'The Overlook' is perfect for those wanting upscale, designer-created accommodations in the middle of the downtown Franklin, TN, historic district. It has been tastefully renovated with first-class furnishings and decor. This is a rare listing in the middle of the historic district, ON Main Street. The Overlook is one block from all the shopping, food and historic sites, and walking distance for Pilgrimage, Main St Festival, Brewfest, 4th of July, Pumpkinfest, Dickens of a Xmas--all that Franklin has to offer.

The space is completely private, with no shared spaces. It has a full kitchen, bathroom with shower/bath, and all the amenities you would hope for. Please note: There are approx. 12 steps to get to the space, which is the entire 2nd floor of the building.

Perfect spot to rest
After a day out exploring Franklin, The Overlook is the perfect place to rest. Spacious bedrooms, comfy beds, livung room, full kitchen and roomy bathroom.

We had a great stay in downtown Franklin. Cute, comfy property and can’t beat the location! We had one minor issue with the Keurig BUT the owners responded within minutes and we had a new coffee machine at our doorstep almost immediately. Highly recommend!

Girls' weekend
This was the perfect location and size for our girls' weekend! We were happy to be outside of downtown Nashville. The apartment was a little old but very charming with good windows and space.

Cottage in Autumn
We thoroughly enjoyed our autumn stay at the Overlook in Franklin TN. The home was just lovely and the location was to die for! We were minutes from the small town shops and restaurants, yet far enough away to enjoy the quiet neighborhood. Several other small towns were just 15-20 minutes away. Would stay here again.

Quaint downtown location
We absolutely LOVED our stay at the Overlook. First, the location - very convenient. We were able to walk to all the wonderful shops and restaurants in downtown Franklin. Also, great communication and overall great customer service provided by the owner. In fact, we had a scheduling snafu that was entirely our fault, yet he accommodated our request to change dates at the last minute. I highly recommend this property! We will be back.

Absolutely perfect!
My husband and I along with our 4 year old had a wonderful time staying at the Overlook. We were attending a family wedding and needed to have a package sent to the house on the day of our arrival. Chad could not have been nicer or more helpful in assisting us with this. The house is lovely and so clean! It matched the description and pictures accurately. The beds were super comfortable, the kitchen very well stocked, and there was plenty of parking and outdoor seating. An easy walk to all the shops and restaurants downtown. Would absolutely stay here again.

Franklin Family Weekend
The apartment is just lovely - cheerfully and beautifully decorated, and a very short walking distance from the public square and restaurants. Even close enough to walk to the Factory for the Farmers Market on Saturdays, which is the envy of any farmers market you may have attended! With so many interesting things to do in the area, and that's not counting nearby Nashville, you will be spoiled for choice. The owners were delightful to work with, and I would highly recommend the property, and will definitely stay there again in another couple of months as it a halfway point from ATL and Memphis for my family to meet. The weather was a challenge this past weekend, giving us the only disappointment of the stay since our sunrise hot air balloon adventure had to be cancelled.

Great location
We enjoyed being walking distance to downtown Franklin. It’s a lovely historic neighborhood with plenty of shopping and restaurant options. The apartment had everything we needed for our 4 night stay. Kitchen well stocked with plates/cups. Snacks left by host (popcorn, fruit gummies) were much appreciated. Host was responsive. Parking in the back was easy. The items that could be improved 1) You should disclose that there is a resident staying in the attic. It’s not in the description so you can imagine how creepy it was to wake up to floors creaking above your head in the middle of the night. I didn’t sleep well because the sounds overhead kept waking me up. We actually stayed with a friend for one of the nights because I needed some rest. 2) when checking under the kids’ beds for items they might’ve left behind, I noticed a thick layer of dirt/dust underneath the bed. That explains why they woke up with stuffy noses. Might ask your cleaning crew to clean under there. 3) All windows are sealed shut and there’s no vent in the bathroom. We opened the balcony door to get fresh air but would have been nice to be able to air out the kitchen, bathrooms and bedrooms 4) internet was too slow to be usable. We ended up using our cell data (not ideal).

GIRLS WEEKEND
Communication with owner - was slow to respond. We arrived at the property early and was hoping we could possibly check in early. We called around 2:30 - he sent a text 4 hours later and said - I guess you all are in already - sorry for the delay. Check in time was 4:00 pm so we waited until this time - since we hadn't heard back from owner. Door was unlocked - which wasn't good. Went down to his office three times - door unlocked - but no one was in the office - which was weird. Upon arrival - noticed a bad fish smell coming from the garbage disposal. Dead large Cockroach on the floor next to bed in twin bedroom. Getting ready to go to bed - and one of the twin beds didn't have a top sheet. Moved a chair away from the wall - there was someone's dirty sock and 2 pieces opened candy on the floor. Place could be very charming - but needs a really good cleaning and TLC. We would have liked to set out on deck - but it was a mess overflowing with leaves and the cushions were very dirty and soiled. Deck should have been blown off -and tidier. Deck needs major repair - it's a disaster waiting to open. Loose boards - and very dangerous. This was not a cheap rental for only two nights. Location was great - within walking distance of all the shops and restaurants. Kitchen was well supplied with bottled water, snacks, coffee. The brochure on the coffee table with things to do and restaurants - very outdated - several of the restaurants closed. Parking lot needs repaired

Wedding weekend
We were here for a wedding. This unit was in a great location, walking distance to everything in Downtown Franklin, and a short drive to the Factory. Convenient to Nashville and the airport. Great experience!

Quaint
This property is cozy and in a fabulous location. We enjoyed the space and the ease of walking into town. We didn’t like that you couldn’t open any windows. We were suspicious of the bathroom having mold/mildew on the ceiling because there’s no ventilation or fan. There should be a window with a screen installed in the bathroom. Besides that it was very charming. One other thing, if there are guests upstairs in the attic it can be noisy if they aren’t quiet, but the owner was very kind and made sure the people upstairs knew to be quiet, and they were for the most part. We had a wonderful stay.

This is a quaint well kept property with convenient off street parking! We were in town for business and family time and it was perfect. Located steps away from the Main Street of Franklin.

Franklin Stay
The location and management were excellent. You can walk to all things downtown Franklin. I only had one small request while there and they accommodated immediately. Be aware you are paying for a great location and two bedrooms. The property itself is fairly old and needs some updates, in particular the bathroom and amenities. There are many steps to access the front door so bring your muscles if you have luggage. Overall the stay was fine. Thank you!

Great property in a great location
My husband & I stayed for 4 nights in this wonderful little property. It was two bedrooms, one with a nice queen and the other with two singles. The bath is spacious and well equipped. The kitchen had everything we needed and the living room was cozy and comfortable to relax in, after spending long days sightseeing in the town and nearby. Don't let the thought of climbing some stairs to access the property on the 2nd floor. It is worth it for the place and its location. We can't wait to come back.

Sisters Weekend
My two sisters and I, ages 60-73, stayed here for 3 nights over the annual Dickens Festival. We had to only walk a block and a half to where the booths were lined up along Main Street. We enjoyed each having their own bed. We loved sitting in the living room in the evenings, watching movies, snacking and reminiscing childhood memories and making new ones. The kitchen was perfect for morning coffee, evening snacks and wine and late night hot cocoa. We highly recommend this rental.
