An early 1900s Tuscan villa, 390 sq.m, that has been recently and finely renovated respecting original materials such as antique parquet flooring, marbles and decorations.
The villa is characterized by ample entrance hall and living rooms with frescos, panoramic terraces and precious and ancient garden of 2000 sq.m with a swimming pool (7x12 metres).

FIRST FLOOR: Magnificent and bright entrance hall, 2 richly decorated living rooms with chimney, studio, dining room with extendable table for up to 16 people, kitchen "country chic" fully equipped with appliances (fridge, freezer, dishwasher, microwave, American coffee machine, toaster, kettle), utility room, bathroom.
SECOND FLOOR: Suite with bathroom (jacuzzi and shower), double bedroom with bathroom (shower), double bedroom with balcony and bathroom (jacuzzi and shower), double bedroom with bathroom (shower), studio accessible by a flight of stairs from the previous double bedroom (no AC).
LOW FLOOR (facing the swimming pool) : Laundry room with a washer-dryer and iron.
GARDEN: fully fenced beautified by old trees where you can find ample shaded areas for relaxing and reading. Large private seasonal swimming pool equipped with a jacuzzi area, chairs, sunbeds, umbrellas. Barbecue.

HOUSE RULES
• Check-in is free from 3.00 pm until 8.00pm. Please remember to make an appointment for your check-in.
• Once you've made an appointment, if you arrive more than 1 hour late without informing, you'll have to pay 25 € supplement.
• Supplements for check-in outside regular hours:
o €25 for check-in from 8.00pm to 10.00pm
o €40 for check-in from 10.00pm to 11.00pm
• Check-out until 10.00am.
• At check-in, guests will be asked for their documents for notification to the authorities.
• Also required is payment of €1.50 per person per night (up to 6 nights starting from 14 years old) which is paid to the Commune of Montespertoli.
• Smoking inside the villa is forbidden. You can smoke in the garden.
• Complete care of the furniture, respect for others living nearby and punctuality are essential.
• Pets are not allowed
• It is required to follow the rules to separate waste otherwise there is 50€ extra fee.
• There is an extra cleaning fee of €150 if the villa is left very dirty and with rubbish/garbage.
• 40€ per day electricity fee to be paid cash upon check-in.
• Independent heating on consumption (0,76€ per litre when used).
• If you lose the keys you will have to pay 30 € for each new set
• Host can cancel the reservation and hold a deposit if the rules are not respected
• For any intervention for issues not caused by a malfunction of the property there will be a 30€ extra fee for the first hour, then 20€ each hour. From 19.30 to 22.30 there will be a 50€ extra fee for the first hour, then 30€ each hour
