Main Description
Combe Lane Cottage, Exford enjoys lovely rural views over the village green and surrounding countryside, it's on a quiet no through road just a short distance from the centre of the village and away from the main thoroughfare. The property has recently been refurbished and redecorated throughout and we are pleased to now be able to offer it for holidays to our guests.

The front entrance to the property has a small porch for boots and coats, then leads into a hallway with stairs up to the first floor. On the ground floor the sitting room has a window to the front enjoying the lovely rural views and a fireplace with wood burner for cosy evenings in. The kitchen has an external door to the side of the property out into the garden, and an archway through to a useful utility room.
Upstairs, the master bedroom has a king-size bed, and the second bedroom comprises a double bed (4'6") plus a single bed (4'0"). Both bedrooms have outstanding rural views. The family bathroom is also on the first floor and included a toilet, hand basin and shower over the bath and enjoys the benefit of under floor heating.
Dogs are welcome by prior arrangement and upon payment of £15 supplement per dog, please do not allow your upstairs or on the furniture. A stair gate is provided on the kitchen door to assist with keeping the dogs in the kitchen area.
Stabling for horses can be found very close by in the village by separate arrangement.
Indoor Description
The kitchen is fitted with a variety of appliances including a freestanding fridge/freezer, dishwasher, electric oven and hob, microwave, kettle and toaster. A good selection of cookware, saucepans, crockery, cutlery and glassware are also provided.
Heating, electricity and wifi is included. The property benefits from oil-fired central heating throughout, which can be adjusted to suit your preferences. There is also a wood-burning stove in the sitting room, logs can be purchased in the village.
Bed linen and towels are provided. Please bring your own towels if you wish to take towels with your on day-trips away from the cottage.
A hairdryer is provided for your convenience.

Outdoor Description
A patio area has recently been added to the front of the cottage with table, chairs and firepit provided, it's south-facing and a lovely spot to catch the afternoon and evening sun, relax with a good book or a glass or something you fancy to unwind!
The fire pit also has a grill cover that can be used for BBQ's.
There is a large and enclosed garden surrounding the house. The garden is partially terraced/levelled and sloping towards the bottom, it's fenced all the way around to make it enclosed for dogs.
At the bottom of the garden is a pedestrian gate leading onto the road below for ease of access into the village, which is less than 4 minutes on foot from the front door.
Parking
There is off-road parking for one car off the road outside of the property, please park respectfully and not block the road off Combe Lane.
There is a visitors car park in the village if you have more than one car or have guests to the property.
Pets Description
It is requested that dogs are kept in the kitchen only, a stair gate is available to assist with this.

The region
Exford is situated pretty much in the centre of Exmoor offering great access to all that Exmoor has to offer. It is a small rural village based around a traditional village green with children play area, beside it sits the village shop (currently closed for refurbishment). Post office facilities are available at the tearooms on Friday afternoons. Exford and the surrounding area is famous for its beautiful and unspoiled countryside making it ideal for hiking, biking, riding and fishing.
Just 10 minutes from Exford is Alderman's Barrow, just one example of the opportunity to explore an incredible Bronze age Landscape, with it’s mysterious stone settings, barrow and hut circle. A footpath runs from Alderman's Barrow to Larkbarrow which is the ruins of an isolated farm that was used for firing practice during World War II. This area is described by Exmoor National Park as being surrounded by miles of open, rolling grass moorland, and one of the best places to experience remoteness and tranquility on Exmoor.
Alternatively, you may decide to walk along the footpath and tracks through the tranquil water meadows and woodland along the River Exe towards Winsford. Access is via the car park opposite the Crown Hotel and it is a little over 4 miles to Winsford. However, think about how to get back before you set off unless you are committing to a 10 mile walk!
