Unregistered guests/visitors may not enter the property during your stay without permission from the Owner.
-This is a NON-SMOKING property this includes cigarettes, vapes, cannabis, etc.
-No commercial photography and filming allowed
-Do Not park or drive on the grass (your vehicle may get stuck in soft soil). Please park in the gravel driveway in front of garage.
-ATV’s & UTV’s NOT allowed; vehicles such as 4-wheelers, quads, side-by-side, dirt bikes, golf cart, RZR, etc. are not permitted. Additionally, No RV’s, campers, commercial-size vehicles, moving trucks, or trailers inside the property. There is low clearance trees not equipped for these to pass; we have a 1-way driveway not large enough to drive these
-Dogs only are allowed. We cannot allow (cats, livestock, cattle, horses, etc.) You will be responsible for damage(s) made by your pet(s).
Please pick up dog litter. No pups in bedrooms due to carpeting areas. Dog limit is 2. Undisclosed dog(s) result in $500 fine each.
We have a SEPTIC SYSTEM, please
⦁ DO NOT FLUSH anything other than toilet paper
⦁ NO food down the sink or dishwasher
-Please leave all muddy footwear outside of the home. I recommend bringing rain boots or waterproof shoes, especially during rainy season.
-Washer and dryer NOT available for use
-You may not remove any item from the property that belongs to the Owner.
-No illegal substances are allowed on the property
-Lost/damaged keys will incur a $50 replacement fee
- Damage and incidentals
You will be responsible for any damage to the rental property caused by you or your party during your stay.
-Guests agrees to not leave trash or debris of any kind on the property
-Guest should not access/disturb the HVAC system, water heater, water softener, water well system, electrical panel or internet devices, cables, routers, or any locked garage/storage/workshop in the property
-Guests agrees that the owner may enter the home during the rental period to make emergency repairs and/or resolve critical issues. Owner agrees to attempt to notify Guest by phone in advance of entry.
***Violation of any rules/policy herein may result in immediate termination of your reservation/booking, eviction from the property and/or forfeiture of and fees paid. ***

If a violation is reported of these below, guests will be required to pay the fines/ be asked to vacate the premises without refund for the remaining days of the scheduled stay
⦁ ALL hunting is prohibited; feeding wildlife is not allowed.
⦁ Firearms or other weapons may not be used/discharged on the property.
⦁ Due to the highly forested site of the property, NO OPEN fires. Only use fire pit provided. However, no fires of any kind during the BURN BAN season.
General Rental Terms/Conditions:
Acceptance of booking constitutes an agreement between Guest and Owner/Host
This rental agreement is for the furnished residential home listed in the booking portal described in the listing in the property generally located on this property listing. The laws of the state of Texas shall govern the terms/policies of the rental. Owner and Guest irrevocably consent to the exclusive personal jurisdiction of the federal and state courts located in Texas, as applicable, for any matter arising out or relating to the rental. Guest agrees to indemnify and hold Owner and their representatives harmless from any liability for personal injury or property damage sustained by Guest or parties invited onto the property by Guest.
