Walk to Town! Luxury Villa in Montepulciano, Tuscany w/ Pool & Spa!

CIN #: IT052015C2JFT9E48R

Villa Nobile comes equipped with a hospital level sanitizer "O3 Sanity System" https://www.sanitysystemusa.com/sany-plus/ which is used after each guest to clean and sanitize each room and reduces the total microbial load by more than 99.98%. This system has been in use since 2018, and is very important today. As our reviews show, our cleaning team, who work daily, have kept Villa Nobile immaculate. .

Charming and elegant, Villa Nobile is the rebirth of a 12th century farmhouse that has been expanded over 800 years with a heated infinity edge pool. An easy walk from the hilltop town of Montepulciano, the villa looks out over the Valdichiana and the blue waters of Lake Trasimeno from its beautiful setting. The fully restored, private property and grounds consist of 5 bedrooms and 6 ½ baths, surrounded by 10 acres of landscaped gardens with a variety of olive, fruit and nut trees and vineyards.

The gem of the villa is its location. It sits right below Montepulciano, a medieval and Renaissance hill town known for its food and wine – Vino Nobile di Montepulciano. In 20 minutes, you can walk to town where you'll find a variety of shops and more than 30 fine restaurants, which provide many days of great meals, wine and shopping. At one end of the street is a café to enjoy your morning cappuccino with the locals, and at the opposite end is the location of the town’s Market, which takes place each Thursday. From the moment you come through the gate, you will feel at home and know that you are living the Tuscan dream.

Villa Nobile is ideal for hosting families and groups of friends. Carefully and lovingly restored, the house has been decorated with refined, quality furniture and decor, giving each corner its own particular character. Appointed with all the modern amenities, the environmentally-friendly renovation was also completed using the most energy efficient materials and systems.

Enter through the automatic gate to a landscaped parking area that can accommodate more than five vehicles. Through the front door, enter the foyer and go through to the beautiful great room with sofas and a stone fireplace. A large stone arch separates the dining table from the chef’s kitchen.

The kitchen is set up for those who love to cook, and for those who prefer to watch. It includes a large granite island, commercial six-burner gas stove with a lovely travertine hood, refrigerator, freezer with ice machine, wine cooler, large, hand-carved stone sink, dishwasher and microwave.

The great room has three French doors that open to the outside terrace with a stone “cooking” fireplace. The terrace is furnished to provide an additional dining room that can seat 12, and covered living room with exposed beam ceilings that include paddle fans.

The veranda is a great spot from which to take in the 50 mile views of the valleys and lakes. It overlooks the gardens, olive trees and the stunning infinity edge pool. The windows and doors in the house are fully screened to allow the wonderful Tuscan air to flow throughout, but on days when AC is preferable, every room has individual thermostats.

Another entertaining space can be found on the second floor. At the top of the stairs, situated on the same level as the Cortona and Siena bedrooms, is a large family room and balcony. Enjoy seating for 10, a large, room-heating fireplace, an HD LED 55” TV with Sky Cable, universal DVD player, DVD library for entertainment and a variety of games and books. French doors lead to the balcony with a round tile table and handmade iron chairs that is shared with the Siena bedroom.

PIENZA BEDROOM: On the main level with a door into the foyer you will find the Pienza bedroom which was an addition to the original structure in the 16th century. This double bedroom (king or 2 twins) has a beautiful, handmade wrought-iron bed that sits against the original stone wall, an antique wardrobe, writing desk and an ancient, beamed, terracotta ceiling. Large, rounded “barn” doors lead to the front terrace with an antique grindstone table and 4 chairs. The ensuite, travertine-finished bath has an open shower stall, large sink and a combination toilet and bidet (this bedroom has been designed to provide easier access for those that might have limited mobility).

