Highlights: Breathtaking lakeside retreat with hot tub, private dock, lakeside fireplace, chefs kitchen and sun filled rooms. Very private, yet minutes to New Paltz.
Welcome to Sparkling Waters! If you are looking for a chic contemporary home with unbeliveable views, this is it!
Located in the private enclave of Shawangunk Ridge, neighboring the Monhonk Preserve, this house has arguably some of the best lakeside views in the county. The home was recently reimagined by the designer Melissa Anderson of OED, who brought together both the inside and outside, as well as the original charming 1970’s structure and the new modern addition. The house is now a thoughtfully designed family home, perfect for relaxing and enjoying the visual feast outside.
Inside, soaring ceilings, huge windows, polished finishes, and many natural elements lend to a sun drenched, calm, environment. The main level has an integrated living room and kitchen area, with a fun nook to the side for reading or playing. This level also has a dining room, powder room, two bedrooms (a king bedroom - with access to the deck - and a queen) and a full bath with shower.
The dining room is positioned on the “bridge” that connects the two wings and has views both to the front and back of the house. From here, a small flight of stairs leads to the principal suite. With water views, a private deck, desk area, and a huge bathroom with soaking tub, this part of the house is truly an oasis for any guest.
Going down from the dining room are two small sub levels. One is a family orientated area which holds two bedrooms and a large hallway bathroom. The bedroom here has two sets of bunk beds - one with a double bed at the base, the other bedroom has a king size bed, deck access, and a crib. Further down is the media room with generous seating and a large screen television, as well as the laundry area.
For dinner, a 8 minute drive into New Paltz will give you as many choices of cuisines as you could find in the city. The small college town is more than just bars and Starbucks; elevated cuisine awaits as well as boutiques, bookstores and a bevy of fun pubs and watering holes.
The outside is a huge treat, with many amenities for both family fun and relaxing. A massive deck with a grill, lounge seating and dining offers unobstructed views of the water. The property is terraced, with stone paths connecting the various areas. A simple walkway leads to the hot tub, available all year round. Further down at the waters edge is a patio with large stone fireplace, as well as the dock for launching canoes and kayaks.
Like most Upstate Place properties, this home has a permanent crib , highchair, baby bath etc. available to make even the smallest guest’s stay welcoming and easy. Outside is a great play / activity area for the children, as well as an interesting garden and water area.
Sparkling Waters would happily suit a few couples, a family, a multi generational family or groups of friends vacationing together.

PLEASE NOTE -
Cancellation and Insurance: We encourage all our guests to purchase travel insurance, whether through the OTA when offered at the time of booking, or through a third party. We cannot make any exceptions to our cancellation policy.
Utility Outages: As Upstate New York can see its’ fair share of inclement weather and is primarily a tree rich area with overhead power lines, please know we do not assume responsibility for utility outages during your stay. If electric, water or Wi-Fi service is impacted, we do not refund. Of course, if an outage were to persist for longer than 8 hours we would allow a cancellation without penalty.
Weather: During the winter months, there may be ice, snow, and hazardous conditions. We recommend driving a vehicle with AWD or 4WD. Please ask about the plowing schedule for the house. Most driveways are plowed at or before 3” of accumulation.
Animals and Pests: The house is in a rural environment and surrounded by countryside, farms and wildlife. Although it’s wonderful to observe the eagles, deer, bears, and adorable chipmunks, it can also mean you will hear coyotes and foxes at night, and encounter the less cute mice, flies, snakes, ants, bees and ticks. There is very little to be done about it, but by keeping doors closed or screened and food in its appropriate storage, unwelcome guests will stay outside where they belong. All our properties benefit from scheduled pest control, but we are in a natural environment and we can not fortify the houses completely.
Cleaning Guarantee: We are very proud of our housekeeping team who go above and beyond. Because of their hard work and high professional standards, we are able to guarantee our cleaning to our guests. We take time stamped video and photos of the cleaned property and do not refund for any small issues found during a stay. Instead, should a guest feel that something is amiss or needs additional attention, we will gladly have a housekeeper attend the home to take care of it within 12 hours of an issue being reported.
Rental Agreement: Please know that we require all guests to sign a rental lease agreement.
This house has two levels and may not be suitable for guests who don’t wish to use stairs. However, it does have ground/ main level bedrooms and bathrooms.
Early check-in: When available, we love to allow our guests an early check-in to get your vacation started asap! Unfortunately, during peak times, this isn’t always possible. But please ask, we will always try.
Please respect all our house rules listed in the guidebook provided, as well as the privacy of this quiet community.
