Great location - convenient to natl parks and town. Hosts were very responsive. There were 6 of us and we felt we were at limit of comfortableness - only 4 could sit to watch tv unless on the floor but small thing since we didn't watch much tv!
The property was great as far as layout was concerned. The a/c needed a new filter, and the floors were not very clean. Additionally, there was a short in the bathroom light that produced a maddening strobe effect. The property clearly met our needs, but was not maintained at the best level.

Some good things and some not so good things
We recently booked this place for a long-weekend stay with family members. The location was convenient - just south of town slightly and very easy access to everything. It is a newer build, which is nice. The two-car garage was handy. We liked the kitchen area and the large dining room table - perfect for 6 adults. The bedrooms were spacious and comfortable - great to have 3 bathrooms with 6 adults. Unfortunately, the family room is quite small - not a lot of seating room if you have more than 5 people (especially adults). The patio is convenient, but noisy with neighbors and you can hear the highway traffic. The grill wasn't in the greatest shape and the lighter provided did not work - we had to go purchase a new one. The hot tub was not working either, and I was told upon check-in that we would get a $25/day credit but I have yet to see it. If you plan to stay here and cook meals, make sure to bring anything you need for food storage, including tin-foil for baking or food coverage. We had to purchase these items including another roll of paper towels because we were left w/only a half a roll. Overall, the townhome was very tidy upon arrival. However, on our last day, we found a live roach on the kitchen floor.

Fun place to stay.
The bedrooms and kitchen gave us everything we needed in those areas. The garage was great for keeping things dry and getting ready for the trails each day. I did not see anything in the amenities about the other parking across the street which was great since we came with 5 vehicles and the on-site parking was only for 4 vehicles.
Great place to have when visiting Arches and Canyonlands. We enjoyed sitting outside in the backyard and also using the grill. We liked how it was outside Moab but also handy to everywhere. I would recommend for family big time

Great townhouse in wonderful neighborhood a short distance from town.
Nice clean, newer unit that’s clearly well managed. No issues what so ever.
the location is good for Arches park. there was a confuse about the access code. I received two codes. one of them is not working. one bathroom is way off the bedroom. over all it is still good place to stay when you visit Arches park.
Great property that was clean and stocked with everything that we needed for a comfortable stay. Great home base for our visits to Canyonlands and Arches National Parks.
Only minor issue that we had was finding out the morning of our stay that the hot tub was not available for use due to the recent flooding in Moab.
As advertised - close to town and great launching point to area’s sights! Comfortable home with lots of parking.

The house is nice & cleaned. A lot of kitchen stuffs to use . The only thing not good is their dryer it takes a long time to dry our clothes, just one load but otherwise everything is good stay & homey. Thanks !
Moab review
Thank you for allowing us to stay in your home for our Spring Break family vacation. We enjoyed the layout of the space, it was accommodating for three families with a total of 5 adults and 6 kids. Bathrooms in each room was a big plus, and we enjoyed the hot tub every night.
However, there are some things we wanted to make you aware of that were less than ideal. Our hope in sharing this is that you will improve the experience for the next family.
To start, there weren’t enough basic amenities. We ran out of trash bags, toilet paper and paper towels. There was barely enough dish soap, and we didn’t receive any sponges. This made using the kitchen stressful. Had we known, we would have brought our own items.
The smoke detector was also not functional. It would beep at random times, even in the middle of every night, requiring us to get up and turn it off. We tried removing the battery and detaching the system, but nothing worked. This was an annoyance that could have been prevented.
When the dresser in the master bedroom had the drawers open, it fell on one of our toddlers. Thankfully an adult was in the room and there was no serious harm done outside of a bruised head. Cheaply made dressers of that height should be secured to the wall, especially in a vacation rental. This is a big request of ours that you fix for the next family.
To top it all off, we killed two cockroaches in the house during our stay: one in the kitchen and one in the master bedroom.
We tried to reach out to the rental company, Vacasa, multiple times to work through our issues real-time, but no one ever picked up the phone (after hours of wait time). We never received an emergency contact number for a local contact for the duration of our stay.
For the price of this home, we feel strongly that all of these incidents could have been avoided had more care and attention been given to us and the home. We hope these improvements are made for the next families stay.

Solid condo, a little out of the way
Great condo for a group- thought it was closer to town- but pretty remote. Inside was great- super clean. Outside area had debris by hot tub, peeling paint on outside doors, and the umbrella needed a stand (it just floats around and tips over). Fees were exorbitant- over $500 for 2 nights....on top of rate.

DIRTY RIP OFF
For the price of the home, it is SO DIRTY and run down. I have rented dozens of VRBO properties over the years, and have never seen a home so dirty. The main floor tiles were filthy like a fast food restaurant. The house was advertised as covid friendly/clean, that "high touch" surfaces would be clean and sanitized....NOT! All the door knob areas were GROSS. They have never been wiped down, I wish I could attach photos. Upstairs, the hallway between the rooms was dirty with dust bunnies, rubber bands and other random junk....like the floors had been swept and they never cleaned up the pile after sweeping...which also means the floors were NEVER MOPPED! Again, advertised as COVID CLEAN AND SANITIZED. Walls were banged up, scratched and in need of pain touch ups. The biggest disappoint was the hot tub. It appeared clean, but the chemicals were way off, and burned my eyes. The hot tub cover is a dilapidated joke. Its falling apart, the center is completely torn apart, big chunks of styrofoam insulation laying behind it on the ground. Its condition is inexcusable.
For what they charge per night, plus cleaning fees this place is an absolute RIP OFF. The home was nice and well appointed, but the filth ruined it for us. The home desperately needs a deep clean

Falling short of expectations
Nice spacious condo that sleeps 15 but one of the pullout beds was broken. Nice patio with hot tub but hot tub was disgusting with a ring of gunk around the inside of the tub and the water was murkey and smelled horribly, unusable. Grill was filthy with chunks of the previous renters meat stuck on it. The list continues. Definitely far from being Covid cleaned and sanitized as advertised. If they could get good cleaners this place would be great. We had a great weekend regardless but it was disappointing.
House was great, could have been more thoroughly cleaned and more towels would have been nice. It was awesome to have a garage for gear and a private hot tub was nice. However, the hot tub cover needs to be replaced, water logged and literally falling apart into the tub. Other than that we had a great time!

RZR Trip to Moab
Three bedrooms all with private bathrooms. We planned a RZR trip to Moab with three couples in October 2020. This was a great place as we each had a private room a private adjoining bathroom. The condo was clean and in good order. Linens and towels were clean and white. The kitchen facilities were adequate but it was lacking in some pots and pans for cooking big meals. Parking was an issue as we all had trailers but we were able to make arrangements down the street at one of the recommended parking areas for a minimal fee. I would definitely rent here again.
Spacious modern house in a perfect location in Moab
Our friend group had a great stay at this property. The house was very spacious, clean, modern, and comfortable. It had every amenity we needed and extra ones like BBQ grill, backyard with amazing views, and hot tub which was quite relaxing. We felt very much at home and had a great vacation. I would recommend staying at this property to anyone.
Townhome was clean and well kept. Kitchen was fully stocked. Jacuzzi was cleaned after we arrived and was very relaxing after a long day of hiking. Only feedback is the rooms upstairs were a little warm with air condition running.