MONTALCINO BEDROOM: To the left of the foyer past the stone steps is the Montalcino bedroom. This double bedroom (king or two twins) contains the ancient home's cooking fireplace. French doors lead to the front terrace. A sleeper sofa provides a comfortable spot to curl up by your own private fire. The ensuite bath has mosaic tiles, and a travertine double shower occupy the space that was once the original home’s bread oven. It includes dual sinks and a combination toilet and bidet.

SIENA BEDROOM: The ancient stone staircase, decorated by handmade wrought-iron double railings, leads up to the Siena bedroom on the first floor. The room has its own private study with a desk, chair and sleeper sofa, and a door leading out to a balcony overlooking a neighboring vineyard and up to the walls of Montepulciano. The study connects to Siena’s bedroom by way of an antique wooden barn door. This king bedroom with a hammered wrought-iron canopy bed has a handsome stone wall with a gas fireplace, antique wood shelves and a built-in closet. The ensuite, travertine-finished bath has a large, free-standing tub, open double stall shower, twin sinks, and a combination toilet and bidet.

CORTONA BEDROOM: At the top of the ancient stairs to the right is the Cortona bedroom which has a king bed, dresser and shelves, and a 30’ high, terracotta-and-wood beamed ceiling with a loft, which contains a seating area (sleeper sofa) and office space surrounded by handmade wrought-iron railing and banister. The ensuite, tile bathroom has a hand-carved travertine sink, a double stall rain shower with oversized heads, and a combination toilet and bidet.

ORVIETO BEDROOM: On the other side of the family room is a second staircase that leads to the top floor where the Orvieto bedroom is located. This double bedroom (king or 2 twins) has a terracotta and wood beamed ceiling, a handmade wrought-iron daybed that converts to 2 beds, a desk and built-in closet. The ensuite, travertine bath has double waterfall showers, an oversized, hand-carved travertine sink and a combination toilet and bidet.

Just below the veranda, overlooking the vineyards, sits a large Jacuzzi with wonderful vistas. Stone steps lead down through the garden to the masterpiece of the property, an infinity edge pool.

POOL: The 42’x20’ pool has two infinity sides with depths from 3’-6’. It sits under two oak trees, and is open from the last Saturday in April until the second week of October, equipped with an electric heat pump. The pool faces southeast, and the travertine deck with teak steamer chairs is surrounded by a scenic, hilly landscape. The pool has an automatic cover and a chlorine filtration system.

Below the pool is a 15’x20’ overlook which has a solid travertine table that seats 10 for outdoor dining and enjoyment.

GYM, LAUNDRY ROOM: On the right side of the lower level of the home is the gym, with a recumbent bike, treadmill, elliptical, bench with a full set of dumbells, and satellite TV. On the left side is the pool bath, with shower, toilet and a deep sink. It also contains the laundry room with a large washer and dryer.

Villa Nobile's local, English-speaking concierge will introduce you to the home and surrounds. The villa is provisioned with an initial supply of basic grocery and sundry items. Maid service is provided on week days.

The villa is ideally situated for a relaxing holiday and is also a strategic departure point for some of the important tourist destinations in Tuscany. Easy day trips from the Villa include: Florence (68 miles) and its historical city center, Siena (40 miles) and its rich history of the Palio, San Gimignano (64 miles) the Manhattan of Italy, and Assisi (56 miles). Only a short distance from the Villa are the ancient hill towns of: Pienza (11 miles) a fabulous small town, Cortona (21 miles) the setting of “Under the Tuscan Sun,” Montalcino (22 miles) the home of Brunello Wine, and Orvieto (44 miles).

One Week in Paradise
Two friends - ages 70+ - decided to escape to Tuscany. Villa Nobile was the destination. Everything about it was magical, especially the grounds and astounding views. We savored every moment. The only slight disappointment was that walking to Montepulciano was very challenging on narrow, dusty roads. Fortunately, we had a car that eased our journey. A wonderful home, well located with access to so many Tuscan towns. We highly recommend it.

