Stunning Sunset & Mountain Views-Sleeps up to 10 guests. We are the closest Airbnb to Fallingwater, 1 mile to Ohiopyle & only 30 mins drive to Seven Springs Resort. Enjoy Ohiopyle State Park without the crowds. This spacious home is on 2 acres of open land with an amazing view of the Yough River Valley. Great for families, friends and couples to spread out and relax. It has 4 bedrooms and 2 bath and a sleeper sofa for 1-2 kids. A large kitchen & living room. Fast WiFi

I am available 24/7 via Airbnb messages. I cannot guarantee I will respond from 12am to 7am. That’s when we are usually asleep but I might see a message if it comes through in the middle of the night if I hear it.

This is a very quite location. You make one turn out of the driveway and you are in Ohiopyle or at Fallingwater entrance in less that 1 minute. This home has only 1 neighbor that is down a quite road.

Parking on site for 2-3 cars. We recommend that you have winter tires during the winter months. We try our best to plow and shovel before a guest arrives but it is not guaranteed. Home is easily accessible.

If you do use the hot tub please put cover back on. The hot tub sits on a hill side that can get windy.
We would like to thank you for choosing to stay with us. Please be respectful during your stay. We expect the home to be fairly clean at check out. If it requires additional time to clean (over 4 hours) due to an excessive mess you may be charged an additional cleaning fee. $100 per hour to clean excess mess.

Please report any dissatisfaction with the home immediately upon your check in.

No smoking in the house. Do not throw butts in the yard.

No loud parties permitted at the house. Quite hours are 10pm to 7am.

SERVICE PETS - We require you to let us know at the time of booking if are bringing one.

Wildlife
The house sets in a wooded and country area. There will be no refunds if your stay is interrupted by wildlife. This includes raccoons, squirrels, mice or snakes.

Please park in the driveway and not on the grass.

Please take shoes off when entering the home.

Hot TUB RULES AND INFORMATION PLEASE READ!!!

1. Please report any issues with the hot tub directly to me ASAP.
2. Please keep the hot tub clean during your stay, no one is servicing the hot tub while you are checked in.
3. Keep cover on the hot tub while not in use.
4. No eating in the hot tub.
5. No glass bottles in the hot tub. There are plastic cups provided in the house.
6. No smoking in hot tub.
7. NO DOGS ALLOWED IN HOTTUB



SWIMMING POOL AMENITIES: IF THE PROPERTY THAT I AM RENTING HAS A SWIMMING POOL OR HOT TUB, UPON ENTRANCE OF THIS HOME, I RELEASE
M and N Rentals LLC , and all owners, OF ALL CLAIMS AND ASSUMPTION OF RISK.

Please keep all children in sight near the hot tub!!!

CHECKOUT:

Please put dirty linens in the laundry room. If fecal matter or vomit ends up in linens or anywhere in the house you MUST clean that up yourselves. If you want us to clean that up an additional $400 cleaning fee could be charged. Cleaning spray is under the kitchen sink along with sponges paper towels and other cleaning products.

Put all dirty dishes in the dishwasher and run the cleaning cycle prior to checkout. Dish detergent is under the kitchen sink. You must wash dirty pots and pans yourselves. Soap and sponge are provided. We will take care of putting dishes away.

If you have used the fire pit please clean up the area. All trash must be thrown away.

If you have used the grill please clean up any mess made from cooking in it. Scrape any food that is stuck on the grates off and be sure the propane has been turned off.

Please inquire with us if a late check out is possible. If you are late checking out without a pre approved late check out, you will be charged $200 an hour unless pre authorized for a late check out. We have a tight time frame to flip the house for the next renters to be ready to come in.

Finally turn off lights and turn down heat to 55 degrees in the winter or turn off air conditioners at check out. Please notify me when you have checked out via Airbnb messages.
