Calming, elegant and effortlessly stylish, the Granary is a superb barn conversion with outstanding views in the very heart of the Scottish Borders.

Calming, elegant and effortlessly stylish
With four en-suite bedrooms and a generous light-filled living space, it is an idyllic spot for groups and families to spend some together-time. Designed to take advantage of the fantastic views over rolling Borders countryside, the Granary spans two levels with three sumptuous bedrooms on the first floor, while a fantastic feature window in the hallway beautifully frames the view and extends all the way down to the lower ground floor which is home to the main living space and a further bedroom.

The open plan living area has been carefully styled to enhance the feeling of light and space and is a super space for relaxation or entertainment. The overall look is incredibly elegant with a mix of classic furnishings and contemporary features which creates an easy flow between the dining, living and garden area. Large bi-folding doors can be opened up during warmer days for relaxed living or an evening barbeque, or during cooler days you can simply throw an extra log on the woodburner and sit back an enjoy the colours shift over the ever-changing landscape.

Set in the very heart of the country that inspired the writings of Sir Walter Scott, the location of the Granary on seven hundred acres of unspoilt estate land means that it is perfectly placed for walkers, cyclists, nature lovers and field sports. Fishing, either day rods or weekly lets, can be arranged directly with the estate office; stabling can be provided for guests interested in bringing their own horse; and guided tours of the area can be arranged - whether on two feet, two wheels or four hooves!

UPPER FLOOR

Bedroom one is classed as the master room with zip and link beds which can be adapted to super king or twin as required. Dressing table, two side tables, storage cupboard with shelving and hanging rail.

En-suite bathroom (two steps up) with feature bath overlooking open countryside to the hills beyond. There is a separate shower unit, heated towel rail, basin and WC.

LOWER GROUND FLOOR

Open-plan living/dining/kitchen. The sitting room area features elegant furnishings by Michael Vee Interiors. Two large double sofas and armchairs provide plenty of seating space. Contemporary wood burner with logs supplied. Technology includes a large wall mounted flat screen TV with Freeview and integrated DVD. Books and board games are provided.

The kitchen is fully equipped with an electric cooker, ceramic hob, large fridge/freezer, integrated dishwasher and microwave. Large oak dining table with formal seating for eight guests.

Utility room/Boot room with washing machine and dryer.

OUTSIDE
There is an attractive lawned garden to the front of the house which is fully enclosed for the safety of children and dogs. This can also be accessed through large bi-folding doors from the living space. There is a terraced patio for dining with garden furniture and sun loungers.

A charcoal barbecue is available for guest use. A £20 deposit must be paid to the owners – this will be refunded if the barbecue is returned in the same clean condition in which it was provided.

The Granary has a secure outside store for the storage of outdoor kit such as bikes, fishing gear and golf clubs.

PARKING
There is private parking for two cars in the courtyard adjoining the Granary.

BABIES & CHILDREN
A travel cot and highchair are available on request.

DOGS & OTHER PETS
Two well-behaved dogs are welcome but they must be kept to the ground floor uncarpeted areas of the property and are not permitted in the bedrooms. There is a charge of £20 per dog. It is essential that owners clean-up after their dogs and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields.

Grazing and stabling are available for guests wishing to bring their own horse or pony. A field next to Granary can be made available on request, or there are paddocks and stables available just a 10 minute walk from the property. There is a charge of £25 per horse for stays up to seven nights. Please enquire for a price for longer stays. The location of Granary on seven hundred acres of unspoilt estate land means that it is perfectly placed for exploring, and horseback guided tours of the local area can be arranged upon request.

GUEST AMENITIES
The beds are made up with high quality Egyptian Cotton bed linen, and a hairdryer is supplied in each bedroom. Luxurious bath sheets and hand towels are provided for guests along with hand soaps and toiletries.

WI-FI & MOBILE COVERAGE
Wi-Fi is available throughout the property. The area has 3G connectivity and there is good mobile coverage on most networks.

HEATING
There is heating throughout the property, with underfloor heating in all the main living areas. Contemporary wood burner in the sitting room with logs supplied.

FISHING ON SITE
Fishing is available on the Middle Pavilion beat on the River Tweed. There are eight named pools and a boat. The beat has picturesque views of the Eildons and the beautiful surrounding countryside. The riverbanks are regularly maintained to ensure ease of access and casting. Please email us for more details.

GUEST PRIVACY
Granary is a semi-detached property and sits within a small, peaceful steading development of three additional properties which have been converted to ensure guest privacy wherever possible. If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development.

The accommodation was fantastic and exactly as displayed on the web site.
We were a bit unlucky with the weather especially having the dog in such a lovely house but access from the back of the house overcame this. It was very thoughtfully furnished and equipped. On arrival we were very pleasantly surprised with a welcome pack. The views were lovely and it was a very easy walk into Melrose across the bridge from Gattonside - not so easy walking back though. Also an easy drive into Galashiels. Would definitely like to visit again.
