Our tastefully-appointed downstairs 1 bedroom/1 bath unit is the perfect place for a single, couple, or small family to experience Newport Beach firsthand, without breaking the bank. With year-round availability, every detail has been thoughtfully arranged: the living/dining/kitchen area is spacious with lots of natural light, and includes every comfort of home. But best of all is the large and cheery front patio area with close proximity - 200 yards - to the very popular 35th Street beach on the Newport Peninsula: a local favorite! Here's what you'll find:

EXTRA SLEEPING ARRANGEMENTS:
To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival.

PARKING:
There is no designated parking for this unit. Free neighborhood street parking surrounding the home can be utilized, when available (challenging after 6 p.m.).

There are no laundry facilities designated for this unit; however, there is a convenient laundromat 5 short blocks away.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.
SECURITY EQUIPMENT:
This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances.
