Excellent property very spacious room big bathroom, good breakfast, evening meal booked in by host, ended up in local bar with host after meal great stay
We found our hosts very friendly and welcoming. The property was very attractive and well maintained. The village is lovely and surrounding area is beautiful. Nice places to eat in the village.
Just returned from wonderful two night stay at Black burn Lodge and it lives up to the rave reviews. Stunning location by the river, where we spent the evenings in the gazebo enjoying the views and a glass of Baileys . The room was spotlessly clean with high quality bedlinen and furnishings. Also separate lounge if weather not great. The hosts make you feel so welcome and provide a lot of formation about where to eat and visit in the area. Would highly recommend and hope to visit again.

The ONLY negative thing is there is no breakfast! This is a big thing for me, they give you a voucher to redeem at their friends café tho
This is a fabulous property if you want to be completely off the beaten track. There is no dining available and breakfast is offered in a different location. The town has only 2 places to eat which get booked quickly. Overall it was a good place to stop on our way home but personally I would only stay for 1 night maximum.
This really is a fantastic find with friendly helpful hosts , nothing was too much trouble and the house itself is amazing . The weather wasn't kind to us so we didn't get a chance to enjoy the beautiful gardens but hopefully we can put that right at some point in the future . Breakfast at The Olive Tree was just a short walk/drive away and was tasty and plentiful and we couldn't resist buying a couple of cakes for later ! All in all , a lovely break , thank you so much
Everything about our stay was excellent. Superb host and hostess and breakfast was very tasty using local produce.
Room was just lovely and site of the property next to river was very relaxing giving a good base to travel the Borders area and beyond.

There is no place that I know of with a more scenic and tranquil view and setting on the Liddle Water. Set in Elliot territory on the edge of Armstrong lands in the ancient border lands of Liddesdale, this is an excellent location to start any journey through the area in discovering the area’s rich border reiver history. Jane and Michael and the most gracious hosts you will find. Morning coffee in the gazebo over the Liddle overlooking the pastures with the sound of the Black Byrn flowing below is an experience that you will find nowhere else and one I shall treasure in my fondest memories for many years to come.
I write this in trepidation, for fear that I will one day have difficulty booking my next stay here, but owe Jane and Michael my appreciation and honest review of their beautiful lodge/home. Regardless, this is a hidden gem in the heart of Reiver country that would be enjoyed by cyclists, hikers fisherman and anyone interested in enjoying this beautiful and rich land. This is a perfect stay for families or even singles or couples looking for a quiet weekend get away.