Perfect!
We are a group of friends who had a truly magical time here. The home is beautiful inside and out. It is super well-equipped for cooking and hanging out. We really liked the location. Montepuliciano is a wonderful town to stay near and the Tuscan countryside is beautiful. Everyone involved with Villa Nobile was incredibly welcoming, from the owner, Sherry, to Eileen and Jamila who took care of us in Montepulciano. Highly recommend! It really did exceed our expectations.

A Perfect Tuscany vacation!
Ville Nobile was absolutely fantastic! I highly recommend booking this villa for your Tuscan vacation. We found it to be everything and more than we could've asked for and the views were absolutely stunning. The villa was equiped with everything we needed and there was plenty of space both inside and out. The location worked very well for taking several daytrips to surrounding towns. Sherry was amazing with communication from the start. Check in was efficient and Eileen showed us everything. She was also available for us during our stay. Each day the villa was cleaned and freshened up. Each bedroom was nicely decorated and the ensuite bathrooms were as well. No expense was spared in this villa and the quality comes through. Perfect for a 4 or 5 couple vacation or a large family. 100% would stay there again!

The Perfect Tuscan Villa!
This property is exquisite. Extremely well appointed. It lacks nothing! The structure itself is historic. It has been renovated to perfection for today's lifestyle. Each bedroom has beautiful views and is well sized. Every room has a luxury private bathroom. The grounds are beautifully landscaped. The wrap around porch and outdoor fireplace is wonderful space during the day and night. It is an excellent Villa for an extended family vacation. The kitchen is large and well equipped. Eileen and the owner are a wonderful source for information on things to do. It is a good hike into town. Montelpuciano is now one of my favorite Tuscan Villages. It is easy to manage with plenty of shopping and restaurants. Views are spectacular all around. Definitely a 5 star!

Perfect Week at Villa Nobile
We can't say enough about this property and the host. Sherry was most knowledgeable and helpful which allowed us to experience a magnificent week in Tuscany. She helped us plan our week and provided great recommendations for tour guides, drivers, private chefs, and restaurants. She was always very responsive. As for the Villa, it exceeded all expectations. It is even more beautiful than the pictures. It was well stocked, the bedrooms and bathrooms were perfect for our group of 4 couples, and the daily housekeeping was an extra touch. The kitchen is fabulous, was perfect for our cooking class and private dinners. Although we didn't have a rental car, we found it a nice walk to the San Biago Church and would take a trolley the rest of the way uphill into town. Very easy! We would highly recommend this property for couples and family gatherings. Thank you Sherry!!!

Amazing
This is a truly special place. The owners have gone way out of their way to make it comfortable and to anticipate your every need. The villa has all the amenities, loved the gym, hot tub, pool, tv and game room (with games!), outdoor fireplace. Beds are fab comfortable, kitchen fully stocked, plenty of room for 10 or more. We had ages 20-60 all were 100% pleased. The location is great as well, private but easy walk to town. We flew into Rome and out of Florence for an extra sighseeing opp. The view is unparallelled, we ended up spending more time at the villa than we had planned as we loved just hanging out there so much! And there is an English speaking "concierge" who lives in town and she was a text away for all our questions, she was amazing too, especially when travelling outside of the states, for basic Qs like groceries, restaurants, taxis. Would go back as soon as I could!

Fabulous, warm house in the center of Tuscany
We loved everything about Villa Nobile. It has been amazingly restored, is warm, well outfitted and cozy. With great room options, all with their own full bathroom, separate casual family quarters for reading and/or TV watching, and great open kitchen, dining and living area for entertaining or just gathering, We particularly loved the outside veranda area with its comfortable seating. With the nights starting to get cool, we made a fire every night, usually with a bottle of wine brought in from a vineyard we visited and shared stories from the day. The grounds were beautiful with great views of the olive trees, grape fields and valley. In warmer weather, the pool, also beautiful, would have been a great hangout spot. Importantly though, the house is incredibly well located, a short walk up the hill to the hill top town of Montepulciano, a short drive to beautiful towns such as Peinza, Montalcino and all the others. Above all, Tim and Sherry, and Eileen and Marcello, made the trip with the help and hospitality. Can't wait to go back again.

