Kaylee Cottage is a neat, clean 2 1/2 bedroom, family style 1950's house only minutes from the centre of Mudgee.
There is undercover parking and a large private backyard with pretty gardens.
On the inside, the kitchen is neat and tidy with a fridge, upright stove and microwave. Pod coffee machine, kettle, toaster, all crockery, glassware, cutlery and pots and pans are provided.
Also included are coffee pods, tea, sugar, milk, bikkies and Lithgow Valley Springs water.
There is a dining table for 4-6 and a reverse cycle air conditioner.
The lounge room has 2 single lounge chairs and a 3 seat lounge. There is an LCD TV, a DVD player and a selection of DVDs, books and magazines. There is also a reverse cycle air conditioner.
The main bedroom has a comfortable Queen bed, chests of drawers, clock radio, lamp, ceiling fan and large mirrored wardrobe.
The second bedroom also has a double bed, large wardrobe with drawers, side tables and a lamp.
The front sunroom has a single bed, desk and chair.
The beds come with pillows and doonas, fitted sheets, pillow cases and doona cover.

Electric blankets are provided in winter.
The neat and recently refreshed bathroom has a shower over the bath tub. The shower also has a handrail. The toilet is also in the bathroom.
Towels, bodywash, shampoo and conditioner are provided.
The laundry is off the back verandah and has a tub, a top-load washer and a dryer, plus an iron, ironing board, laundry pods, laundry basket and pegs. There is a rotary clothesline in the back yard.

Pet friendly on written request but a $50 cleaning fee applies for indoor pets.
No pets on furniture!

Standard Terms and Conditions of Temporary Holiday Accommodation
Note: Variances can be agreed on but only by arrangement with the owner in writing.
Payment of the rental constitutes the clients acceptance of these Terms and Conditions.
Cancellation refunds as per standard policy.
The owners will make every effort to ensure the property is available as booked. However the owners reserve the right to make alterations to bookings due to unforeseen circumstances.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. FEES WILL APPLY for excess guests not agreed with the owners in advance form the full booking period.
PLEASE DO NOT REARRANGE THE FURNITURE. This WILL result in charges as extra staff are required to replace large items of $25/half hour.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in additional payments.

NO BIKES IN THE HOUSE, neither cycle or motor! ( Yes, apparently we have to say this!) Bringing bikes INSIDE the premises WILL cause loss of bond.
NO SMOKING, VAPING OR NAKED FLAMES (i.e. Scented Candles) INDOORS
DO NOT TAMPER WITH SMOKE DETECTORS.
TAMPERING WITH SMOKE DETECTORS AND SMOKING OF ANY KIND INSIDE the premises WILL cause loss of bond.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Please report any breakages or damage before departure.
Problems or Complaints- In the event of there being any problems or deficiencies with the accommodation or contents the matter should be reported immediately. Prompt notification by the tenant is required to enable remedial action to be taken. No complaints will be accepted or correspondence entered into where complaints are made at the end of a tenancy.
ARRIVAL - NOT BEFORE 2PM unless by prior arrangement!
Departure - the property should be left in a similar state to its condition on arrival, otherwise, excess cleaning fees apply.
Check-out time is BEFORE 10AM, to allow time to prepare property for next guests.
Late check out fees WILL apply at $25/half hour to cover staff waiting time
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental.
Towels and Linen are supplied. No separate flat top sheet.

Pets are allowed when specific arrangements have been made in writing with the owner and a $50 extra cleaning fee is paid for indoor pets.
