This newly renovated downstairs unit is the perfect spot for your next family vacation. Just a short walk to the always popular 40th street recreational beach or to the best restaurants in all of Newport. Kick back on the front patio, watch the sunset, and then rest assured that you have found one of the most beautiful homes in the neighborhood. Here's what you'll find:

LIVING/DINING ROOM:

KITCHEN:

EXTRA SLEEPING ACCOMMODATIONS: 
To fulfill the maximum occupancy, 2 twin trifold floor mats are provided (best suited for children), along with extra linens/pillows. Twin rollaway beds can be rented in lieu of mats, if desired. Make arrangements in advance with our office to ensure delivery in time for your arrival.

Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, rollaway twin beds, and much more! Contact us for more information.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.

Fun in Newport
It was a great place to stay! It’s close to everyplace we love to go to so it was an amazing visit. We brought our bikes and rode everywhere we went.The house was perfect for my husband and I!

Roomy with great location
Very nice place to stay. Great playground for the kids a couple blocks away, and of course, beach is 1 block away. Front patio is an excellent place to relax.

Best vacation ever
Clean beautiful property in the best location walking distance to the beach. Location is great in general for visiting other fun places near by. I was really thankful for the on-site parking!!! This rental helped create the best mother daughter vacation ever!

Perfect beach getaway
We had a great time staying at this property. The location is wonderful and just steps from the beach. It’s perfect for a family of 4. Booking, check in and check out were so smooth and easy. I’d definitely stay here again.

Cute Bungalow
The house was very clean upon arrival, check-in was a breeze and the neighborhood is great. Super easy walk to the beach and beach chairs and towels were provided. You can also easily walk to restaurants/shops and I had a rental bike delivered so didn't need a car during our stay. A recommendation would be to leave some basic cleaning supplies, a broom or swiffer and starter kitchen needs (spices, coffee, etc.).

House was just as advertised. Very clean, short walk to the beach, great location. Much better than a hotel! Only complaints, the wifi was awful and the unit upstairs was very noisy at times. Would definitely rent again.

One of the few listings with 2 bedrooms and 2 baths one block from the beach. It was a perfect location. We had great weather and that made the stay even more enjoyable.

Great property and very clean.
All was well with the stay except the bulldozers and other heavy equipment operating on the beach during the week. I wish I would have known they would be moving sand around while I was there. Other than that it was an enjoyable stay.

Great location, clean and comfortable
I took my 16yr old daughter and her friend and it was perfect for our needs. Walk to beach at end of street, easy bike rental process as well as other beach gear rentals options. We were able to walk or ride bikes to eat, shop, groceries, Balboa island and both piers.

Newport Getaway
This property has many modern updates and is located in a good area. However, it lacks lighting in the main living area and the heater is very old and doesn't work well. The main bathroom lacks in space and has a door that leads to the outside which doesn't seem very secure. You can also hear the neighbors above especially in the main bedroom. Overall, it's Newport Beach and we still had a great time.

My husband had surgery at Hoag hospital, 1.5 miles away and this house was perfect. The only opportunity is the heater makes a loud crackling noises when it turn off and is cooling off, that kept us up a bit.

Nice clean property only a block or so to the beach and easy to walk to other areas with stores, restaurants, groceries, etc. The kitchen is great. Tight quarters in ensuite bath. Rented a bike from the property management company which was very convenient.

Fabulous location, just steps from the glorius beach. The home is lovely. Beds and pillows extremely comfortable. It could be a bit more hospitable by providing nicer dishes and bowls, providing games, and by updating the furnace, though I realize it is hardly used. We would love to come back. With gratitude! ✌️

Our stay was enjoyable. The property was very clean and a great location. The only negative was that the upstairs unit was very loud. You could hear everything. The only thing I would change about the property decor is maybe updating the couches. They are not very comfortable and the lighter colored one was a bit dirty. The entire check-in and check-out process was very easy.

The neighbors don’t want us there
The house was super cute and very clean. It was perfect size for our group. The location to the beach was great. Unfortunately the neighbor next door did not like that we were there. They shined a light directly into the sliding glass window and onto the patio. When my husband asked if he could move it he went on about the house being like a hotel and that there are always different people staying. It made us feel uncomfortable for the remainder of our stay.

Great location and property, poor internet
This place is very comfortable, very clean, and in an incredible location only steps from the beach. Very easy to walk along the beach boardwalk and get to the restaurants around the pier (the boardwalk starts four short blocks south of this property). The only real negative thing I can say is that the internet was barely usable for work purposes when we first got there, and it progressively got worse throughout the week. So if you're unplugged and just enjoying the beach this is a great place, but if you're planning on "working from anywhere" like we were, then you may need a different place. I had brought up a few other very minor things to the property managers (like the place needed more bowls) and they responded promptly and resolved the issue within a few hours, so that was really nice. Great open concept on the inside and nice patio to sit outside on too.

Good location, basic property
The location is great, the aesthetic is simple and nice, but the property is very basic. No sound insulation from the upstairs unit (the upstairs neighbors were appropriate, but you can hear every footstep), the heater is very noisy (it will wake you up), and the bunk bed creaks and is missing a cap on the ladder making it sharp. The kitchen is fine, but has too few of the basics (like bowls) and the bathrooms needed the basics (like Kleenex, soap, and trash bags in the garbage bins). Overall, it just felt cheap. I also expected more given the somewhat aggressive tone of the management company (like requiring you to appear on the doorbell camera, etc).

Great location but poor internet service
On the plus side, the property was clean and the location was great - - near the beach and an short walk to the main part of town. The check-in and out process was easy. We also enjoyed the outdoor patio to drink our coffee and enjoy the weather. However, there were a few negatives also. The internet was terrible, we could hardly get service on computers or phones and even watching TV was difficult due to poor service. Definitely not a place you'd be able to work from, but even searching for Yelp reviews, etc was a challenge. It is also very noisy due to upstairs renters. These renters were not inconsiderate or noisy due to partying, but you could hear their conversations and walking up the stairs like they were in the same house with us. Finally, the interior decor was a bit sparse and bland...not a homey feel at all. I wouldn't choose this place again because there are plenty of options in the area.