A piece of heaven in Tuscany
We had a wonderful time in Tuscany. Villa Nobile is beautifully decorated, spacious, and perfectly located for walks to Montepulciano as well as short drives to Pienza, Siena and Montalcino. With 5 master BR, well-equipped kitchen, veranda overlooking the valley and the pool with an outside fire, we enjoyed every minute of our stay. The villa was well maintained, clean and furnished with both comfortable seating and beds as well as lovely accents. The villa owner was incredibly helpful, providing suggestions, making reservations, and coordinating to ensure our vacation time was without disruption. The staff at the villa were fabulous! They took care of all our needs and provided suggestions. We enjoyed brunch at La Grotto, dinners at Rubino and Acquacheta and wine for sunset at E Lucevan le Stelle. The villa is a great launch point for visiting wineries for both Vino Nobile di Montepulciano as well as Brunello di Montalcino. We have already recommended the villa for our friends and would definitely return to savor the sights, flavors, and history of Tuscany in the future.

Incredible villa in Montepulciano
This lovely villa hosted our two families (4 adults and 4 teens) for a week in June of 2016. What an incredible property. Every room is appointed with new furniture and is simply stunning. The whole house has been renovated and updated from top to bottom. The pictures don't do the villa justice - the kitchen is fantastic and great for cooking, hanging out, or even having a professional chef demonstration and meal preparation (highly recommended). The patio is huge and with the fans and fireplace provides a great place to unwind after a day in town or to dine outside. The view of the valley below is so picturesque. The house is very large and provides a lot of room and storage for each guest. The large dining room by the kitchen seated both families easily with room to spare. The sound system is a nice touch that connects with your mobile phone. We had Wifi coverage throughout most of the house and outside. We would definitely rent again and look forward to spending more time at this absolutely gorgeous property.

Fantastic Tuscan Getaway
This property is spectacular! Ancient and new perfectly blended for an outstanding Tuscan experience. The grounds have been beautifully landscaped to provide stunning views from every window and outdoor seating area. The inside of the home has been designed to comfortably accommodate 5 couples. Each room includes a beautiful en-suite bath, comfortable bed and peaceful, private space. The common area includes a fantastic gourmet kitchen, huge dining table and comfortable seating area---perfect for convening after a day of site seeing, shopping, winery tours, etc. The patio with outdoor fireplace and dining table are excellent for enjoying good Tuscan wine and antipasto! The infinity pool and it's nearby patio seating area are a perfect spot for fantastic sunrise and sunsets or just to sit and enjoy the peaceful beauty of the valley. Montepulciano is a wonderful Tuscan hill town. It is a fantastic walk from Villa Nobile, past the majestic Chiesa di San Biagio and up into town to Caffe Poliziano for cappuccino and croissant for breakfast. Not for the faint of heart but well worth the view over morning coffee! Highly recommend the tasting menu at Ristorante la Grotta for anyone that loves a beautifully prepared meal. The location of this Villa is perfect for venturing out and exploring the hill towns of Tuscany and Umbria. There isn't a better place to relax after a long day of sight seeing and touring. We will be back!

