able to find the details on the internet for the brand of the stove. This should not have been necessary. The unit is well equipped with linens, cooking and eating utensils etc and the only small item that was missing was a dishcloth which we purchased. All in all we had a great vacation there and it is in a beautiful spot but the arrival issues did not get us off on the right foot.

I would not hesitate to rent this apartment again. It felt like home with a beautiful view of the sea. I have some suggestions for improvements: Replace outdated items - trash can and pillows on the balcony, clean the floors, provide instructions on how to use appliances.

Un temps merveilleux !
A delightful apartment. Comfortable, tastefully decorated in the French tradition, comfortable beds, quality bedding, good climate control, kitchen has all the necessities, incredible views of the beach and the azure Mediterranean across the street. The full moon was absolutely magical. Good sound insulation from street noises when double sliders to balcony are closed. Key pick-up was easy, we arrived a little early and they accommodated us. Jean the owner was very responsive. We had a small issue with the WIFI when we arrived. He responded to my text in a matter of seconds, problem solved. Location is perfect. Supermarkets, bakeries, coffee shops, restaurants, stores, all within a five minute walk. Have dinner in Old Nice, take a 35 minute stroll back to the apartment along the Promenade des Anglais. It just doesn't get any more romantic than that.

Ideal location
Our view of the Promenade des Anglais and the Mediteranean Sea was supberb while sitting on the spacious private patio. The location allowed us to be close to everything we needed even the Tram behind the building. Everything was spotlessly cleaned except the floors. The air conditioning worked well. We thoroughly enjoyed staying here.

We had an amazing 15 day stay in this apartment.
The actual apartment is better than the web site shows. The rooms are large and beautifully decorated to a very high standard. The balcony is paradise looking out on the beach. The local Boulanger s are amazing. The beds are really comfortable and air conditioning was terrific. We actually could not have survived without it. We enjoyed this so much we are already planning to stay in it before end of the year.

Fantastic stay !!
We had a wonderful stay at this property ! The apartment was perfect for my husband myself and our adult daughter ...it was spacious and the balcony is priceless ! Just a quick crosswalk (directly in front of the apartment ) to the beach ...The separate water closet situation was the only surprise but all in all it was fine ...to have a private parking is great... parking is at a premium in that area...The kitchen is well stocked we had breakfast on the balcony every morning and even a dinner one night after touring all day ...I highly recommend this property !

Enjoyable stay loved the apartment however it does need some attention it’s looking a little tired. The couch on the balcony is broken one side so not to comfy also lots of the mugs plates are chipped , there is only one saucepan that’s works on the hob all the rest are unusable apart from this we would rent the apartment again.

Fantastic terrace with beautiful view. Apartment was very well equipped & as it was warmer than anticipated for October, the AC came in handy & worked very well. The only negative was that there was only 1 set of keys available. We were 2 people sharing the apartment and did not always want to go out & return at the same time. We requested another set but were told there was only 1 Fob to access the building. This made our comings & goings very inconvenient. Easy access to bus & tram, just across the street or down 1 block, made a rental car unnecessary for getting around in the city. We would definitely stay here again if they could arrange a 2nd set of keys.

Beautiful apartment with a view.
We loved this apartment, it’s beautifuly fernished and comfortable. We had our breakfast on the patio every morning with view of the promenade and beach. We had a issue on our first Saturday (I locked the keys in the room) and all the managers were traveling out of town. I made a couple of calls and they used their friends to get us in within an hour. So thank you for the great service.

