When we first checked in, we were assigned a room on the first floor, which we typically avoid. We requested a change, but the staff said they were sold out. We went straight to bed that night, but the following evening, we noticed bugs crawling under our shoes on the shoe rack. We recorded a video and reported it to the front desk, and they immediately moved us to a room on the 4th floor. The difference between the 1st and 4th floors was significant. Looking back, I wish we had requested a discount for the first night, especially since it was a Wednesday and rooms were clearly available. The hotel is next door to a strip club, and while there are people hanging around outside at night, no one bothered us. This place is more suited for couples, not families.

We had a wonderful stay at this cozy hotel! The room was perfect for our family of four, it was nice, modern, with comfortable beds and plenty of space. The staff were incredibly friendly and helpful, especially the lady at the front desk who went above and beyond to make our early arrival comfortable. The free coffee in the lobby was a nice touch. There are convenient stores, restaurants, and the Christmas market, and the city center is all within walking distance! As convenient as the location, the only low score is also the location it can get busy. There is an adult store nearby and a strip club beside it and across the street. It did not bother us much as we did not walk in front of it, but it may bother others. People were yelling (most likely drunk) in the early morning hours almost every night during our stay, and since we had the windows slightly opened, we could hear it, but we just played music with the TV to mask it. HOWEVER - despite all this, the area was safe. There wasn't any moment that we felt unsafe. I highly recommend this place!

Hotel was great ! We arrived way early to check in so the lady working the front desk - I believe her name started with the letter “A” allowed us to relax on the couches until check in time . She even gave us blankets and made sure the lobby was warm and toasty. And then they let us check in 2 hours early ! I’m very grateful for her and her kindness ! The bad thing is that the hotel is right next door to a strip club so it is loud until 3 am in the morning . It’s a very busy street with lots of people just hanging around. So if you are looking for quiet this isn’t it. The amenities were great tho! And it’s in walking distance to the Oktoberfest!

Hotel close to “action”
This hotel is very close to the sights and was a good hotel overall. However, the neighborhood is not great. The small hotel is above a pretty hopping coffee shop and very, very close to a strip club (next door). Lots of action at night. We heard music, shouting, laughing, partying, sirens, etc. non stop. Weed smell for blocks. The staff can’t do anything it’s just the neighborhood.

Good spot if you are attending Oktoberfest, it’s a 15 min walk to the festival and 7 min to the Munich HBF station, conveniently located, clean and safe

We had a great stay during Oktoberfest! Location was walking distance both to the Oktoberfest grounds, as well as the sights in old Munich. Also very close to both the main train station and Karlsplatz. Our room was clean, quiet and well equipped with everything we needed!
