🛏️ SLEEPING ACCOMMODATIONS (sleeps 6)
✔ Master Suite: King bed with luxurious linens, plus an additional pull-out sofa (futon-style fold-out that converts into a sleeping area for 1–2 extra guests; please note, it does not include a mattress). Enjoy ocean views and a private ensuite featuring dual sinks and a spacious standalone shower.
✔ Bedroom 2: Queen bed with ample closet space and easy access to the full guest bathroom which also attaches to the hallway.
✔ Living Room: Futon-style fold-out sofa that converts into a sleeping area for 1–2 guests (designed as a futon—no additional mattress is provided).
Total Capacity: Comfortably sleeps up to 6 guests.

• Check-In/Check-Out: Self check-in available after 4 PM; check-out by 10:00 AM. Early check-in/late check-out may be accommodated upon request.
• Beach Gear: Complimentary beach chairs, towels, umbrella, boogie boards, and sand toys are provided, along with an outdoor water spout near the alleyway for rinsing off.
• Amenities: High-speed Wi-Fi, ceiling fans throughout (note: no central AC due to the coastal climate, only a fan in the kitchen window) and central heating, Smart TV with streaming services, in-unit washer/dryer, and a BBQ grill on the patio.
• Stairs: This is a two-story home; guests should be comfortable with stairs. The property is not wheelchair accessible.
• Quiet Hours: Please observe quiet hours from 10 PM to 8 AM.
⚠️ ATTENTION
• Neighborhood Etiquette: Our home is situated in a lively area popular with both locals and tourists during the day, yet quiet hours are strictly enforced after 10 PM.
• Safety: Always supervise children and pets, especially near stairs and outdoor areas.
• Guest Policy: Only registered guests may stay overnight. Maximum occupancy is 6.
• Housekeeping: Please treat the property with care; significant damage or excessive mess may result in additional fees.
• Additional Unit Notice: This listing is exclusively for the downstairs unit. The detached upstairs unit, occupying the opposite side of the carport, is available for separate booking.
🚗 PARKING
• Designated Parking: One compact parking space is provided in a small carport (Unit A – Left side of the carport: 70" tall, 84" wide, 336" deep). Please note, this space is slightly smaller than a standard parking space.
• Additional Parking: A large public beach parking lot is located right in front of the property, offering ample parking for larger vehicles or visiting guests. Daily parking fees apply and can be easily managed via the city's parking app.
Accessibility Notes for Guests with Mobility Needs:
Parking & Entry:
- The home has an open carport located at the rear of the property. To access the main entrance, guests will need to walk along the side of the house to the front patio. There are two separate curb-like steps leading up to the front door. These are not part of a continuous staircase but rather two individual steps that must be navigated separately.
Interior Layout:
- The living room, kitchen, and common areas are all located on the first floor.
- The bedrooms and bathrooms are on the second level, accessible via a staircase with approximately 9 steps.
- For guests who may have difficulty using stairs, there is a futon-style pull-out bed in the living room on the first floor.
Loading & Unloading:
- There is public parking directly in front of the home, offering a convenient location for passengers to be dropped off before moving to the rear carport for parking.

• Permit: This property is registered under Newport Beach Short Term Lodging Permit (SLP#13072).
• Tax Information: The transient occupancy tax (TOT) is required and included in your booking total.