Heavenly Villa in the Heart of Tuscany
We are a well traveled group of five couples who stayed in Villa Nobile for a week in June 2019. The villa itself is an extraordinary structure, beautifully renovated with enormous regard for its vintage and yet, with remarkably modern technological systems. Quite a combination. That being said, it is its location on a hillside with an awe inspiring view of the Tuscan country side that leads us to describe it as the quintessential Tuscan Villa. Every detail is considered and taken care of with thoughtfulness and charm. And, the property manager and house staff were incredibly friendly, helpful and reminded us of white glove service at the most exclusive resorts. Villa Nobile was truly wonderful and exceeded all expectations - it’s hard to describe the feeling of walking through the front doors and, to be honest, pictures do not do it justice! When I found a hair diffuser in the bathroom I knew I was in paradise! The attention to detail, the well-stocked kitchen, the multiple sitting areas, allowing for privacy, and the overall seclusion of the Villa, make it the perfect Tuscan paradise. We will be going back - with more friends and family. Thank you for fantastic vacation.

Once in a lifetime experience
Elegant Tuscan estate with historic features but updated with the best electrical and plumbing fixtures. We were a group of 5 couples and the property provided wonderful group spaces (indoor and outdoor dining, hot tub and pool) as well as very private bedrooms and baths. Everyone should have an opportunity to have this spectacular Italian experience

Beyond Expectations in Montepulciano!
We spent 12 days at Villa Nobile - a magical historic renovation in Tuscany! The amazing kitchen and outdoor spaces made for great cooking and evenings! We had a large group with lots of room inside and outside. The location is perfect for walking to Montepulciano and easy trips to Siena, Florence and Cortona. The property was awesome with great grounds, hot tub, fire pit and pool. Sherry's care and attention to detail is evident everywhere. Eileen, Marcelo and Jamila helped to make our trip absolutely fantastic. If you want to create an all-world family memory then visit Villa Nobile!

Absolutely the BEST vacation we've ever taken! The owners, the house, the property, the staff were all just amazing! If you get a chance to go to Italy and to Montepulciano, do NOT miss out on this gorgeous villa. Villa Nobile was stocked with EVERYTHING you can think of. And the concierge service was outstanding. Beautiful Property
Our family enjoyed the stay at Villa Nobile, it had everything that you could want for a vacation. The views are spectacular and the home is equally. Staff was helpful and the town is close enough to walk for those ambitious enough. Sherry has the most comprehensive "house book" I have ever seen, that covers A-Z about the home, town, and even some italian, we loved it. Great place to stay.

Most beautiful property I have stayed at. Easily.
This property was more than I could have EVER imagined. Unbelievable views, immaculate rooms and the decorating was truly a thing of beauty. Each room has its own feel and uniqueness. It truly was the most amazing place I have ever stayed at. The infinity pool was amazing an so nice to be able to use during the hot days. There was more than enough room for 10 of us. We never felt crowded. The grounds are some of the most beautiful I have seen for a privately owned property. Eileen and Marcelo (property manager and grounds keeper) are wonderful people who made our stay even more incredible. I consider them friends of the family now. This place sets the bar for any other trips I will take and I know it won’t be topped. THANK YOU to the owners for creating such a wonderful place! Most sincerely, Eric Berman

This villa is exceptional in every way .
We visited as a family of ten, six adults and four children. The villa was amazing , providing privacy for all and wonderful common spaces for the family. The chefs kitchen was excellent for our family dinners which we enjoyed out on the gorgeous patio. The pool provided a lovely spot to cool off after a long day of exploring with wonderful vistas in every direction. The villa is truly central to the most beautiful parts of Tuscany, especially the wonderful town of Montepluciano at your doorstep. The villa is also close to first class restaurants , wineries and grocery stores. We were well looked after by both the concierge and housekeeper. I would recommend this property to anyone who wants a first class experience.

The Ultimate Tuscan Experience & Location
Our stay at Villa mobile exceeded our expectations exponentially. Booking online and coming from Canada we were a little hesitant of what we would find. From the minute we walked in the door we knew this was going to be a spectacular location. The online photos, were almost as beautiful as the real thing. The house very spacious, yet cosy and had all the comforts of home. It was clearly designed and decorated in great detail, with each room being unique and comfortable of its own decor. The property was breathtaking, spacious and easy to navigate. We were walking distance to Montepulciano, but wanting to just chill and relax at Villa Nobile, made it tough to decide what to do each day. We were 4 couples, had ample space and we had the most memorable experience at Villa Nobile, we really didn’t want to leave. We were there at the end of October, where the days were beautifully warm and the nights were slightly chilly, but the outdoor fireplace kept us warm. We would highly recommend this to anyone looking for the ultimate Tuscan experience. This is a definite jewel of a find and we wish we could return every year, but hope to be back soon!

