The property is all on the ground floor with just one step up through the front door. Sorry, no guests under 18 years of age.

Birch Cleave Stable is one of three unique, detached barn conversions in the centre of Simonsbath, set back from the road within a pretty walled garden.
Indoor Description
The kitchen area is compact yet well-equipped and includes fridge (with small freezer compartment), dishwasher, instant boiling water tap, washing machine, tumble dryer, and electric oven and hob. Other equipment includes toaster, kettle, cafetière, variety of cookware, kitchen utensils, cutlery, crockery and glasses.
There is a dining table with seating for 4 between the kitchen and living areas.
The living area has a television with Freesat, and wifi is available throughout the property at no extra cost. An iron and ironing board, and hairdryers are all provided for your convenience.
Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and there is a wood-burner in the living room. Logs and kindling provided on request.
Both bedrooms have storage and hanging space and USB charge points. Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips.
Up to 2 well-behaved dogs welcome for supplement of £20 per dog. Please do not allow them on the furniture or beds please, thank you for your cooperation.
Outdoor Description
The garden area (not enclosed) surrounds the property, and includes outside furniture and a firepit BBQ (guests to bring their own logs, charcoal for the BBQ).
There is one other property (sleeps 2) on the same site, the cottages are set in an open plan area but each one has its own space.
The Exmoor Forest Inn is just across the road, so your can pop out to eat or for a few drinks without having to get in the car. There is a village store in Exford about four miles away, or a mini0supermarket at Wheddon Cross.
If you wish to bring your horse on holiday with you, stabling for up to 2 horses is available to the rear of the property. Stables are charged at £15 per horse per night.

Off-road parking for two cars is available directly outside the property.
Pets Description
Dogs:
Up to 2 dogs welcome for £20 each. Please do not allow your dogs on the beds or furniture.
Horses:
Stabling for up to 2 horses is available to the rear of the property. Stables are charged at £15 per horse per night.
Please bring your own bedding and feed. Bedding should be pellets or wood-shavings only. A water tap is located adjacent to the stables, and a hose is provided. The stables must be left as they were found, with all materials removed and placed in area provided. Sorry, no turnout is available.

Christmas and New year we provide a wreath on the entrance door, a Christmas tree and some decorations within the property.

The region
Exmoor National Park spreads across both West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There's so much to see and do, from short walks to long expeditions across the moors, wooded valleys or coastal paths. As well as horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.
There are plenty of interesting places to visit during your stay including Tarr Steps near Winsford, the popular country towns of Dulverton and South Molton, West Somerset Steam Railway, National Trust properties including Dunster Castle, Arlington Court, Knightshayes and many more. The surfing beaches of North Devon are easily reached and the South West Coastal Path and Coleridge Way.
Birch Cleave Stable is ideally situated to take advantage of all country pursuits a step from the door, in addition the coast to the north is within easy reach and provides a wealth of water sports such as sailing and surfing.
Nearby is the historic market town of Dulverton, the southern gateway to Exmoor. There are lots to explore including antiques and galleries, cafes, pubs and restaurants.
Also worth a visit is Lynton and Lynmouth, the Victorians named these two villages ‘Little Switzerland’, they are situated at the mouth of the River Lyn. From Lynmouth you can access Lynton (the higher of the two villages) either via a Victorian water-powered cliff railway, a foot path, or in the car via the road. You will find traditional fisherman’s cottages, shops and cafes. Along the coast nearby you will find the magnificent rugged setting of the Valley of the Rocks.
