This wonderful, upstairs vacation condo has become a favorite for sun-seekers to "call their own" for vacation dates all year long! With a taste of Aloha splashed throughout the second and third-level living spaces, each room is welcoming with natural light, comfy-yet-stylish furnishings, and all the fixin's for a relaxing beach getaway...and all of this just a block to the best beach in town (according to us locals); and 2 blocks to many of our commercial and food establishments, including the major grocery store. Here's what you'll find:

MAIN (Second) LEVEL

LIVING ROOM:
- Leather sofa w/ ottoman; matching side chair w/ ottoman

- French doors open to Juliet balcony with ocean view down the street

KITCHEN:
- Fully stocked w/ dishes, utensils, cookware, bakeware

Laundry closet located on main level along hallway; guests must provide their own supplies

PARKING:
- One designated space in the rear carport - alley access. Fits all size vehicles.
- The locked garage is for owner use only
​​​​​​​- Guests may store bikes and other personal items inside the unit, or in their designated carport parking space. Guests may not store any items in the walkway between the property and the neighboring property per the terms of the HOA.

LOCATION:
Just 1.5 blocks away from the beach, there is plenty of fun to be found in the surf and sand (surfing, body boarding, paddle boarding, volleyball, sun bathing). In addition, a small public bay beach is 3 short blocks away with an easy launch site for kayaks or paddle boards. Within 2 blocks, a playground for young children is a nice destination; Two blocks the other direction is the major grocery store and other conveniences. Everything needed or wanted is within close walking distance. Easy day excursions can take you to Disneyland/California Adventure, Knott's Berry Farm, Universal Studios, Hollywood, San Diego Zoo and Wild Animal Park, Legoland, and more! Discover world-class shopping at Fashion Island and South Coast Plaza--less than a 15-minute drive away.

CITY TAX:
A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Home falls short of expectations
No dishwasher soap No Landry detergent Bad batteries in remotes (we called property manager letting them know the TV remotes weren’t working. They said they would send a runner by to check on them. The runner never showed up.) No pillows or blankets on living room furniture (once again for a home at this price, it never felt completely comfortable) Cheap mattress (for a home at this price, one would expect better mattress. There is room for a king in the south bedroom) Not enough bath towels Air conditioning not working in north bedroom Outdoor furniture rusted Need to pull front door closed while locking it

The location and cleanliness of this property is great. This unit is best for those that eat out a lot. One queen bed is more comfy than the other…my boys 15 and 12 yrs old, chose to sleep together downstairs in the smaller double bed. One child is 6’2” so they were desperate. Very hard queen bed. Would be nice if garage was available for bikes , boogie boards, surf board, chairs…etc. Neighbors are nice but you can tell they don’t appreciate short term guests. Overall we had a wonderful short trip. Thank you.

Amazing apartment in Newport
Amazing location, very clean and lots of space for 4 of us. The balconies for the 2 master bedrooms were fantastic. 2 minute walk to the beach and the grocery stores. Would stay again!

Great Newport Beach Property
Stayed for 5 nights during a bit of a cold snap in March but place was good value and nice for the price and location. Walked almost everywhere to get groceries, coffee, beach. Would stay again.

It was a perfect place for us to stay. Quiet yet walking distance to the beach and grocery and restaurants. The condo was clean and very comfortable. My only advice would be to have some coffee filters available in the kitchen. It would be nice to not have to buy coffee filters. I would definitely stay here again.

Great first stay!
This was our first time staying in Newport Beach and this unit did not disappoint. We arrived late at night and had no issues finding the place or checking in. Parking is a little tight off the alley but we got used to it. Plenty of space for our family of four. Kitchen was well appointed, loved the balconies off the upstairs rooms, and walking distance to grocery store (Pavillions) and restaurants (great pizza and taco places!) Easy walk to the beautiful beach and appreciated having beach chairs and towels available. Check out the whale & dolphin cruises available at the boardwalk! We were lucky to see a gray whale and tons of dolphins. No issues with neighbors and communication with management company was a breeze.

If location and neighborhood are what you’re looking for, this place has it. Other than that it needs some love. A paint job, new outdoor amenities and better kitchen supplies are a must. It’s a commercial lease, so it lacks the touch of an owner.

Property was easy to check in and was super clean. With a little TLC for aesthetics, this could easily be a 5-star property. Some things like mirrors, bathroom finishings, and furniture have been well-loved. Overall, we were pleased with the unit and proximity to beach.

I have often rented VRBO houses for my family including my grand's. I have always found the houses beautiful and the property management very responsive to any needs. Although this house has an excellent location near the beach, a market two blocks away. Keep in mind that the TVs are not smart TVS...which now a days everyone expects. Also the freezer broke and after repaired they wanted receipts to reimburse for food (this was resolved by speaking to the "Boss.") the management cleaning staff needs to make sure the silverware is adequate for a family of 5, and that none of the beds have broken slats. The wifi was excellent.

The home was clean and spacious. It had AC and was close to the beach. They did not disclose Huntington Beach noise ordinances until after booking. We are not a noisy family so this wasn't a big problem for us. The house's are so close together you can hear everything going on in the neighborhood. This included the neighbors in the house next to us going up and down their stairs inside their home. These are things that can't be changed but I wished were disclosed prior to booking. Some suggestions on things that could be improved: Address above carport in alley DVD player in livingroom, not just in two bedrooms upstairs Screens on the windows to avoid use of AC on nice weather days All lightbulbs the same, some were white others were yellow Good sized kitchen but nowhere to store dry goods

We had a beautiful relaxing stay here. A plus was being close to grocery store, Beach and restaurants. Very quiet neighborhood. If you bring toddlers/babies, I suggest renting gates for the stairway.

We loved the location of this property! It’s truly walking distance to the best of Newport, including, the beach! The unit was also very clean! The furniture was a bit worn and I feel like it’s time for some upgrades for this unit (for example, the leather on the chair & ottoman is peeling off and got all over my son’s clothes when he sat on it). Unfortunately, we came during a very rainy time in Newport. We ended up with 2 leaks in our unit. We had rain coming in through the light in the entryway and through the light in the kitchen. Beachview Realty was very responsive and timely in handling the matter. They were able to do a temporary fix of putting sandbags over the drains from the deck which were thought to be a cause of the problem. I do wonder about water damage & mold in the unit and how often this happens when it rains hard.
