The Space:
PRIVATE RETREAT WITH ROOM TO ROAM

Enjoy your own private 4-bedroom, 3-bath villa nestled on 11 beautiful acres in upscale Goodlettsville, a quiet suburb of Nashville. While the villa shares one wall with our main residence (think condo or townhouse style), your living space and private entrance ensure full privacy. We live onsite but give guests complete space unless needed.

This is a family-friendly space, perfect for guests of all ages. Kids love the freedom of the outdoors, and families often tell us how peaceful yet convenient the location feels.

Guests love the combination of privacy and nature—plus modern perks like high ceilings, a chandelier entry, and spacious rooms. The villa sleeps 10 comfortably in beds (1 Queen, 3 Kings), plus a sleeper sofa, with max occupancy of 14.

PRIVATE VS SHARED SPACES

Your group enjoys private use of:

Shared amenities include:
• Outdoor pool (April–Sept) reserved in private time slots

Guests have access to exclusive luxury concierge services and a fun on-site guest shop that offers fun rentals and purchases—like Nerf blasters, firewood, and unique goodies for families and groups.

Guest Access:
Guests have private keypad entry to their villa. Shared amenities (pool, game room) are scheduled to ensure privacy. We’ll send arrival instructions before check-in. Come and go as you please!

The Neighborhood:
Located in historic Magnolia Station, our home is just 2 miles from I-65 and 10 minutes from Rivergate Mall’s shopping and dining. Downtown Nashville is 20–30 minutes away, offering music, dining, and nightlife. The charming antique shopping district of historic Goodlettsville is just 4 miles away.

Despite being close to everything, our property feels like a peaceful retreat at the end of a ¼-mile gravel driveway. Deer, turkeys, and grazing cattle often make appearances, giving you a true country experience without sacrificing city access.

Getting Around:
Public transportation is about 10 minutes away. Uber serves the property directly, with rides to downtown Nashville typically $23–$43. Many guests arrive, fall in love with the location, and wish they’d planned more time just to relax on the property!

Other Things to Note:
• This is a family-friendly space.
• Smoking and vaping are prohibited indoors; outdoor smoking area provided. Violations incur a minimum $150 fee.
• Guests from within 50 miles must book at least 2 nights, provide a refundable $250 deposit, and answer a brief questionnaire.
• Parties or gatherings must be pre-approved and may fall under our Large Event Policy. Groups exceeding the overnight guest count require pre-approval.
• $25 per guest per night over 10 people. Weekly bookings (7+ nights) receive 10% off; monthly (30+ nights) receive 25% off.
• A signed rental agreement, a valid email address, and billing address are required prior to arrival to receive check-in info.
• Do not use Apple Maps or Siri for navigation; they’ll route you incorrectly.
• Exterior security cameras and Ring doorbells monitor entrances for guest safety.
• Pets are welcome if house-trained, bathed weekly, crated when left alone, and kept off furniture. Pet deposit: $100 refundable.
• Self-check-in is available 24/7. We love greeting guests in person between 9 AM and 8 PM.