Villa Nobile - a dream come true!
Villa Nobile was one of the best properties we've ever stayed at. All of the amenities, accommodations were top notch. The kitchen was stocked with everything one would expect in a gourmet kitchen. Both the concierge and housekeeper were delightful, accommodating and helpful in every way. I would recommend this property to anyone visiting Tuscany.

Villa Nobile is a Divine Experience
Though I had been to Italy before over 20 years ago, I had never experienced the magnificence of staying in a medieval-age villa in the countryside of Tuscany. While the view at Villa Nobile was spectacular and the air invigorating, it was the quality of the villa itself that dictated the experience we had during our stay. Every update has been made with such attention and care, and clearly with the intention of enhancing how you experience Montepulciano. Sitting on the deck or by the pool was the perfect morning ritual, and between the gorgeous kitchen and the naturally-delicious whole foods of Italy, cooking and dining felt like being in a 5-star restaurant. The beds were ridiculously comfortable and presumably intentionally, the bedrooms and bathrooms were all designed with no other bedrooms underneath or above, so privacy was never an issue. The concierge staff were perfectly gracious and accommodating, and every tour and restaurant we went to - recommended by Villa Nobile - was fantastic. I'm not sure anything in Italy can top it. We already miss you, Villa Nobile, and hope to see you again next year!

This vacation set the standard...Villa Nobile is absolutely exquisite. It has the design touch of a five-star hotel with the comfort and warmth of a family home. Nestled in the mountains of Montepulciano, we had the best of every world. Villa Nobile is surrounded by vineyards and winding roads with the town just a short walk away. The staff was so friendly and accommodating, and the owners were so knowledgeable about all-things Italy and fantastic to work with! I would never stay anywhere else - loved every minute of this vacation and can't wait to go back.

Beautiful villa just outside of the beautiful town of Montepulciano. The property is spacious and comfortable. Both the owner and property manager were extremely helpful and knowledgeable about the area. All of their recommendations were spot on!

Villa Nobile: Story book living!
The stone-pillared gate opens into a stunning, fairy-tale setting. Villa Nobile is a beautifully renovated villa with gorgeous, manicured grounds and breath-taking vistas. The setting is unmatched anywhere I have visited. The groundskeeper is friendly, knowledgeable and clearly loves his work keeping the beautifully sculpted gardens and grounds in pristine shape. We thoroughly enjoyed our visits and conversations with the concierge and housekeeper. They are delightful ladies with interesting ideas about what guests might enjoy doing and seeing during their stay. Everyone we met was friendly and generous with information and ideas. The view from the wrap-around veranda and any window is simply gorgeous: rolling hills, olive groves, vineyards and distant working farms. Each room and the veranda are beautifully appointed and comfortable. There are so many details and fun items to observe, you need to be sure to spend some time just enjoying each room! I even found myself taking pictures of the incredible bathrooms which were spacious and included double shower heads and heated towel bars. The half bath tucked underneath the original stone staircase is my favorite though! We visited in June, so the pool was where we spent the hottest part of the day. We were so comfortable around the pool that it was difficult to tear ourselves away. It is possible to walk to the town and surrounding sites, just be ready for rather steep streets at times and winding, narrow dirt roads. Biking is fun too. I'm afraid my first visit to Italy may have spoiled my tastes! I'm not sure I will ever be satisfied staying anywhere else. I look forward to our return to beautiful Villa Nobile.
