You’ll find unbelievable ocean views from this charming 3-bedroom home on the Balboa Peninsula of desirable Newport Beach. Hop right onto the bike trail that crosses directly in front of the home and ride for miles exploring everything this unique community has to offer from restaurants, to shopping, to even a seaside amusement park. Of course, you’ll want to hit the beach as much as you can while you’re here, and you can walk out your front door down to the shore to spend full days on the sand under the warm California sun. The optimal location of this home also puts you a couple of blocks away from Newport Bay where you can watch the boats drift lazily by or take a ferry over to Balboa Island and neighboring Corona Del Mar. Great location in need of TLC
We picked this property due to location and numbers of bathrooms and bedrooms (3 women traveling together). When we checked in, we found a notice on the countertop stating that we could not use the 1 parking space the following day between 7am and 4pm. We knew this meant we would have to find street parking that night. As we then walked through the house, we noticed that none of the doors really closed, everything was warped and slanted. The door knob actually kept falling off on one of the doors! The window covering was broken in another room. The downstairs bathroom has an extremely small sink and absolutely no storage surface. And did I mention that the doors couldn’t close?? We looked for sand chairs to take to the beach but there were none to find. When I contacted the location manager, he did say he didn’t know anything about the parking situation and promised to get the chairs the following day. He also promised a “generous refund” would be offered for our inconvenience. The coach in the living room caused us all to sneeze anytime we were near it. I do believe it’s an extremely old down sofa.

The area/location was great! It's right on the beach! The home was very clean, but it had loose handrails on both sides of the stairs leading to the 2nd floor. The alleyway entrance has a broken handrail that leads up to the kitchen entry. Both issues can lead to injury. Communication was slow from the property representatives. The representatives did not have accurate information about the property. They often had to contact the property owner or "location management" to get information. The best way to communicate is to call the property representatives. Sending messages through VRBO/Expedia will take a long time to receive an answer. Despite the few negatives, we enjoyed our stay at this property and would most likely return.

Stay at the beach
It rained the first night we were there and water was coming through the front windows. The wood and base boards were not sealed well and were already water logged. Mini water falls of rain got into our suitcases and work bags. The house is in need of some Upkeep and work especially the kitchen, bathrooms, and main bedroom where the water leak happened. Over priced for what the place actually was. On a good note, it is a great location right on the boardwalk and very comfortable beds. We wouldn’t stay here again. Plenty of others to chose from. This is not with the price.
