Riverview Cottage: Downtown Melbourne 2 Bed House

Built in 1937, this historic building still has plenty of charm, but everything in this two bedroom, one bathroom house was renovated in January, 2022: New floors, glass shower, butcher block countertops, appliances, and furniture!

Located on quiet, conveniently located Riverview Drive (east of US1), everything Downtown Melbourne has to offer is just a short walk away.


THE SPACE
Riverview Cottage is the newest offering at The Riverview. With 2 bedrooms and one bathroom, a living room, a full kitchen, a laundry room, and a screened front porch, this is the largest property at The Riverview.

Even though this is a stand alone house, it is still for rest and relaxation and we expect our guests to be respectful of the neighbors. If you are looking for a place to party, THIS IS NOT THE PLACE FOR YOU. If you are looking for a quiet, cozy house in Downtown Melbourne where you can relax, look no further!


PETS
This house is dog friendly for a maximum of two well-behaved dogs. We do not allow cats. Dogs cannot be left unattended unless they are crated.

If you would like to bring a dog, please text me at 321-802-8033 after booking and I will add it to your reservation for you. We charge an $80 Pet Fee.

Finally, and this should go without saying, but please clean up after your dog.


THE NEIGHBORHOOD
Located on a quiet street two blocks north of Wawa, everything downtown Melbourne has to offer is within walking distance.

-Florida Institute of Technology: 2.5 miles
-Brevard Zoo: 14 miles

-Disney World: 75 miles

-Melbourne International Airport (MLB): 2 miles

Holmes Regional Hospital is less than 1 mile away

Parking/Local Transportation
You will have a parking space for your car (large vehicles can park on the north end of the property, along Columbus Ave). Uber/Lyft are readily available in Melbourne if you don't have your own transportation.


CHILDREN
This home is not childproof by any means, but we will allow children on a case by case basis. Please message me before booking.


TV
Hulu + Live TV (for more than 65 live TV channels including local networks) is provided and will give you access to thousands of free movies and shows. You are also welcome to log in to any streaming services that you subscribe to (Netflix, Disney+, YouTubeTV and so on).


BBQ GRILL
You are welcome to use our outdoor charcoal grill, but please note that housekeeping does not maintain this. Instead, we ask each guest to please clean the grill after each use and replenish the charcoal as necessary. Basic grilling tools are provided, in addition to a chimney starter and lighter cubes.


THE TRAIN
There is an active train track two blocks to the west of the Riverview. Please be aware that the train does sound its horn repeatedly as it passes through Downtown Melbourne, including a few times late at night. The vast majority of our guests have no issues with this, but a small percentage of guests have reported being awakened when it passes by overnight. We provide white noise machines in all of our rooms that will drown out this sound, but if you are a light sleeper and prefer to sleep in complete silence (no white noise), the Riverview - and most places in Downtown Melbourne, for that matter - may not be the property for you.


PRICING
A note about pricing: You may notice that our daily rate fluctuates as you browse through our availability calendar. This is because we use a third-party software that automatically updates our listings' prices to ensure they remain competitive and stay BELOW the market rate for comparable properties in the area. Daily prices change due to season, area hotel occupancy rates, last minute availability, and so on. We use this tool to ensure our prices are fair, and doing so leads to us having close to full occupancy all year long.


CANCELLATION POLICY/TRAVEL INSURANCE
Please take note of the cancellation policy posted on our website and message us with any questions prior to booking. We are running a small business and are not able to make exceptions to this policy to provide full refunds if you need to cancel your reservation within 30 days of your arrival date for any reason, including any weather-related events, like hurricanes or red tide. It is also our policy to not accept any reservation change requests made within 30 days of your arrival date that involve moving your reservation dates into the future.

We strongly recommended that you obtain Travel Insurance for your trip, in case of any unforeseen circumstances that could lead to you needing to cancel your reservation. A simple online search for "travel insurance" will provide you with many options.


PESTS
We have regular preventative pest control services at all of our properties and very rarely see any bugs because of this, but this is Florida, and the occasional pest (or cute gecko/anole) could find its way inside. In the unlikely event that you do see a bug, we would be happy to send pest control to retreat the property (this is part of the service we pay for), but you will not be eligible for any type of refund because of this.

HOUSE RULES:

*Stays of 21 days or longer will receive additional complimentary cleanings every 14 days or so. We will work with you to arrange a convenient time for our housekeepers to enter the unit.

-No locals (Brevard County) without prior approval.
-No unauthorized guests: Only those on the reservation are allowed on the property.
-Do not tamper with or obstruct the outdoor security cameras in any way.
-Absolutely no smoking or vaping inside or near the building.
-Do not move any furniture.
-Do not view or download any illegal content via WiFi.
-Please be respectful of your neighbors. No loud music or TV.
-Please wash all dirtied dishes/silverware/cookware/etc. and treat our property with respect.
-Please clean up after your pet.

The above rules are in place for the safety, security, and comfort of our guests and the protection of the property. These should be straight-forward and easy to follow for 99% of guests. For those who choose to break the rules, please be aware of the following:

*Tampering with or obstructing any security camera will result in a $500 fee, and you will be requested to immediately vacate the premises with no refund.
*A fee of $500 will be assessed if there is any evidence of smoking (anything) inside the building.
*A fee of $100 per additional person will be assessed if additional visitors not on the reservation enter the property without prior approval, and you will be requested to immediately vacate the premises with no refund - THIS IS NOT THE PLACE TO HAVE PARTY.
*A fee of $100 per animal will be assessed if you bring an unauthorized pet inside the house, and you will be requested to immediately vacate the premises with no refund.
*We do NOT ask guests to do any cleaning beyond the cookware/dishes/silverware they use during their stay. We do not ask people to clean, strip beds, wash towels, take out the trash, etc, but we do expect people to treat our property with respect. If the unit is left overly-dirty, to the point where it takes our housekeeper much longer than usual to clean, resulting in a higher fee charged to us, this fee will be passed on to the guest.

A huge surprise
Pictures don’t do it justice - it a extremely well run Vrbo - ever detail was thought of (filled with many little soft touches you just don’t see at most (eg: ear plugs beside the bedside table ) Location was good just down the street an Einstein Bakery - super convenient for a quick breakfast ! Mark was great, place was great and for what we needed - location was great !

We came to visit family in Melbourne beach which was less than 5 minutes away. The house was extremely clean and had everything you want it needed. Beds were comfortable. It was quiet and I heard the train but did not bother us. I would stay again if we come back down.