A Nightmare
My wife and I had a very bad experience here. We paid Stefka and Jean, the property managers, and their agent in advance for a 4 week stay in this luxury apartment. We found that major works were going on in the apartment next door. They had been under way for several weeks and would continue for another month at least, . The noise from the builders breaking stone floors and tearing down walls was deafening. Builders dust got into our apartment through a hole in the adjoining wall. We had to clean the floors every day to stop the dust spreading through the apartment. The hall and lift were filthy from builders rubble. We complained to the agent who agreed that we couldn't put up with the building works. At short notice they found us another apartment. It was much smaller and of an inferior standard, but as we couldn't stay any longer we moved there after 6 days.The agent promised a rebate of the difference in rental between the two apartments. On the day we moved out I emailed Stefka and Jean to explain our reasons for leaving. We heard nothing from them so continued to deal with their agent. The walls in the second apartment were paper thin and we could hear every word from next door and above. The sink in the only bathroom was blocked with hair which we had to get the agent to clear. The agent had to reattach 3 dangerously exposed electrical fittings in the sitting room. Every day before 6 a.m. we were woken by a radio in the upstairs apartment by a lady feeding the birds from her balcony above. Later a noisy family moved in next door, partying till 2 a.m. We complained to the agent but got no response. We decided to cut our holiday short and returned home a week early. I informed the agent in advance and asked for the promised rebate. There has been no response. 24 days after I emailed Stefka and Jean to explain that we were leaving their apartment (and after we had returned to England) I finally received an email from them. They complained that we had left their apartment without their permission (were we supposed to wait 24 days?). They disowned the actions of their agent, particularly his promise of compensation. They claimed they had lost money by us moving out, though as we had paid for 4 weeks in advance and stayed only 3, mainly in an inferior apartment, this is difficult to understand. Eventually they offered 500 euros, without explanation. But 7 weeks and 26 emails later not a cent has been paid.

Location was perfect.
Very clean. Comfy beds. Everything you’d need was there. Sun shades blocked street noise at night beautifully. Met by agency to hand over keys but frustrated by her lack of information and no response from the agency when emailed. Owners gave us the password for the wifi.instead. Need an Owners manual on site. Had to replace batteries to get ac working but it worked very well once activated. Overall had a great time and would go again!

Excellent accomodation.
Excellent property with good security into the shared entrance. Electric shutters to all the main windows for security and to keep cool when not in residence. The property is well situated and if you walk into the centre you have shops and restaurants all the way. The beach is accessed easily by crossing the road and showers are available on the beach. The apartment is very comfortable with quality furniture and good comfortable beds. The bathrooms have good quality fittings and an excellent shower and bath. Excellent terrace with sun all day. I would highly recommend this property.

Not disappointed, but realistic based on the type of accommodation - I would definitely recommend
I'm an avid traveler. I've stayed in vacation rentals before in addition to many with luxury hotels. I've also had the fortune of visiting Europe on multiple occasions – even being in Nice 10 years ago. As a result, I know what to expect. The apartment was exactly as pictured-minus a few fragile pieces (e.g. vases) that could be broken if there was a slight incident by the wrong renters. However, that certainly did not take away from the ambiance of the apartment. It was still beautiful, bright, cozy, and clean. Prior to my arrival, I received a text confirming my arrival time. I was met promptly at the rental, and I appreciate that since my flight had been changed by the airline and was delayed. I was given a tour of the apartment and how to operate everything. I was also given a tour of the parking space for our vehicle. CAUTION: Please do not rent a large vehicle. This is Europe. The spaces are designed for smaller cars. You are going to have trouble trying to park an E-series Mercedes. Parking on the street is impossible to find if you don’t have an assigned spot. Also, it’s extremely secure. However, the apartment indicates 2 bathrooms. Let’s be clear on what that means. It’s one full bath (with everything – tub, toilet, sink). There is another area with a toilet and sink only. There is another area (connected to the back bedroom) with a shower and double sink (no toilet). It was more than enough for our group, but I thought it may be important to mention. We had 4 folks in the apartment (2 for 2 nights and the other 2 for 5 nights). We only received 2 sets of towels. When we asked for 2 other sets, they were promptly provided. However, we did ask for other sets and were told they would be 10 Euros each. Even with a rental of 5 days, I would think we could have had 2 sets per person. This could be the American in me. However, we did find in the kitchen the washing machine and washed the towels we had. There was no dryer, but the washer really saved us. Unlike most rentals that I’ve done before, the deposit is not included when you book the rental. You have to give the money upon the receipt of the keys. For me it was 500 Euros, so it was a little uneasy for me since it was a large sum. However, I did receive the deposit back. Since my flight was at 7:15 on my departure date, the deposit was returned to me the day before and my credit card was scanned for 200 Euros – to cover if I did not leave the keys and parking key fob.

The appartment is second to none. Everything in working order, all the equipment We needed and an unbeatable location. If you want to fault anything, it is the traffic noise from the promenade, but the views make up for that 😉
